I contacted Laurie Mattos at the Elk Grove office asking for information on getting a home loan after a short sale. My simple question was how long do we have to wait since I am hearing and reading that you have to wait 2 years or 3 years from the date of the short sale before getting a mortgage again. Laurie Mattos response to me was short, unprofessionally written, and incorrect. She simply stated that we needed to wait three years. She did not ask if we could use a VA loan or if we had special circumstances when doing the short sale. I just spoke on the phone with another mortgage broker who was very friendly and professional. She informed me the wait is 2 years if we have documented special circumstances (such as loss of income or medical expenses) or can use a VA loan. Obviously Laurie Mattos at VITEK Mortgage Group doesn't know her loans or doesn't care to have more clients. We will not be using VITEK for our loan whether we buy now or 5 years from now. read more

So my wife and I find a home. We put an offer and it was accepted. Now its time to go back to the loan officer. Being that we were pre-approved/qualified, there shouldn't be any problems. Well, I think not. When you use a special home buying program and have school loans, you can't be on an Income-Based Repayment Plan (School Loans) to use the home buying program. This was not communicated before I was sent out to look for homes or else I wouldn't have started looking. Too many issue developed because of my school loans and trying to record a payment. I guess the underwriter wants to see a payment for the school loans because the information is concrete. To cut it short, we were not finalized for the loan and didn't get the house. I think everyone is excited to get you your house because its commission, however they are not detailed as they should be for professionals. read more

I worked with Jessica as a first time buyer. She was patient, nice and kind, but lacked professionalism. When you are completing the largest transaction of your life you want to feel secure and protected, so regardless if someone is nice and kind... large transactions makes you want efficient, professional, and detail oriented. Especially since it was my first time. Calculations had to be corrected on HUD statement. Escow company complained she wasn't thorough and missed key items. I never new where I stood, and paperwork was requested in batches rather than giving a detailed list of all paperwork needed to secure funding in the beginning of escow. Even with a 45 day close I felt rushed and never well informed. Vitek also offers discounts, but if you dont mention them, nobody will mention them to you. Bottom line I secured funding thanks to her hard work, but it was an interesting process and from what I have been told...it could have been a lot smoother. read more
