Do yourself a favor and stay far away from Hindshaw Properties. Mr. Hindshaw was late to all three showings without a single heads-up and hadn't even told the landlords he'd be there. The level of disorganization was unbelievable. One of the houses had mold, and during the tour a current tenant actually warned us not to rent from him -- they said they're in the middle of a lawsuit against him. If I could give zero stars, I would! The landlord claimed the unit was professionally cleaned before move-in -- absolutely not true. The air filter was covered in over an inch of dust and smelled strongly of curry. The bathtub drained extremely slowly, but I was told, "if it doesn't overflow, it's fine." When one stove burner stopped working, the landlord refused to repair it, saying the other three were enough. Then, upon move-out, despite leaving the place in far better condition than when I arrived, I only received $30 of my deposit back. I rented with them, and it was one of the worst experiences of my life. My apartment was a studio that I paid 610 a month for. That includes the 30 extra for parking (which I heard has gone up in price). This studio did not come with a stove. There was a small hotel-sized fridge (not a mini fridge) and a microwave. The only sink was in the bathroom and was literally a kitchen sink put in the bathroom. The landlord only accepts cash or cashier's checks for rent, which requires visiting the office in person once a month. If you have to rent from them, I recommend talking to his secretary as much as possible instead of talking to him. This man has no common sense or empathy. I asked him to specifically put in the lease that I needed 24 hours' notice for him to enter my apartment, unless in an emergency, because I have an anxiety disorder. He broke this multiple times by telling me a couple of hours beforehand that he was going to show my apartment on days I had classes. He forgot multiple times that I had a cat, which I had given him documents for being an emotional support pet when I signed the lease. Everytime he asked to show my apartment, I had to remind him not to let my cat out because I would not be home at that time. I lived on the top floor of a very old building on Rosemary Lane. The summer was terrible because the hallways and stairs were not cooled. The stairs outside to the parking lot are falling apart. He only takes care of the weeds growing in the back, where the parking lot is, maybe thrice during the summer. He constantly parks in the only driveway to the parking lot in the back when he is showing apartments, and he gives no warning of doing this, so god forbid you have a doctors appointment or emergency and need to leave. If you don't want to pay for the parking lot, you can park on the street for free but the street is always parked up as much as possible, and you can barely drive on that road, which is supposed to be a two way road. When I first moved in and had utilities turned on, I also had to fight with him to come out and unlock the utilities to my apartment because he said it was the city's job and the city told me my utilities were already on and I would have to pay for them to send someone else out to do it. The fire alarms went off randomly for no real fire three times while I was living there. Once was at 11 pm when I had a 14-hour shift the next day, and it took him an hour to show up and turn them off. read more

NEVER RENT FROM HINSHAW PROPERTIES!!! First of all, they only allow you to pay by dropping off a check or in person. They have nothing online, even though they had said they were going to set up online pay. I'm not sure if they could even figure out how to set up online pay since they can barely manage their terrible company. They will scam you out of fees for anything. They charged us a processing fee on the water bill, which under Columbia law has to be under landlords aka they made about $15-20 bucks on this a month. Their office is a complete hole in the wall with papers every where, they even lost some of my paper work before, I know very "shocking." They couldn't figure out how to fix our heat in the winter, which resulted in me having to buy a space heater and heated blanket or even stay somewhere else due to be so cold to the point I was shivering. Our heating bills and AC bills were egregiously high all year long for no heat and no cooling! I'm talking around $500 high!!! They are very unprofessional. They are terrible at math and we had to re-add up our bills for them because they couldn't do simple addition. They would do showings of our house unannounced and at inappropriate times. They would also start maintenance work early in the mornings and there would be not communicate when they would be coming over or when the maintenance would end. They would literally block us in and never clean up after the crappy maintenance work they performed. They would do the bare minimum maintenance and the cheapest maintenance they could. It took them 3 SEPARATE TIMES to fix things around our house just to come up to the city and fire code. They didn't even have fire extinguishers in the house in the first few months we lived there, real safe! Do yourself a favor, and don't give them your business. They will hit you with random bills and are a complete hassle to deal with. Most of their houses are falling apart anyways. read more

Worst landlord ever. The properties managed are in bad condition. The office is unwilling to help. Any maintenance or repairs that need to be done are completed at a snail's pace. Stay away. This isn't an exaggeration. The office will nickel and dime you for everything. Even if something is not your fault, you will get charged for repairs. The apartment I was living in had the filthiest air vents, which were making me sick. After cleaning it out (and filling half a grocery store bag as a result), it looked like no one had touched it in years. A window broke while no one was home and we were charged $50. The kitchen sink didn't have the hose attachment work. The bathroom sink base had a lot of water damage and never got fixed. One of the two coin-operated washing machines never worked and no one bothered to fix it. When I brought it up at the rental office, I was told the tenants needed to raise $1,000 to repair it. The other machine always leaked. One of the two dryers also didn't work. I didn't bother trying to bring that up to the office. There aren't enough expletives to describe the appalling service. The one star is for the only positive thing that came from this horrible, problematic, disorganized and downright moronic property management... We threw some damn good parties, so thank you Hinshaw Properties for providing us with that. ON THE CONTRARY: I have never met a more incompetent, ignorant and ruthless group people trying to run a "business" in my life. Firstly, their office is located in the most sketchy, run down neighborhood of Columbia which made it difficult to comfortably pay rent (They don't have online payments, so every month we got to visit this dump). When you step into this office, its unclear if humans work there, or if they just let animals run in and throw shit around. Papers were stacked up as tall as the average male all across the room... don't expect them to find your paperwork in a timely manner. Stacee, the front desk manager, was the best thing this company has going for them. Needless to say, nothing you say to her gets translated to the rest of the employees, creating another mess in itself. We tried to stay away from that place as much as we could. The condition of this house was absolute shit, I honestly think that Hinshaw Properties is paying the city under the table for their inspections to pass. It looks like they hadnt repainted the walls in 20 years and was chipping off everywhere (we were also charged $100 from our deposit for "paint damage" WTF) Our air conditioning was practically non existent during the summer which racked up a $500 electric charge. In winters, the rooms were so freezing that we had to use space heaters constantly. It got so cold sometimes that we had to sleep elsewhere!!!! No repairs were made when asked unless we asked multiple times. And then when they did decide to complete the repair, they would then enter the house as they pleased, with no warning or knock! Other times their maintenance men would show up at like 8am, shirtless and disgusting asking if they could come in to fix things. So unprofessional. I hope you're still reading cuz it gets better. At the end of the lease we went to clean everything so they wouldn't steal our money anymore than they already have. In the vacant rooms in the basement, there was a thick layer of mold growing around the vents and UP THE DOORS. None of us had gone in there because we didnt need to! Black mold was growing all over the ceiling and we noticed that they tried to scrape it off and paint over it. This was 10 ten one of the most disgusting things i've ever had to encounter. I would want to give a zero star, but 1 is the lowest I can go. This landlord is awful, and probably one of the worst people I've ever dealt with. Here are a few things that I have unfortunately have to deal with them: - Their apartment is down, broken windows, falling curtain rods, leaking ceiling, roaches running everywhere. When I call them to fix these, they either said I have already put the conditions on the moving in checklist, so they are not going to fix it, or it is not their responsibility. - They walk in any time they want without informing at all. I was walking out from my bedroom seeing a stranger in my apartment. He said he was there to spray pesticide. - They tried to charge me $400 sublease fee when my cousin visited for a week. They said anyone who stay more then 3 days would be consider subleasee!?! - They charge ridiculously high utilities fee for water, sewage, and hall lighting ($30/person/month). Adding this amount into their 2 bedroom rate and you will see how unreasonable it is. Washer and dryer are not working. Heater stops working and they let us there freezing cold for 3 days. - They charged ridiculously high for the cleaning at moving out, so prepare that you will not get back any penny from your deposit. For all the broken things that I already put into the moving in check list, they say they cannot find the checklist, and that was me who didn't send it.
