Anthology West and Richmond American Homes are crooks and they know it. They are one of the worst…read morecompanies I've ever dealt with. They harass homeowners, overcharge people for everything, and threaten to put liens on your property over the smallest issues. Since it's a California-owned company, they act like they can get away with whatever they want. I wouldn't recommend filing CC&Rs with them because they change the rules whenever it benefits them. They'll have people in the neighborhood taking pictures of other homeowners' property trying to report things, and even when you can prove something isn't yours, they still try to fine you anyway. California HOAs and CC&Rs do have the ability to place liens for unpaid assessments under the Davis-Stirling Common Interest Development Act, but there are still legal procedures and homeowner protections they are supposed to follow. A lot of people are tired of the harassment, selective enforcement, and constant threats coming from these HOA companies.

Communication is key in any and every transaction, and here it was completely awful. Nightmare experience, but most likely not unlike any other home builder. I do have to say I lived in an 11-year old Richmond Home and it was very well built and have had no complaints. I used my own lender because I right-off-the-bat had no confidence in the Richmond lender - they are amateurs and don't know what they are doing. Avoid using them as a lender if you can.

There is so much to love about the…read morehome -- the floorplan, the big back yard, the beautiful kitchen, the neighbors, the quality of the materials, and so on. So, why 3 stars? Because it took 18 months to build the home, and there were a LOT of problems with the home. Most of which have been resolved after requests to have them fixed. Sometimes simple requests, and sometimes requests that only resulted in action after multiple emails and phone calls and escalations and photo collages. The people we worked with at Richmond American have all been pretty cool -- Jared, Bianca, and so on. I know they've got a lot on their plates, but they've been helpful and kind. If you are going to have Richmond American build your house, or if they have built your home and you're within 1 year of having moved in, I strongly recommend that you do what we did: We hired a home inspector to evaluate the home during every phase of construction, from foundation to studs to flooring to plumbing. He visited the home many times during construction, and we passed his findings along to the builder. We also hired a roof inspector, who also found things that needed to be fixed. We're glad that we hired experts to help us throughout the homebuilding process. And we kept all correspondence with the builder very cordial, but firm and direct. We expressed gratitude when they were helpful, and photos and follow-ups when they were slow to be helpful. I hope this review is helpful for those who are considering going with Richmond American, and also to those who own homes built by Richmond American.

The general manager we worked with, Luke Woodside, was exceptionally responsive and cooperative. We looked over the progress nightly and gave feedback regularly. Luke was always happy to work with us and incorporate our feedback. I could not have asked for a better GM. 2. Elkstone gave us discounts twice during the project. Once due to a better price we got on tile, and once due to a plumbing issue they made good on. 3. The salesman/designer we worked with, Chad Jarrell, was efficient and professional. His design only needed minor tweaks to match our preferences. The contract he provided was clear with no major surprises. 4. The overall cost (about $50k for about 750 total square feet) was high, but in-line with all other quotes we got. And the fact that they promised and did finish the project in about 5 weeks is incredible. Cons: 1. As with any contractors, we needed to keep a close eye on the project and give input to make sure everything in the design was met. This is not unique to Elkstone, but they are no exception. 2. There was an issue with the tile contractor needing to be a certain company that I did not like. 3. They said they would estimate the cost of permitting within $20, but they were off by well over $400. Not a huge deal, but annoying. Overall, I recommend Elkstone and would use them again.

This project was originally quoted to be completed in 6 weeks. They even made me pay more for solid core doors only to install hollow doors. I have had to work with subcontractors on my own because they have had a lot of attrition of their PMs, some of which were ineffective at project management. I don't understand what I'm paying this company for when I'm effectively managing the project myself. We were promised white glove service of not having to work with contractors directly and it has not been our experience at all. They have no respect for those that work from home and constantly require last minute contact which has been extremely disruptive to my job. In my vast experience, I have worked with countless contractors across our 3 properties and none of them have been this unprofessional and lack this much integrity. I caution you to stay far away from Elkstone as they have been a complete headache to us for months now. They will leave you with shoddy and sloppy work and will not honor their warranty. They are not to be trusted as they will not fix anything without extreme resistance and a fight.
