I SENT Guaranteed Rate my April mortgage payment. My mortgage was bought by JPMorgan Chase. For 2 months now, I have not had a response from Guaranteed Rate regarding where my April payment is - GR deposited my money - Chase needs proof of the cleared check. I cannot get anyone to help me locate my money - GR just has some mysterious research department that has no phone number. I have explained my situation to staff members at Guaranteed Rate at least 25times - I just keep hearing that they will research it. Like many others say once you sign, here comes the truth about fees and charges and more and more documents and more and more documents even the ones I sent already, they'll try to extend the loan so they can make more money out of you. Not only that, the treatment was extremely rude and we felt like we where working for them not the other way. Careful people. Very difficult to work with. Have used guaranteed rate 3 other times and when things are going well they are fine. Most recently we were paired with a loan specialist who was inept at best. After multiple delays on her part guaranteed rate switched us to a new specialist. At that point the trust in them was lost. Would avoid using them at all cost unless you want to feel small and insignificant when you need help. They stand by their employees which is a great quality but I don't feel it is smart to do when they spend 3 weeks not completing tasks they said they were going to. read more

This company is nothing but one big shell game. I went through Lending Tree and selected Guaranteed Rate after talking to four of the five offers presented. I was only looking for a refi. The "final" deal generated closing costs higher than was agreed at the outset but I was ok with this. A month of ridiculous demands for the same information in different ways should have resulted in a closing. Then I was told that "underwriting" were not happy. This was exactly the same property that the original mortgage was on except that my financial situation is better, the property has appreciated 50% but the now refuse after conditional approval. Not surprising, the want more fees (50% higher) to get me into a loan their underwriter will be happy with. Total BS. I will wait a few months and do this with someone else. They are idiot crooks. They should be arrested for fraud. read more

WORST MORTGAGE SERVICING COMPANY we have ever worked with... with so many choices as far as mortgage lenders are concerned I have no idea why anyone would voluntarily work with this company. After completing a re-fi we were unfortunately paired up with Guaranteed Rate. We should have known something was fishy when a welcome package with payment instructions was mailed 45 days after our re-fi closed - weeks after our first payment was due... an email or telephone call about how to make our mortgage payment never came. After requesting contact information from our mortgage broker, we called to request our account information to set up an online account, and after an hour on hold we sorted that out and made a total of 1 payment. Thankfully our loan was purchased by Freddie Mac later that same month to be serviced by Chase bank the following month and was no longer supposed to be serviced by Guaranteed rate... Cool. Here's where it gets interesting. As we are paying our new loan servicer, Guaranteed rate never never closed our account. Same mortgage ID number, same amount, same residence. In an effort to get in front of the blatantly obvious error we started making phone calls and were just told to wait and see. After another week, we sent emails with attachments and receipts, called the only number you can call for customer service spent hours on hold, never spoke with the same person and never really got anywhere. Finally after about a month we received an email saying someone named Amanda C would be working on our case and to reach out to her with any questions, however, no contact info was given, no timeline, no update. Customer service only told us that a credit suppression request was in place so that our credit wouldn't be affected, and we wouldn't receive collection attempts, however, soon the late notices via mail started showing up, so we wasted even more time calling and emailing to resolve the issue to ensure no damage would be done to our credit. Come to find out they put us into their collections department... so every call WE made to them to resolve the issue or check on the status went directly to their collections department, who only told us Guaranteed Rate was working on the issue, but no one was ever able to provide any real information as they why we were experiencing this issue or when it would be resolved. We reached out to them every way possible, and were only ever told that "Someone is working on this" and "Not to worry, these are automated collection notices... someone will call you with a few days" - updates were either extremely vague, or never happened. We finally received a service transfer notice from Guaranteed Rate, however, the date still did not align with what our new servicer provided us - it was off by two months. While we continued to wait for the misalignment of dates to be resolved between our old and new servicer, we continued to receive collection notices via certified mail stating that we had been contacted by phone at least three (3) times to discuss payment options (complete LIE). Since everything we had received in writing directly contradicted everything we had been told verbally by customer service and their collections dept, I called customer service to request something in writing stating everything we had been told verbally. They only submitted a request for someone to call me back several days later which conflicted with a family vacation we ended up canceling because we wouldn't have had cell service and "someone was supposed to call us". We were finally able to get something in writing to help against any negative credit reporting, should we need it, I still don't feel like we're completely in the clear, and this is after 2 months of dealing with this... 20+ hours of our time wasted sending emails, making phone calls, and waiting on hold, with the addition of stress, and lost sleep - all while we had made our payments to the appropriate servicer. Of course they will pay no penalty to their terrible service and miss management of our account and service transfer, which is a shame. If my review just helps one person steer clear of this terrible company, my review served it's purpose. read more

After our first call with Tom, we didn't hear from him again and instead had many email correspondences with several other members of the Guaranteed Rate team. At times, it was a little confusing to know who at Guaranteed Rate we should be emailing with our questions, so we ended up CC'ing several people on e-mails and the appropriate person would respond. So here is how it worked for me. I contacted Ryan and immediately knew I was in good hands through the efficient and open communication from our first phone call. He provided me with a step by step plan and then introduced me to specialized members of his team. He understood how important this purchase was for me and took a genuine interest in my goals/excitement.
