It offers a full Scottish breakfast that I remember hearing was much to my father's enjoyment! The female owner of the guest house was very pleasant, and I saw her a couple of times. She was always ready to engage in conversation, and taking great care to look after her guests. With a small capacity, and the quality of the guest house, this is bound to be a popular place to stay. It is well worth considering if you are thinking of visiting this area of Edinburgh. My parents would stay there again, and I count that to be as good a recommendation as any!

At first I was a bit disappointed that the only room free on my chosen dates was a single (I was travelling alone but an usually happy to pay the extra for a more comfortable room) but I needn't have worried. OK, there wasn't any 'cat swinging' room to spare, but there was an extremely comfy double bed and en suite shower room. The famously friendly owners were out of town when I visited but the lady left in charge was a treasure, full of helpful tips and just a few moments away if needed. There were a few good breakfast options available, from a 'right on' fruity granola to the 'full on' Scottish (like English with black pudding and haggis). The decor was very 'boutique', there were lovely finishing touches like cotton wool balls for the ladies, free wifi, the best welcoming info folder I have EVER seen in any establishment, and providing you book ahead there are a few private parking spots. It's not budget prices but you could get a lot worse for a lot more. This will definitely be my first choice for my next visit to Edinburgh.

First things first, it's off the main road and a little out of town. Not an un-walkable distance, but a little way. The perfect amount in fact. You don't get much of the city noice but you can walk to it if you want. The reception area is modern and tasteful. In fact, as I arrived to greet my parents the hotel was just having fresh flowers delivered. How lovely. The rooms were really nicely decorated too, and en suite. I didn't get chance to sample the breakfasts but both my parents raved about them: "Eeee lad, really sets you up for the day, does a good breakfast." My parents were extras on Last of the Summer Wine you see. Anyway, I was really impressed and I didn't even stay there. My mum and dad loved it and told me to recommend it to everyone. So I am.

Once found , we were very pleased to see parking - rare in Edinburgh. The rooms were well appointed , a little small, and at first extremely noisy. We were on the first floor and could hear the clomping of guests on the exposed wood stairs. The breakfast room was also very near our door and I was thinking there was to be no sleeping - but I was wrong. Somehow , magically , the noise didn't wake us - I am a very light sleeper too. Whatever the sound dynamic was in the place - I slept very comfortably and quietly. If we were going to be spending time in our rooms , I would have found the space restrictive but for a good nights rest , it was great. The only other thing I felt was a head scratcher was the bathroom mirror. Very space age, 3-D type design that completely did not go with the decor. The breakfast room was lovely and the food was very good. The hosts are happy to accommodate your every need. They had umbrellas for the rain and a very nifty call button that summoned a cab in under 10 minutes ! It's location is walkable to some things but since you could have your car on property , it's easy to drive anywhere you want to go within a few minutes. Come and stay and enjoy this cozy gem in the midst of busting Edinburgh.

Specials are prepared on the weekends. This meal is so hardy you won't need lunch. Bedrooms are comfortable, clean, and beautifully appointed. The beds are as comfortable as any top tier hotel. The rooms can be blacked out for a very quiet deep long sleep. I slept better here then I have in months anywhere else. Good free high speed internet that is fast enough to stream video. Ross and Kathleen have created a charming experience that we will return to with every visit to Edinburgh.

They really helped us figure out how to get around town, get a taxi when we needed it and identify some great places to go. They saved us a bunch of money on our wool purchases by sending us to the factory outlet. Don't buy tartan or wool on high street. Our rooms were made up every day with great care. It is clean, comfortable, and very pleasant. Breakfast was excellent. If you go, you must order the full Scottish Breakfast at least once. Also, the scrambled eggs and smoked salmon was very tasty. One morning we had to get up early to get on a tour. They provided a nice continental breakfast for us rather than the usual hot breakfast. There are a few things you need to know to help manage your expectations. - We used three rooms. Two rooms had attached bathrooms. The single room didn't have an attached bathroom. it was a few steps down the hall. (the bathroom was assigned to that room so no one else was using it). Make sure you ask about the bathroom situation for the room you are renting. - The beds were a bit firm for my liking. However, this is a personal preference. - There are 4 parking spaces for guests in the front of the house. They are narrow. If you rent a larger vehicle (like we did), parking is tight. However, it is tight in the entire city, so this isn't anything unusual for the area. - The house is about a 25-30 minute walk to high street. There is a bus stop very close to the house. Taxi ride to high street is about 7 pounds. Overall, we were extremely happy with our 5 night stay. I would highly recommend you stay here next time you are in Edinburgh.

It is in a lovely quiet residential neighborhood away from…read morethe tourist clutter, a few steps from a main road (A7) to downtown, where you can catch a modern double-decker bus every 3-5 minutes directly to Waverly, Prince Street and "Royal Mile." It is also a few block walk from the historic University of Edinburgh classic buildings next to Holyrood Park. A surprise discovery was the proximity (two blocks) to the Blue Bell Inn featured in Rick Steves travel video about Edinburgh because of the remarkably good quality cuisine. Because the upstairs "fancy" section was booked, we ate in the pub where we were served the regular menu (homemade gnocci with fresh spicy sauce, broiled salmon over rissotto) that was not your standard pub fare. This decision turned out to be serendipitous because not only was the food excellent, but it was "Trivia Night" with a very talented MC. We had a great time and got to chat with some locals, who were very friendly even as they outscored us in every round of trivia. I see another reviewer complained about the bus because of an old exact fare requirement. This is no longer the case, and in fact they have a very efficient credit card system that gives you a day fare wherever you want to go if you max out (after two fares). The best part of the Kingsway Inn was the hospitality and food. The hostess was utterly charming (and smart and efficient). She was ably assisted by her hard-working husband, who was the main chef, and her mother who showed us that the skill and graciousness did not fall far from the vine. they offered a wide variety of excellent fresh cooked breakfast options you could order with a very clear and logical card the night before (I don't know why it bugged my that other places had order cards that did not make sense, so this was another delight at Kingsway). Our room was amazing. Our private bathroom was modern, functional and very clean. One could see how the extraordinary interior architecture, including elaborate crown molding from its aristocratic past (think Mr. Banks in Mary Poppins), had been preserved as much as possible when it was renovated into a B&B. We would absolutely stay there again without any hesitation.

It was very clean and restful. The private bathroom is located just across the hall which was really not a big deal. Since there are only seven rooms in the whole place, you don't see too many people coming and going. The food was actually very delicious! You get a choice of standard "Scottish" breakfast food which can be ham, bacon, eggs, etc. Or there is a daily special which when I was there was smoked salmon. I also reccomend trying their haggis. I was skeptical but wanted to try it and it was actually very good! The owners were also quite friendly and were always asking me how my stay was going and offered to set up any tours I might need or give reccomendations on activities. The only drawback to staying here was that is neighborhood is a little far from the Royal Mile area and either it is about a 30 min walk or a 10 minute bus ride. The bus is not too big a deal but you have to have exact change for the fare which was sometimes kind of a pain. A cab from downtown was about 7 pounds which was easier with luggage or late at night. There are restaurants and shops about a 10 minute walk up Clerk Street from the inn. There are a large number of gueshouses in this area and some looked nicer than others. I would say this one was fairly middle of the road but that doesn't mean there was anything wrong with it. I saw a few houses that I was definetly glad I wasn't staying it. This was a clean, safe, place to stay and I would reccomend it to anyone as long as you don't mind traveling downtown.
