A friend of mine signed a lease with four girls. Two girls backed out. They pairs them up with two other girls who had cats. This place will nickel and dime you to death. The are plenty of hidden fees so make sure you read through the entire lease, AND if you are a co-signer, there are even more hidden fees on the pages you sign that they do not list on original lease. How they expect COLLEGE STUDENTS to pay this rent, with the hidden fees, along with the SIMPLE BILLS for the utilities (which is another OVERPRICED added expense) is just beyond me. Move in day was another fiasco as they NEVER cleaned from the previous tenants. The "management" will tell you that oh yes they did, and they will do NOTHING to make up for their mistakes. On move in day I found fake eyelashes on the floor of my bathroom, dust everywhere, a broken window, broken sink drain, broken shower drain, stained carpet, paint splattered on furniture, towel racks, and more, and when my shower head is aimed at the wall yellowish brown stuff flakes off from underneath the lip where the wall meets the tub. I immediately submitted maintenance requests for the drains, window, and stuff flaking off of the shower on August 18th. I talked to the office several times and was told my issues were not severe enough to be helped at the moment. It is now October first and I received a text yesterday stating the shower drain, sink drain, and brownish-yellow flakes have been addressed. None of this actually happened. My shower drain still will not stay up, my dad came and fixed my sink drain himself, and stuff is still flaking off the wall onto me as I try to shower. I feel neglected and disrespected, I should not be paying for a unit that has not fully functional since move in day. read more

Mismatched paint on the walls, literally every wall, where they rollered small portions and called it painting the walls, broken sink sprayer, broken cabinet, stained carpet, broken concrete step in front, broken shower head, all found on move in. All placed on walk through, WITH PICTURES. AC out for weeks during hottest part of summer, and don't let them say they give you a portable unit - it didn't happen. Then the two downstairs roommates vacated and left a bunch of their stuff. Called the office and they said to just document in an email and send pics. We did, and still got charged for removal of all their crap. Got charged for the carpet stains, then when we argued and brought up the walk through checklist they said they'd remove the charge, then they said oh, nevermind, the charge is for wear and tear (normal wear ain the common areas. Then they said basically, oh sorry about all the problems on move-in that never got fixed, that was the old management, so we can't do anything about it. So, we're still charging you for everything. UPDATE: 08/28/2021 The a/c is FINALLY fixed. It took almost two weeks in a heat advisory with CONSTANT emails and reminder calls and requests for updates, but it's fixed!!! Again, this is just one of several issues that require attention. And, I am a nurse who works in a setting with many people. I don't live in Columbia but visit often. 2 of my coworkers have kids at Mizzou who are freshmen this year. Of course we talked about this situation. My opinion on how unprofessionally Concerns are handled within the Grayson Cottages are a small glimpse of how the owner of half of Columbia's student housing handles their tenant concerns. Original Review: My daughter and housemates have been neglected by new owners. They moved I into the apartment on August 16, 2021. It is apparent even to an untrained, unprofessional eye that there was no walk-through done by management or whomever does a walk-through to make sure the apartment was move in ready. There are countless things wrong with this apartment and cannot believe how much I am paying for a room that my daughter cannot even stay in. Firstly and very minimally, my nine-year-old daughter can paint better than whomever felt as though they had professionally painted this apartment. I wonder if the painter has a visual disability? There are patchy unmatched colors of paint where they attempted to patch and match. Secondly, the kitchen sink does not work. It doesn't drain correctly and the faucet trickles out water as it took 1 minute to fill a cup of water. Is this the company's moronic attempt to conserve water? Hey don't worry Corporate offices, I will take a look at it. It's probably an easy six. As there are a plenitude of concerns have been found, the absolute most concerning is the BLATANT disregard for my daughters health. My daughter and her friends moved Into the apartment immediately noting the 3rd floor air conditioner did not work. Initially 85 degrees they were instructed to turn the unit on cool (because it may take a while to cool) when they reached out to the office. It was blowing out hot air and never cooled. Did they think that my valedictorian daughter didn't think of that? After 10 days of promises to fix, countless emails and phone calls and one A/C unit in one bedroom, installed with a board of wood and duct tape, with a promise there would be another one purchased and installed (I am sure with the same quality and professional installation) in my daughter's room, which did not happen. It is 96 degrees in her room that she (I) am paying over 500 a month for. I also have made several calls to Bailey, the manager. She is aware that my daughter takes medication that makes her susceptible to heat stroke. I am sure she must have thought I would not call the ADA to report her negligence as well as her company's negligence for my daughters disability. I doubt they believed I would have called KOMU 8 as well as Mizzou's Journalism Department to to request a special interest investigation on how this company treats the residents and students of Columbia. Next stop is Snapchat, Twitter and Instagram. Broken promises and ridiculous excuses are the reason for this review. I am disgusted how they have treated my daughter and housemates. I always try to find the silver lining and whoohoo, one has been found. My daughter she is contemplating tenant law for a career. Thank you Grayson Cottages. Grayson cottages has nice amenities and the apartments are large. There are huge overages in the winter (like $80 for each person on top of the $60 utility fee) but other than that the houses are nice. read more

Zero Stars. This place does not keep their word. We paid a year's rent when we did not live there because we signed a lease and honored our commitment. We were told we would not be charged for utility overages or final cleaning expenses because no one lived there. We were charged for both. Someone else broke into the apartment and lived there without permission and we paid their rent, utilities and had to pay to clean up their mess. This should be illegal! The management team would not even listen to us or respond to our complaints in a professional manner. My advise....DO NOT LIVE HERE! read more

I took a tour at Grayson with my roommates to compare living spaces and I was thoroughly impressed. Not only was the facility great, but the staff was very attentive and knowledgeable and answered any questions that had without the typical sales question-dodging tactics. We took our tour with Kennedi and I was so appreciative for the fact that you could tell she stayed longer than the average tour usually lasts but we never felt rushed or pressured. They're definitely at the top of my list for when I sign my new lease! read more

I've lived at the cottages for 2 years and it WAS the best value for your money that I have found in Columbia. The pros about living here are the house style cottages, the unlimited utility package, gated entrance (More like 50% gated entrance because the gate is constantly broken), and it is furnished. Unfortunately the quality of the cottages has plummeted over the time I have been here. Their change of ownership has had a significant impact on this. Everything is incredibly corporate, the management does not care about its current residents and puts 100% of their money on useless marketing. Rather than reward and keep their existing residents they throw thousands of dollars out the door, on useless marketing tactics like signing gimmicks and gift cards just for walking inside. Once again, I have lived here 2 years and I have communicated with the office countless times and I have yet to have a sidewalk to my house after multiple requests (Even pavers would be sufficient but they choose to ignore it entirely). Instead of a side walk I have to walk through dog poop ridden grass, rather than providing their loyal residents a sidewalk they decided to renovate their underused clubhouse, and upgraded unnecessary things. The potholes/parking lot in the community are absolutely terrible, and it is almost impossible to find a parking spot near my apartment during the year because management squeezes as many people as they can into the same areas because they are too lazy to open up units. I have requested removal of weeds, leaves, trash and for grass seed to be put down to fix the barren dirt outside my door because the entire campus is polished 100% of the time, but my location has been neglected because it is not an apartment at the front where potential renters would see. The windows in my unit don't seal all the way (as well as in other apartments I've visited on site) and some don't open at all, and due to my apartment being backed up to the woods, we have a year long battle with bugs, leaves, and regulating the indoor temperature. Their "roommate matching" is an absolute joke, I cannot express this ENOUGH. I have had 3 nightmare roommates, one that included getting the police involved. They could care less about your experience here and once you sign your lease you are of no importance to them. The leasing manager is incredibly in-personable and cares more about pushing you into signing a lease, or tricking you into a gimmick deal before you realize it, then your satisfaction. read more

Literally the worst place I have ever lived. Management and staff are all extremely disrespectful and do not handle issues at all. I was overcharged every single month I lived there and they would only do something when parents would call. HUGE infestation of spiders, ladybugs, and centipedes!! Which they also did nothing about. Also charged me $185 for "damage" that was either there already or dust. Take this advice, live somewhere else!!! read more

Best place to live as a student at Mizzou in Columbia, MO. I have lived here for two years and have already signed for my third. The staff is very kind and really make the place a fun place to live. Shoutout to April! Maintenance responds next day but mostly same day as requested. The amenities are quaint and has great scenery. My unit is very cozy and I look forward to coming home everyday. The Grayson Cottages are affordable too. Since I have been here prices haven't gone up and the utilities package they offer is full proof. Overall great place to live. read more

I've really enjoyed my three years at Grayson cottages. It's a cute community with amazing staff. The maintenance workers are very polite and they work hard to get things done in a timely manner (which is so appreciated). The club house workers are always eager to help and super friendly. It's a little pricey but honestly I think it's worth it with all of the amenities that come along with it like the pool and gym and shuttle and whatnot. My favorite part is not having to listen to random neighbors above me because (most) units are separate. The only thing I wish they had is a code system to the gate so my friends could come visit without me having to come let them in. read more
