The small truck and inept movers wouldn't have been enough to move a studio apartment. We had to spend more than $3500 on movers after his truck was "done" after 3 hours. Then (even in his listing) he claimed that the HOA of the new property covered home owners' 'insurance. This is not the kind of thing that you check on as a buyer, you want to trust your realtor. This was a total LIE. When asked, he also said that the non-existent insurance covered the roof. LIE. Once his paperwork was signed, he didn't answer calls and was pretty much out of the picture. I feel he really took advantage of my parents and really only wanted their money. PLEASE DO NOT USE HIM FOR YOUR REALTY NEEDS UNDER ANY CIRCUMSTANCE. I would hate to think of anyone else using him and being responsible for all the extra expense we had to pay BECAUSE of him.

Jim Smith, this unethical realtor, called and told us we were the best offer with a total of $25,000 more than our above asking original offer. We immediately and gladly agreed to pay and then he started negotiating additional terms (like cleaning the trash they could not sell at exit). He then obviously told the other buyers our offer amount for them to up and counter. When I objected he responded he now wants best an final. Even worse, he send the high offer to us with the buyer's name even though it was a prominent Golden Public official (I will not disclose as I am ethical). and during the process, he negotiated with my agent for some time by phone before even teller he the seller was on speaker which was completely unknown to my agent to that point. STAY AWAY FROM THIS GUY REGARDLESS OF WHEN SIDE OF THE DEAL YOU ARE ON, that is my recommendation.

Lance Chayet and his wife Barbara showed up at 11:20am and began to ring the door bell several times. I went to answer the door and both Lance and Barbara FORCED themselves into the home demanding they were allowed to show the property at 11:15am. I demanded to see proof of authorization, to which Lance shows me a showing time of 11:00am-11:15am. Lance NEVER showed up prior to his appointment and tried to FORCE his way into my showing with my clients. I called 911 to report the incident and as I was talking to 911, he had his wife took off in their vehicle. THIS PERSON DID NOT ACT PROFESSIONAL AND DID NOT ACT ETHICALLY.
