This place is absolutely terrible. They don't clean in the summers, and the maintenance Is comical and lazy. They tell us our cars will be towed if we don't park in our driveways but the drive ways are too small plus they never actually gave out parking stickers. They gave out "random inspections" the the first 100 or so houses and never actually came and never notified us of the cancellation and we had to call to find out they're doing it some other time this week. The shuttle bus has been broken for over 3 weeks and when it does run it sounds like it's about to explode. I know some houses have gaps that allow snakes and rodents in yet they do absolutely nothing. Highland doesn't allow you to use empty rooms when you pay AC for those rooms and threatens to make you pay an entire months rent which is absolutely terrible customer service. They also LOVE to breach your privacy and randomly come in to your house. STAY AS FAR AWAY FROM THIS PLACE, there's street racers, people asking if you have MacBook pros or expensive stuff as if they're going to rob you, and the "security" is some old man who drives around in a illegal beater car with no tags or plates and will call 911 on anything that moves. Absolutely the most disgusting place in Oxford! I hated leaving my daughter there! Houses were definitely not cleaned or repaired over the summer, the grounds are filthy dirty and littered with trash, dumpsters are overflowing and the pool is just gross. Electrical sockets hanging out of the walls, broken blinds, broken ceiling fans, mold growing in the vents, unsafe decks, broken garage doors etc, etc.....management just does not care. And the cherry on top? So far this year there have been two shootings... stay far far away from this run down shit hole. read more

This complex is dirty and unsafe. I wish someone had been kind enough to warn me. It looks nice in the brochures, but don't be fooled. The dumpsters are always overflowing; filthy leaking garbage bags and broken furniture are always present in the breezeways. There was a murder on the property a few months ago. My son doesn't feel safe. There was mold infesting his apartment, They finally gave him a different unit, and them rented it right back out to someone else the next day without removing the mold. The pool is not useable. Maintenance is non existent. Please don't ruin your child's college experience by letting them live here. It's a nightmare. read more

Watch out! I am a parent of a new resident-they send you (the parent) a lease guarantee but not the actual lease. He was not allowed to move in until Aug 19, but they still charged us (actually overcharged) for the full month of August. I called to ask about proration of the rent for this month, and they informed me they don't prorate rent despite not making the unit available for the first 2/3 of the month. Given all the one star ratings I now see on Yelp, I should have checked here first. read more

This is the worst place I have ever lived. Drive by shootings armed robbery's and some of the worst staff possible. You need a maintenance repair that'll be like a month or 2 whenever they feel like getting around to it. False advertising is a big problem as they offer many amenities that do not work. For example the pool hasn't been open all year and it's disgusting. The staff is so bad that when we got here our house was hardly cleaned at all. Piles of shit were all over the house and we were told it was our problem to clean up the girls shit that was left here. I don't suggest anyone lives here. Security is actually a joke. Truly horrible place for college students. Looks beautiful but in reality the units are crap. Poorly constructed, everything breaks and if you like mold than this is your kind of place. Management is inept and rude. Three girls in a cottage have been to the hospital multiple times for mold side effects. Management kept denying mold until their own company came in to inspect and yep, they found mold in everyone of the bedroom's vents. The technician said it was so bad he could feel his throat closing up. Management now has to deal with me and my best friend. We both have multiple lawyers in the family. Karma! read more

After the new management came in this is by far the worst place to live. 1. When you sign up to get the guarantee'd rate you won't get it. My roommates signed up for the best guarantee rate in January for $515 they ended up lowering it to $399 in March and they won't give them that deal. 2. My utilities have changed drastically every month and they tell you you'll have to contact the utilities company 3. All the amenities you pay for aren't functioning, such as the pool, WiFi, car wash, maintenance and workout room. During the whole summer there was only one pool working and it would turn green after a couple days so basically it was out for the whole summer. The WIFI consistently goes out and is terrible. When my buddy called the front desk telling them that we need it working for finals and we pay for it, they told us "luckily we pay for WiFi and y'all don't" which is total BS because we pay for our WiFi renting a house. The car wash is a complete joke and all they have is a hose and the area is pretty much destroyed. Maintenance does absolute nothing and will take weeks just to fulfill your request. There wasn't a gym over the summer but got finished in October and it is not big enough for more than 5 people to workout in there. 4. Cops are always consistently in highland square, gun shots are normal weekly and it is not safe place for college students. 5. Save yourself and DON'T live here :) read more

My experience at Highland Square has been far from exceptional. The house we were given is much older than most of the others, and with old appliances that keep malfunctioning to go with it. This wouldn't be much of an issue if maintenance actually would respond in a timely manner, but alas it normally takes the better half of a week for them to come address the problem. The last problem, and by far the most problematic, is the skyrocketing cost of rent. Again, this wouldn't be much of an issue except Highland Square is now offering much lower rates to those who resign their lease at the last minute, apposed to myself who resigned at a timely manner. If you wanted to be treated to nice houses, given fair rates for your loyalty, and have a decent maintenance team; please go somewhere else. read more

This is an awful place to live. Maintenance request took a month to be processed and the work done looked awful. Hidden fees with no indication given by the staff that I was being charged for something. I was told I wouldn't be charged for pest control THREE TIMES yet they charged me anyways. Poor communication with property management. Awful status off pool, always trash everywhere in my complex. I could not be more let down with my year of living here. Was so excited to move into this brand new community upon moving to Oxford/Ole Miss! It is full of potential- however they were very over zealous in assuring that EVERYTHING would be done. It's been a month and the gym is still not open, there is no coffee shop or study area that I've seen at least. No fitness trails or running area other than the street, no dog walk/park either. Those things listed are of course luxury perks and amenities. However, they were promised and FULL RENT is still being asked of. Office staff doesn't quite have it together yet. No real communication about what is going on or if things are getting done. At least we finally just got some dumpsters for trash. If you're looking to move here, it's a nice place! Just don't expect to have everything done till you're ready to move away. read more

For anyone considering moving here please do not. I moved out last year because they consistently lie to you about anything you ask. They never improve and have several issues they have never addressed. Examples: 1. I signed for $650 a month and paid close to $900 every month. My rent would fluctuate month to month. I paid more than my roommate who paid a pet fee one month and when asking management all they said was, "There is nothing we can do so pay it." 2. Maintenance never fixed any of my issues. I submitted a list broken or not working items in the house to a desk worker who said they'd be right on it. This never happened. Some of the things that were not fixed were: half my light switches not working, a door that locked me out of my room because it was falling off the hinges, holes throughout the house from prior owners, and water damage and leaks consistently. 3. Safety. This neighborhood has not implemented any safety features after my house was broken into, several cars in the neighborhood , and an armed robbery on the front porch of my friends house. They then promised security 10pm-4am every night and this never happened. After moving out it's only gotten worse. As of these past 4 months there was an armed robbery in someone's house and a person was murdered on their front door step. They do not implement safety features and the police now must take the burden of their security problems. read more

Worst apartment complex I have ever seen/experiened. The pool looks like a scene from the walking dead. Dumpsters always overflowing. Discarded furniture strewn along the streets and breezeways. Management is non existent. My child slept in his car one night because the keys were always malfunctioning and no maintenance was ever available. There was black mold present. Do not rent at Highland Square. Management is horrible and maintenance issues are NEVER addressed! They do not clean or repair the units after the July 31 renters move out. My sons house was horrible on move in day. The parents of the boys moving in cleaned and made minor repairs. We submitted a lengthy maintenance list to management and the issues are still unresolved 5 months later. The front porch columns are nasty and rotten, black stains on the kitchen ceiling, missing pieces of wood flooring, carpet that needs replaced and the list goes on and on. We moved our son in with kitchen drawers sitting in the floor because the drawer runners were broken. Cabinet doors that were torn off the hinges. We repaired these things on our dime. TERRIBLE TERRIBLE TERRIBLE. I cannot stand their management and I've lived here for almost 2 weeks. Service request? Ha! Maybe they check on it in a couple of more weeks. Cable is supposed to be included but still waiting on that. Our door didn't even work the first week! None of our keys worked. I wish I had read the reviews before signing a lease. There are so many students living here who have symptoms of covid but refuse to test for fear of being sent home. Its a health hazard to the community. My son was scheduled to move in but changed his mind when students with symptoms said they were not getting tested. Just a few days later one of the roommates he was supposed to live with tested positive but we were told we still had to pay all the monthly rents until the lease expired or find another tenant to move in. this is going to be long but needs to be read. i moved in august of 2019. i live in a 3 bedroom cottage. when i did, the place was so dirty. floors covered in dirt, carpets stained, walls with pain chips and hole from previous owners. i filled out a sheet with everything wrong in my room and they said they would fix them, and never did. the major concerns i have are one of the outlets does not have a cover on it and the fire alarm is hanging out of the wall. it works, but still is hanging off the wall for gods sake. not as big of a concern but still kinda annoying was one of our roommates was random and management did not inform us that she had a dog. we didn't find out until the day we moved in. some things i've noticed around the cottage in the while i've lived here, i live in one of the upstairs rooms, but my roommate on the first floor had a stalk of grass growing from her carpet. the fridge has broke numerous times, and they say they will replace it or fix it but never come. we've lived here for over a year and they've never come to change the air filter. the front door dies almost every two weeks, sometimes without warning. i have been locked out past office hours many times and the "emergency locked out" number always goes to voice mail, making me have been locked out 3 times overnight. the worst i think maintenance has been is over the summer, we were all out of town but had a request in for the fridge and when they came, they left the front door wide open. i called and figured out when they came and turned out, it had been open for 3 days. the biggest concern that most people have with living here is the crime. personally, i do not feel safe at all living here. i always carry pepper spray with me and keep some beside my bed. the worst that's happened to me personally is in october of 2020 there was an armed robbery, 5 against 2 that occurred on my front porch. the guys ended up throwing their guns under mine and my roommates cars and we called the police. two other robberies and a homicide have occurred since. and almost every night cars get broken into and there are street racing all night. not to mention the 3 pools are always green or drained, the coffee shop is just a broken keurig, and the car/dog wash is just a busted hose. they've, mainly the property manager darrium have lied to my parents about security, they've lied about amenities they have, and the rates are ridiculously expensive and inconsistent. this is the overall worse place to live in oxford. read more

If you're in a srat or like partying a lot, you'll love this place. If you're GDI or plan to study, you may not feel so positive about Highland Square. To begin, the walls throughout the house are paper thin,so if there's a party or even someone talking loud next door good luck trying to deal with that. I've heard entire conversations from the living room of people in the living room next door. And it's not just having bad neighbors, at any point throughout the year you can almost guarantee there's going to be a party somewhere. The housing office likes to put forth the image of luxury, but as someone from the construction industry, putting granite countertops in a kitchen shouldn't define a place as luxury. Moving in, the door to the private room downstairs didn't actually latch, so locking the deadbolt was the only way to keep the door closed; the window frame had a giant 6+" area chewed away where the previous tenant had let the dog chew on anything (being pet friendly comes at a cost) and the apartment complex just put a hefty coat of white paint over it and called it good; the handle to the microwave broke off 7 months ago... still waiting to hear about that one; the tenants at the back of the complex insist on parking on the road instead of in a parking lot behind the houses making people drive around their vehicles causing two wrecks this year that I know of... I've emailed management many times about this but have never had any of them returned... High marks for keeping the complex looking nice on the outside, but there's fundamental problems with managing and interiors that could use work once you move in. read more

Highland square does community living right. Aside from the very comfortable living and great, convenient amenities, they offer tons of opportunities for residents to congregate and socialize as neighbors. My roommates and I love going to the main office and hanging with the workers when they bring food in. I always feel safe and at home here. Highland Square has been a great place to live. The move in process was easy and efficient. However when we moved in there was a lot of cleaning that we had to before we could really move in. There were a lot of maintenance requests that had to be filed early on, but they were always answered in a good amount of time. Highland Square really caters to its residents with all the events they have like "taco tuesdays" and food throughout final week. Paying rent and the utilities bill is also - a fairly simple process. read more

never EVER rent from here. Took 3 days to get a toilet unclogged on move in day. Only way the management responded was to a threat to call the health department and breaking the lease. The front door keys are electronic and quit working on a Sunday night at 9;30. There is no emergency number to call. Just a number that rolls to an answering service which the Highlands are no longer connected to. We were out of the apartment for 12 hours. Called the Oxford Police and they provided a number to a former Highland Square employee. But he was unable to help. Oxford has too many options to put up with this incompetence! read more

Moved in to a filthy house with dog hair everywhere. Approximately 50 things were wrong with the house and hardly any of which got fixed over the year, it was just falling apart. The best thing about the complex is that it has a bus that runs from the square or to campus on game days.. that is if you catch it, it takes hours for it to make its runs. Management tries really hard with events and free food which is awesome but lacks in the actual management department, like extermination and keeping houses up. The lease is very one sided so pretty much they are always protected if anything goes wrong. It is a fun complex--which is where you get the best of your money, not necessarily the living conditions. I lived here for 3 years so I feel like I know a great deal of what it is like to live here. I would have left after my first year if it wasn't for the fact of hassling to move, and I regret that because living here was so bad. The cottages are built horribly and are falling apart. They do not deep clean them between tenants because we got ours is awful condition and if they say they do, they are lying or have their 5 college student employees do it instead of hiring a real cleaning service. Expect things to break ALOT. AC, internet, garbage disposal... maintience is AWFUL. You submit a request online and every time I did I get an email back saying it was fixed when in reality no one even came. This would happen multiple times before they finally got someone out there, and all the employees act clueless or lie. Internet is awful, just with me and 1 roommate it was bad, so good luck if you have more, we bought our own wifi. They will uncharge you for things out of no where. They are constantly changing the way to pay electric, it would change multiple times a year. The staff has no idea what they are doing. They hire college students instead of qualified people who know how to run a business. They will ask you to renew 3 months after you move in telling you it is the FINAL DEADLINE and that they already have people wanting to live in your unit.. LIES. By the next semester they will begging people to renew promising amazon gift cards, yetis, apple TV's which blows my mind that they have money for that when they don't seem to have any money to fix anything around the complex.Just don't live here. Prices are insane, living conditions are awful, staff is incompetent. With so many new apartment complexes, find a nice one. read more

Highland Square is probably one of the worst complexes in all of Oxford. The management doesn't do their jobs, and half the stuff in the house breaks and never gets fixed. The houses are made so poorly and there are no security cameras or security guards and the parking lots are not well lit, so you do not feel safe. I have truly never felt safe living here. There is a reason why half the houses are empty. My roommates nor I will ever be living in this complex again. read more

While highland square has finally come together for us (after nearly a semester) they are still experiencing major problems with their management and student workers (They are currently on their third manager). No one seems to ever want to take responsibility for anything and the owner who lives in Atlanta, adds to this because he gives them very little autonomy. Several residents have suggested turning the un-used retail space in to more study spaces since there its hundreds of residents and 4-5 tables for studying that are occupied nearly 24/7. Because the townhouses/houses are too small, most of us do not have a kitchen table to do homework at. However, what is most irritating is that no one ever calls you back and the student workers literally take the brunt of everything because people are always frustrated but they aren't paid and they can't do anything except get your mail and knock on your door asking you to resign up. They also seem to have a lot of issues with billing, for example they had a huge electricity billing problem lately that everything thought they were being overcharged for when in reality some were getting charged more and highland square literally demanded the money instantaneously (in the middle of the month) along with a $5 "convenience fee". How convenient. My suggestion, for the price I would look elsewhere with the abundance of properties in Oxford! read more
