Guaranteed Rate was terrible to deal with. Tania S wouldn't even return our phone calls when we would inquire about paperwork the city needed for proof that our taxes were paid twice. Customer Service is the easiest and biggest value a mortgage broker can offer. Answer the phone, be polite, do things correctly. IF you screw up, own up, and fix the process. We provided all of the necessary paperwork and our credit scored met the fha requirements. I am extremely frustrated with this company. I guess it's a mortgage company so I do not want to be too harsh. Not quite a one-off situation but not typically about long-term relationships or staffing. That's my problem. We have dealt with this company twice now. The first time it all worked cleanly. Sure, I had to give them all of the usual personal financial information plus a pint or two of blood but we got it done and got a good rate. The second time, was a nightmare. Our broker apparently decided to quit or was removed from the company one week before our loan was supposed to fund. Not only were we never informed, the whole company just stopped responding to us. Nobody seemed to have taken over his workload and when we called the company we were actually told "nobody by that name works here". As if that would settle everything. And it was bordering on weird in that they seemed unconcerned that his caseload included me and my family and our new loan. Not planning to go back for a round three. Everybody is allowed to make a mistake but it's how you handle the mistakes that matter and they did not handle these mistakes well. They just made them worse. read more

But this place is a keeper. They are a mortgage BANK, as opposed to just a broker. For a buyer, that means that their underwriters are on staff...not sitting halfway across the country somewhere. *Please* don't put yourself through the hassle, expense and frustration!!! I experienced complete incompetence from start to finish by the mortgage consultant during a simple refinance. I should have known when he called 4 times the first day because he quoted me the wrong rate and mortgage, then he had forgotten to ask me for simple information during the phone application (like my social security number). It kept going like that - emails every couple of days for documents that he forgot to ask for, phone calls, etc. I should have canceled, but it was a very busy time in my life and I hated starting the whole process over with another company. Looking back that would have taken less time. The kicker is that 2 weeks *after closing* he left a voicemail that the bank was threatening to reverse my mortgage funding because Guaranteed Rate didn't have all of my financial documents. He was on vacation, wouldn't answer his phone or email, and it took me multiple phone calls to the Chicago office to talk to his boss and the mortgage coordinator to finally figure out what I needed to send and get it to the right person. Finally, make sure you really check the closing costs versus other companies. Once they add them all in, they're much higher than other mortgage companies. NEVER AGAIN!!!!! Please please don't make the same mistake. read more

We closed on our home about 5 months ago and I wanted to be sure to bbn process everything before writing. Worst experience of our life. I think we had 3 or 4 different closing dates. Things kept randomly coming up that require us to basically drop everything & get it handled. We specifically asked in the beginning should we do certain things like pay stuff off, & were told not to, and all of a sudden it needed to happen right away. Communication was horrible and I wish we would've chosen another lender. This was bad from start to finish. We were told a number for closing, and then didnt get the final number until 4 hours into the closing.....4 hours for a closing. It really seemed like we were working with amateurs. And our loan was sold where we found out even though they had all the information for property taxes & insurance, guaranteed rate underestimated things & our mortgage payment was $200 more each month than what they quoted us. I am well aware things come up during the home buying process because this wasnt our first one, but I think this company really should work on improving their process. read more

DON'T USE THIS COMPANY We worked with these guys for our initial mortgage and they were fantastic, but 2.5 years later they put us through refinance hell and we ended up loosing our locked-in rate of 4.5%. I have emails where they promised me I wouldn't loose my rate due to an extremely long refinancing. Calling them, checking in, and sending emails every week over a course of months became a second job for both my husband and I. We were working with a VP there that we had worked with before, but the service was horrible. They finally scheduled the closing and less than 48 hours before the close they emailed me to tell me that they couldn't get another extension and they lost the rate. We were never informed of extensions and my husband and I were not given any time tables. It was insulting that the broker wasn't even professional enough to call me with the bad news, he just emailed me. read more

They transferred me to another deparment who said of course my loan is still with them. These people know nothing. Oh, but I did find out my check "is in the mail" and I should give it 30 days to get to me. Also, after 3 months of phone calls and promises, they still refuse to lower my payment until April 1st. read more

My loan officer in CA was Lance Ray and I tell you from the moment I spoke to him I received excellent awesome service. I could call him at any time and he was available to answer any questions or concerns I had. I don't mean he answered the phone each time I called but I did receive a call back each time. He would even go so far to text me or email me if he was helping another client. He was straight forward with me and told me what he could do and assured me I met the qualifications to close and get the loan at a 4% flat rate. This is my 2nd home and I currently own one so I thought it would be a problem qualifing for a 2nd one and he told me not to worry that all is good. There was no suprises and he worked his tail off to help with the home inspection, closing of escrow and my realtor. I think he went above and beyond to ensure I received the WOW experiance. You don't buy homes everyday but I tell you he wanted my business and I feel what was in my best interest. At one time I was going to pull out of the deal and this is a week before we were supposed to close and he assured me no worries he would be glad to help us on another purchase if we chose to go that route. I didn't feel like another customer, I felt like I was his only customer. I have a hard time writing 5 star reviews but do so when I feel the WOW effect. 5 stars is not enough they deserve a 10+. It started out great, mortgage loan officer was great. They required me to escrow my taxes, which i usually do not do. I was reassured that taxes would be paid before the deadline. Anyways to make this short, they ended up paying my taxes late which incurred a late charge. Also it was a horrible experience after I was finished with the original mortgage loan officer. Customer service sucked, they took there time getting back to you or not at all. The people on the phones were always very unpleasant and short. It was night and day, like a bait and switch. Don't go through these guys, use a local bank or someone that will see you through the whole process. I also had filed a BBB complaint which is a joke, guaranteed rate actually said they were responsible for the late fees and would pay. It's been over 3 months, and haven't heard anything since. Oh and to top it off, loan got sold to Nationstar mortgage, which if you google them has about the worst rating in the mortgage industry. read more

I and my wife worked with Marcus Purvis from GR's Ravenswood Chicago office and were very happy. Marc was always very responsive when we had questions or concerns and was very patient in explaining various details of both the lending process and the home-buying process generally. Since we were first-time home buyers, Marc's excellent communication helped us remain calm and comfortable throughout the home-buying process. He was an integral part of our team of professionals and was someone we could always rely on. So why not five stars? Because of two things. First, while Marc was awesome, his assistant was not. The pre-filled loan application she sent to us had a ton of errors, including some important financial data. While it was easy enough to fix before signing the application, it was only because of my detailed review of the docs that these errors didn't slip through. Second, we were pre-approved for an amount that was actually about $30k more than we were really qualified for. We were lucky that we chose a home where the agreed price was quite a bit lower than our pre-approval letter stated. If we'd relied on that number as our true ceiling, we would not have been able to secure the loan. I'm still not sure why the pre-approval was so far out of whack, since our finances were subjected to plenty of scrutiny in coming up with the pre-approved amount. Overall, GR provided great service and great communication. Just be sure you do a thorough review of all docs that you sign (as you always should) and take that loan pre-qualification or pre-approval amount with a grain of salt. read more

Poor service, and potentially liable bait and switch. After having my tax docs for two months, I was pre-approved for a loan by by Matt Popko. After getting an offer accepted on a house, he had "a second look" at the same docs and cut my loan amount by 25%. I contacted John Hoffman at customer service, who's solution was to have Matt call and say he did nothing wrong. I contacted Matt's manager, but rather then fast track the loan, it appears the whole process is starting over with a week left on contingencies. read more

Working with this company has been one of the worst experiences in my adult life. My mortgage broker and his team were totally unresponsive, asked me to sign documents that were not correct and then became short with me when I refused to sign documents that were incorrect. I received my HUD agreement at 9 AM for a 10 AM closing and like everything else in this awful, awful process it was wrong. I am confused how a company that deals with people's money and finances can even be in business if their employees are asking customers to sign documents that are wrong. This is an awful business and I would NEVER recommend using them. I also just called to set up my automatic mortgage payment and the team at GR couldn't even get my current address correct. My boyfriend and I were recommended this agency by our realtor (they've since learned not to recommend them to their clients) and were extremely disappointed all around. Our closing was rescheduled 3 times. We each took a couple days off work to prepare for the move, rent a moving truck, etc. On our way to closing, they called and cancelled because they "weren't ready." We submitted the same paperwork to them over and over again, they were clearly disorganized and procrastinated at every turn. When they cancelled, we were told they would cover all expenses we'd endure due to not being able to move for another week (we had to pay our landlord rent since we wouldn't be out at the end of August and had to cancel the moving truck last minute, not to mention I took two vacation days from work that I cannot get back) and of course, we haven't seen a dime. My boyfriend works midnights, and had strategically planned his days off in order to handle this move and not add any additional stress onto him, and that was all for nothing. Toward the end of the process they were avoiding us along with our attorney like the plague. Extremely unprofessional team. I've told every single one of my friends who are considering buying in the future NOT to use Guaranteed Rate. read more

I found this company easy to work with and get a loan, but since then they have been disorganized (I had to call them five times) and what I would consider as predatory in their policies. They recently charged me three months late payments because my escrow went up and I didn't find out about it until after a month. Each month after that they applied a portion of the payment to the previous month, and charged me another late payment. And so on. Why they are even charging a late payment for me to make a deposit to a savings account that they earn interest on doesn't make sense. I asked that simple question and all they could tell me was read your contract. NEVER AGAIN! Horrible company. read more
