There is no way this home was properly inspected before I moved in -- it had a propane leak, HVAC leaks, and no dryer venting system, which created a major fire hazard. Despite these issues, I took great care of the property, did all the yard work myself, and even paid $400 for professional cleaning when I moved out to leave the place in good condition. Yet I was charged more than $2,000 in move-out costs, including full carpet replacement (for "pet smell" despite the carpet being in good visible condition) and $281 for "tile cleaning", even though the tiles had already been professionally cleaned. After three years of normal occupancy, these are clearly normal wear and tear, and charging me for full replacement is completely unreasonable. These charges go far beyond normal wear and tear after three years of tenancy. When I raised concerns, management dismissed them and said the owner would not take responsibility. I've rented for years and never had issues like this with any other landlord. I do NOT recommend buying a home from them or going through them for rentals.

Upon my move out, Jessica remarked on how clean the home was and the work we put in to get the home to a great place. During the final inspection the only items called out were some drawers that needed to be wiped down, a few hedges I did not trim in the backyard and 3 missing lightbulbs. 26 days later and I still do not have my security deposit back and when I asked, I was told the carpets had to be recleaned due to some pet odor. The carpets were already professionally cleaned before my move out and this was not called out during the inspection or in the 3 weeks that followed. In fact Jessica even remarked at how good the carpets looked during the inspection. The whole point of the move out inspection, and the obligation to allow the tenant to be present, is to ensure things like this do not happen and tenants are not charged for these kind of speculative things. But Coldwell Banker is unbelievably shady in how they do business and waited 26 days to let me know. I would not recommend anyone use their services if it can be avoided. Some other issues I had: - An old sandbox in the backyard, which was there upon my move in, was infested with copperhead snakes and my lawn services refused to continue to mow. When I contacted Jessica, she told me this would be my responsibility to pay to remove. I had no choice but to pay to get something removed from the home that was not mine and presented a serious health and safety risk. - The air quality in the house was terrible and was causing severe skin issues for my partner and myself. The previous tenants resorted to putting filters over every air return to help. When I brought this up to Jessica, she told me that it is common for people to do this to block the air from coming out - even though I found vent filters in the closet from the last tenants. It took a month or more of back and forth to get a cheap service to come out and do the duct cleaning. They had multiple providers come out and of course they went with the cheapest and worst option. In person Jessica seemed nice and respectful, but at every opportunity her and her company have looked for any reason to charge me and push normal expenses back on to me. Avoid at all costs!!
