    No clean up and roof falling apart

    This company never answers phone calls. I've had issues with my condo that I own and no one answers. we pay a condo fee for nothing. I can't even schedule for work to get done. They are so bad no upkeep of condo no customer service. zero stars. Eric and supervisor are both useless. ZERO STARS!!!!!

    There's grafitti

    In 2018, I purchased condo at the Executive House (EH) in Quincy. For the next four years, I lived here happily. I was barely aware of any maintenance, security, or other issues thanks to our building supervisor, a Great North employee, who I will call "J." The place was as well-kept as others nearby. Most importantly, J kept an eye on the building and the residents. He was there when the homeless entered the premises, a party was too loud, a medical emergency, or rare overdose occurred. On April 1, 2022, he was fired by a combination of our trustees and Great North (GN), our mgmt. company. The place looks abandoned, and services have collapsed. Residents are forbidden from sprucing up their front doors with welcome mats or seasonal decorations. A neighborly bulletin board was inexplicably removed. There's graffiti. Despite being warned by the City, the dumpster is filthy and overflowing. Contractors park in the handicapped spots. Construction equipment from a long delayed balcony project has sat idle for weeks. Against our own governing doc's and MGL 183 guaranteeing owners a "beneficial interest," the common spaces - Community Room, bathroom near the laundry, and side yard, have all been locked down since the start of the pandemic, and remain closed over three years later. The grounds are overgrown with tall weeds. There are plenty of times when one or neither of the two elevators works, and the response time is now dismal, especially at night and on weekends. Packages are tossed all over the place. (I had a $125 garbage disposal stolen.) One recent weekend, no one could get out of the first-floor exit. At the same time, on the basement level, the door was wide open, and anyone from the street could enter. (I'm not exactly sure but I think it was finally fixed on Monday.) After J's departure, GN spent a fortune on cameras. They have captured vandalized cars, the unsheltered sleeping in the lobby, and no lie, a trio of non-residents having sex in a stairwell. Along with my neighbors, we've asked numerous times for them to comply with MGL 183, provide access to the Association's financial statements, and evidence of a mandatory audit. With only those we're allowed to see, there are "irregularities." The 5/31/23 statement shows the Association was charged $465 for telephone, $10,152 in cleaning fees, and $2,865 for snow removal in May! To add insult to injury, a statement from 12/31/22 discloses that our former building supervisor, who was fired on April 1, was paid $56, 938.21 for that year. The numbers clearly indicate that GN made an internal employee dispute settlement with J and outrageously stuck us with the bill. Even though GN has keys to most units, the company won't assist if someone's locked out. When the fire alarms are tested, residents are sent threatening messages that they must be home, or fined. (Things our old super used to easily take care of.) Similarly, there hasn't been a building-wide pest treatment since J's been gone because GN won't unlock a door, and all of the residents can't be home at the same time. In April of this year, I saw a good-sized rodent near my bedroom. When I contacted SS, a true legend in the list of unhelpful, disrespectful, and belligerent personnel at GN, she told me to sign up for the exterminator's every other Friday visit, almost two weeks away. Once I looked at the sheet, I saw there were no specific time slots, which meant I'd have to take the whole day off work. When I later brought this up to SS, she told me that, "This is not a concierge-style building." I remember telling her that I wasn't asking anyone to make a dinner reservation, just to take care of what I thought might have been a rat. For these privileges, my condo fee was raised $100 per month in January, and I now spend almost $700 monthly, plus two supplemental charges in July and August of $1,000 each. In July, a new property manager was appointed. I reached out to him several times about the mess in the building, but he never returned a single phone call or email until I sent him a report dated August 17, 2023 that I had requested from the Quincy police showing the number and types of incidents at this address over the last year and a half. The shocking, five-page document cites numerous trespasses, illegal dumps, larcenies, vandalism, breaking and entering, other crimes, and a case of rape that happened on 5/13/23. In so many words, Mr. Fahey replied that he would bring it up at the next Board meeting.

    From a tenant perspective, this is the worst property management team I have ever worked with. It…read moretakes them weeks to respond to emails. When you put in a request, they email and explain that everything was fine when you moved in. When you offer to pay for suggested improvements to your unit, they insist you use their contractors that charge more than double what any other insured contractor would charge for the same project. Additionally, they use a blanket lease that prohibits you from using any portion of your own apartment with so many contradictory clauses that I doubt it would even hold up in court....for example you sign a lease that says you cannot enter the basement, but then sign another section that says you can put a washer and dryer in the basement for your use. I've had nothing but problems with them since the day I moved in. The only fortunate thing is that I'm in a very affordable apartment after years of being in fancier, high-priced apartments. As a tenant if this is the company you are asked to work with to sign a lease, RUN far away.

Recently, the property owners hired mergo to complete management of the property as well as to assist with ongoing renovations on the exterior and interior of the home. Earlier this summer, my partner and I moved from the upstairs to the downstairs unit, to no longer have house mates. We were supposed to move on June 1st, but we had our plans pushed back since the folks brought in from mergo were not clean with the incompleted renovations they kept lagging to get done prior to our move in. We finally were able to move in on July 1st although many of the requested renovations were not done, after they were clearly communicated and specified on the lease agreement. From July 1st until today, August 5th, we have waited for new privacy blinds to be installed, new outlets to be installed to bring this home up to electrical code, renovations in one of the bathrooms to be completed to bring it up to code and replacement of an unsafe combo of a kitchen sink beside two stop tops sitting on top of a mini fridge to be replaced by a regular larger sink cabinet. Yesterday, we were told that someone would be there to complete electrical work starting at 9 AM. No one showed up, and because I had belongings taken from my front porch recently (an electrical sawing machine), the two hours off of work that I took were for nothing. Today 5 strangers (I reasonably asked for names of anyone coming into my home/safe space but never got their names from mergo or the homeowners prior to their arrival) showed up and were asking us about the scope of their work. They also showed up after no one from mergo reached out to inform us about timing of any rescheduling. Team members from mergo have disrespectfully communicated with my partner and I in the past while being incredibly patronizing and unprofessional. I do not recommend that anyone who is seeking to have peace in their home hire these people, whose "management" team is very likely composed of only white people.

    Very poor management company. I'm not just writing this out of spite for any one experience. First…read moreof all, they were unsuccessful in cleaning out the apt before our move in so me and my roommates had to haul a ton of junk from the previous tenants out ourselves. When asked if they could reimburse us they said 'No reimbursement, sorry." Never did the management company come in to do a walk through with us of the apartment. They were unable to answer basic questions like sq footage of the apt. Then we had issues with the heating and mice several times. I understand mice happen in the city, but they had exterminators come in and move around the appliances and not put them back in their place. Lastly, they charged us 150$ for two pieces of furniture that were left behind from the previous tenant and a rug left by us. 150! But when we had to move out a pile of junk taller than ourselves there was nothing they could do to reimburse. hmm. When confronted with the aforementioned problem, Noah's tone changed immediately and became unpleasant at best. Overall this isn't the most ideal landlord. the location was nice and the property was okay, but my experience with the management company will make me think twice before choosing them again.

As someone who used to manage my property (from long distance), I knew the pain and efforts involved in dealing with tenants...and honestly..after a few years, I wanted nothing to do with managing a rental from far, far away. I remembered calling and leaving a voicemail message with Southpaw about my desire to find a property management company to help me rent out and manage my unit...and..to my surprise, I got a call the same day back..and all within several hours when I totally wasn't expecting it! Within a few days...I worked with Kyle to sign my rental agreement, provide him information and access to my rental unit...and the unit was already rented out...all within 24 hours of signing my agreement to have Kyle manage my property! Wow..I was impressed! What impressed me more was Kyle's ability to manage rental properties. He took great care of tenants and property owners alike. He's fair..and not just siding with either side. He is not hesitant to tell me as an owner what I needed to do to make sure my tenants are happy (and he's happy to do the same to keep me happy dealing withe thing from repair to HOA as well). I am also very happy to see that...with Southpaw...the need to manage my rental property or handhold anything..is pretty much nil! Kyle took care of everything! And..I just saw..that I recently gave a consent to continue renting out my unit/extend rental offers to my current tenants..and he already had them signed extending for another year of rental at my unit ahead of expiration of an existing lease! That's a testament to Kyle and Southpaw's competencies and proactive approach to management! I love it that..for once..I can really sit back and trust that Southpaw can handle my rental on my behalf! For a long while, I worry about having to sell my unit if the property couldn't be rented out..but with Southpaw...I didn't have to worry about sale of my property anymore..because true passive rental income from this property is now a reality for me!
