We had such a great time with Liz Moore. We used Shelly Sheehe to both buy our house and sell the one we were currently in. Liz Moore sold our house within 40 days! Which was amazing because it was a presidential election year and right in the middle of all of the holidays. She also showed us all of the houses we asked and stuck with us for 6 months until we found the perfect house (we had a really specific neighborhood and criteria). Realistically this could be two stars but the flippant treatment property management has towards tenants in good standing needs to be knocked down a peg. This is a rental review; I know nothing about house purchasing. Also if/when Liz responds to this saying she's read some emails and it wasn't that bad - disregard that entirely. The time for conciliation is while people are dealing with a company not after trying to salvage an undeserved positive reputation. The experience has me irritated enough that I preferred my dealings with my last rental company paying an extra $400/month for a smaller place on a just-graduated-budget. Frankly they continued to give a f*ck throughout the lease term but not Liz Moore (these last two sentences can be a summary for this review). Touring the property - the tour was given while the house was actively being cleaned complete with trash here and there. Why they couldn't have done the tour another time - beats me. But you know what, COVID-19's hit to my financial life didn't afford me time or space to be super picky so I could start a new job moving from a different state. Appliances provided as-is but were in a filthy state that I explicitly requested that they be cleaned prior to move-in. Their lease expect tenants to pay for professional cleaning at their own expense but you still get dirty appliances at move-in. In a similar vein tenants are responsible for pest-control - fine but apparently Liz Moore doesn't think it's important to keep up with pest control before a new tenant moves in. More than half the time I spent in the lease was fighting a roach infestation every single night from winter until summer. Regardless of tenant responsibility they are at fault for not doing it between tenants and for not enforcing it while tenants occupied the property - otherwise how do you get enough roaches to rival homelessness in a house and not a grungy city studio? Property manager contact - before you've been locked into a lease the property manager knows how to answer a phone call, a text, and an email in a timely fashion. After you've moved in you'd think he'd died or been fired from the company. The maintenance coordinator and other agents were similarly non-responsive after they've determined you'll pay rent on time. What remains to be seen is what happens when the lease term ends. Based on their property management side of things - it's a wonder people even buy houses off of them. Suffice to say I'm not repeating this experience again. read more

Update to respond from Liz Moore: I see that you didn't read my comment. I clearly stated that we were required to have a professional cleaning company to clean the home, which we did and was still charged a cleaning fee from your company. I could have cleaned that entire house without having to pay for a professional cleaning service, but since that was a requirement, that is what was done and a receipt was provided to show such. Also, this extensive list that you speak of that requires tenants to do upon moving out needs to be done away with or revised, because your team and company does not turn over the property to tenants in the condition that you require it to be in upon vacating the premises. I said what I said and I stand by my review and my experience with dealing with this company. You might want to be more hands on instead of paper pushing in order to improve the customer service and standards of this company. read more

A friend of mine used this company for her and her husband to purchase a home and were screwed out of $10k. In the midst of a global pandemic and a recent family member loss, they both trusted this realty company to help them in every way, shape, or form. Disappointed is an understatement for what they've done. They took advantage of a young military couple and refuse to make it right. If I could rate ZERO stars, I would. Especially since I was referred by a former client of yours. All you had to do was show the property. Instead, wasted two weeks that I was in town (commuting from Illinois) with Genia being non-responsive to texts and emails. Pushing up against the deadline for me to get something done and having wasted all my time with you, I just went ahead and rented a townhouse in an apartment complex. Enjoyed working with Heather Morefield w/Liz Moore, on an estate sale in Williamsburg recently. She was very thorough throughout the whole selling process and kept me informed each step of the way. Living an hr. from Wmbg., she stopped by the property frequently, that eased my mind to have her check on things for me. She communicated excellently, from start to finish & when work needed to be performed on the house/property, made certain that the work was completed in a timely manner. Wow. I thought I would be the first one to give them a one-star rating regarding a rental property but I guess not! I had a short encounter with realtor Genia Prior (pronounced Gina) who was not the most communicative of agents that I have worked with. I had contacted her several times regarding a rental that I was really interested in and she rarely ever returned my phone calls, text messages or emails, nor was ever considerate or personable enough to ask me if I had any questions regarding the rental despite of the extreme interest that I showed in it. I would be the one to follow up a few days later asking if she received my previous texts/calls and if she was able to convey my message to the owners. I mean, you're the one trying to find tenants for the rental as the hired realtor; not me. Now, reading the other reviews on here, I am glad I did not choose to rent from Liz Moore! read more

Our experience with this agency was excellent! We recently moved from Christiansburg, VA to Williamsburg and our real estate agent was Charlotte Turner. Charlotte was very professional, helpful and knowledgeable. We wanted a new construction, move-in ready townhome and she took us to a number of subdivisions. When we found the one that we wanted to buy, she was able to negotiate Venetian blinds throughout, stainless steel side-by-side fridge & gas range, concrete back patio and a $6K price reduction in the purchase price of the home. Needless to say, we felt Charlotte did a fantastic job, and we found her to be a wonderful source of information about Williamsburg generally. Tenants BEWARE!!! This place is the absolute WORST RENTAL EXPERIENCE EVER! Liz Moore has unrealistic expectations from tenants and the unfortunate part is, unless you can afford an outstanding lawyer, they will make sure you have no choice than to comply with all their ridiculous demands! They will nickel and dime you to death for the duration of your lease, and...if that isn't bad enough they'll kick you when you're down by ensuring you get little to no deposit back upon vacating the property. Our experience was a nightmare from DAY 1. Seriously, save yourself the bundle of stress and DON'T rent from these people! It's not worth it. You will never feel 'at home' living in one of these properties. read more

Lorraine made buying our house so easy. We've sold and purchased property several times and found our agent to be so attentive. We didn't have to followup on any aspect of the closing and everything went smoothly. It was such a blessing, and we are so grateful to have found her. I don't know about the company as a whole but i should had ran away once they did not call me back the first time. We were then stuck with an older white women here ( i will not name ). It was a horrible experience, the home was easy to sell, the realtor was supposed to make it easier on us that was not the case it seems to me the only time she will tell us anything was for her to get money out of it, she wanted us to pour tons of money into our home even before listing we done a lot (painting, new roof, also moist damage) all that we thought were big problems she was so annoying about pushing to do EVERYTHING, i got very annoyed with her even thinking if she wants everything done you pull the money out. We spoke to her multiple times about how bad she was, never apologized she went on to say "i am good at what i do" clearly not. We done most things on our own, you will be better off doing it on your own. There is a ton more things that had happend, i just cannot type it all! read more

I worked with Genia Prior on renting a townhouse. She was nice and communicated well until the application and credit check. I attempted to ask her questions about the discrepancies between the Experian credit check made by her office and my own. She had no interest in explaining why she was unable to work with me. She simply stated "Look, I'm just doing my job". I am very disappointed. read more

We had agent Elaine Roberto from Liz Moore as the selling agent of the house we were purchasing. We as the buyer had numerous problems with Elaine. In my opinion she was not the most communicative of a selling agent. She started off fine but as contracted work mounted up - nothing seemed to get done in a timely fashion and required my husband, myself and my buying agent to do her work to find out information on stuff that needed to be done. If I have to contact her brokerage manager to find out status of items and complain, in my opinion she is not doing her job. IF my buying agent Broker Manager needs to contact her manager to complain - she is not doing her job. Do not use. read more

Sellers beware, our Liz Moore Agent, Brenda Carter was more interested in making the sale, then making sure we were satisfied customers. Maybe we should have been more forceful in the beginning, by demanding the appraisal, home inspection, and staging consultant appointment that the Liz Moore website states will sell your home faster and at higher net proceeds, than having her talk us out of those, stating they were not necessary, our home would sell. Brenda had one agent home tour (that we were aware of) and feedback from our numerous showings, all said the home was priced well, even some stating why has it not sold, but still, we were convinced to reduce the price by $10K to demonstrate we were serious sellers. At the same time, she failed to inform us that most buyers were asking for substantial closing cost assistance, saying everything was negotiable. Had we had an appraisal, we would have known a good price and could stand firm on that price. The staging appointment may have sold the house sooner. Since the house was not selling after numerous showings and 45 days into the listing, we paid $150 for a staging consultant appointment. At this point we were very frustrated as Brenda could not tell us why we did not have a single offer after numerous showings, including some second showings, even though the home was priced well. When it came time to negotiate, Brenda was more concerned with getting the deal done, then figuring out what we really wanted and maximizing our proceeds. We asked her for neighborhood and area comparables, we received general trends for the Williamsburg market, so not backing us up. This is where the appraisal would have helped determine the best price of the house. She let the offer through that did not have even half of the earnest money required by the listing she wrote, we had to call her on this. At this point we felt as though we did not have an advocate, as she was trying to get the sale, not concerned for our bottom line. Brenda crossed the line numerous times during our listing with her, mostly only coming out during the offer and after. Having already moved from the area, we came home to an unlocked patio door, was that way for several days, she was the last person in the house. It wasn't until an offer was made on our house, did we know about a second agent tour that occurred, with no feedback to us. Had several showing that we were not told about until after they occurred, expected at least a text prior to the showing considering 75% of our household goods were still in the house. As we were moving, she authorized a showing a few days prior to the date she told us, catching us back at home, moving more of our household goods. We even had a showing the day of the buyer's home inspection, the only reason we found out, was weeks later when the agent's card was on our table when we returned home, had to call and ask Brenda why the card was on the table. She had talked with us several times that day, but never bothered to inform us of the showing. She turned on and tested our irrigation system for the buyers without our consent and did not think to ask us or have it returned to the original winterized state upon completion of the test. Besides those examples, many occasions we had to ask for the showing feedback or never received the communication she promised. She texted us that she would let us know when the deed was recorded for the sale, no text and no follow through. To be fair, Brenda marketed our house in local magazines and the newspaper, but I have no comparison as to determine if that was more or less than any other real estate agent. If you elect to use Liz Moore for the selling of your home, ensure you utilize the home inspection, appraisal, and staging consultant appointment from the website and don't let your agent talk you out of it. We had very high expectations and hopes based on the Liz Moore website and initial interview with Brenda, but came away disappointed and unsatisfied from selling our home. Instead of reducing our stress, our agent created more stress. I would not use Liz Moore again for my real estate needs, nor do I recommend anyone use them. read more

I have had four major real estate transactions in the last 4 years, buying and selling. This firm has their act together. Grace Lacey truly had my back and always had my interests at heart. She fought to protect me and get me the best deal. I truly believe the resources afforded to the agents at Liz Moore are what allow these agents to put their clients needs first, and I can't recommend Grace, and Liz Moore, highly enough. read more

We found Liz Moore & Associates an extremely unresponsive property management company who rarely returned phone calls and always too late. We had numerous problems with our rental property and we felt that while the landlord was trying to be fair, Liz Moore & Associates were no help. I hired Liz Moore & Associates to be my property manager in July 2016. At this point I feel that this was the biggest mistake I have ever made. It did not take long to find a tenant, my house is relatively new and in a preferred school district in York county. However, the actual property manager is difficult to work with; everything has been inadequate since the contract was signed. No customer service, no attention to detail, insufficient or a lack of response. I have complaint about the issues on the Liz Moore & Associates website. Things changed for about two weeks and now we are back to the same old.... From coming 45 minutes too late to appointments for showings, to accidental calls at 11 pm, I have seen it all. I am more successful getting the maintenance person to respond to my inquiries then my own property manager. My husband is active duty military, we were forced to leave our house behind. We are not able to simply stop by and check. The amount of follow up we have to do is absolutely ridiculous. I do not recommend this company to anyone! read more
