I ve lived here for over 25 yrs. New people take over They raised the rent twice in 6 MO the roads have a Band-Aid on them, demolished the pool that hasn't been open in 2 yrs. All they want is $$$$. They try telling you what you can and cannot have for window treatments so it looks better from the road. Like I have read, if I could leave 0 stars I would. We were desperate we needed to get out of the situation we were in. That's the only positive about this place. From the fire into the frying pan. When we did our initial inspection of the house and wrote down the problems. NOT ONE ROOM was void of problems. From the baton strips barely connected, a strong breeze would remove them. The walls are easily the most flimsy walls I've ever encountered. Cannot hang anything, tried installing curtain rods with the screws they came with and instantly fell once the wait of the curtains was placed. They have shelves in the closets that I would not trust to put any sort of weight on. The shelf in my daughter's room had to be removed due to the unstable walls. Our dryer did not work for the first 2 months of us living there. Maintenance wouldn't do nothing, they called a contractor. Contractor said they would not go under the house "That's for the maintenance to do" We waited and waited finally I had to go under the house MYSELF to find that the dryer vent was Taped over. Our dish washer wouldn't and still doesn't dry our dishes. Every load we have to dry them by hand. They had their contractor come to fix the light on our fridge and ended up completely breaking the connection switch. We have been without a light in our fridge for 6 months. There are no tension chains on the storm doors, we had a windy day my son went to let our dogs out the door got away from him and broke the door handle on the outside of the storm door. I told them about it on one of their random inspections. The maintenance guy said he'd be back by to fix it. It's still not fixed that was 3 months ago. I almost guarantee that they are going to take our entire security deposit because of their neglect. Even though I could've taken them to court for improper drainage and endangering tenants. I had a 2018 GMC Terrain that got caught in the lake that was created from their poor excuse of storm drains. I could've sued for vehicle damages. I REALLY wish I would've in retrospect. This place has been one relentless headache after another after another. They say this isn't a trailer park it's a modular community. I say b.s. it's ghetto, it's trailer trash park with greedy heartless neglectful slum lord management. AVOID AT ALL COSTS, NOT WORTH IT. $1,750 a month for a trailer house that's not worth more than $1,300. Good riddance Holiday Hell Estates.​ Update: I had just got a call from the Canton PD saying that I threatened the manager. Saying "I will have her head." It says this call is being recorded before anybody picks up and yet the manager is going to bold face lie to a police officer. This is the absolute WORST place we have ever lived... we had to move here on a whim, it was either this or be homeless.... The last year and a half has been nothing but annoying. People are loud and disrespectful of others! They FLY down these streets and fly right through the stop signs! Even when kids are outside playing and riding bikes! Oh and let's not forget about the lady with a big black dog who never picks up his poo!! There are piles of poo all over!! Also, the pool just finally opened and the hours are from 11am-4:30pm! What kind of hours are those? Most people work until 5pm and can't even take their kids there when they get home!!! I would NEVER recommend this place to live!! If i could leave 0 stars i would. The place seemed nice and had a offer for no application fee for appliying which i had to pay anyways per person. Then after not responding to me for weeks i was told i was not approved with a letter that did not tell me why. I would stay away from this place if you dont have perfect credit. My family and I applied here. The front staff is so rude and her attitude just plain sucked. I will not look back at this place and apply again simply because of her. She makes this company look awful simply because her attitude. They barely ever pick up the phone, don't return calls and god forbid you get denied they won't tell you why. This park is not pet friendly! They are trying to evict a senior who has been here for over 30 years that has always paid her rent on time..for feeding a few cats on her porch discreetly. The mama cat was left behind 17 years ago by a resident and had babies born outside. This sweet woman started feeding them because she couldn't watch them starve and is now facing eviction if she is caught feeding. I say don't blame her but blame the ppl that left their house cat behind unfixed. Anyway, if you have pets keep looking, this place is not for you! read more

It's better than some of the parks further East/South but they've raised our rent twice in less than a year since getting new owners(even though we never signed a new lease). The roads are completely destroyed/crumbling except at the very front. There's no cable/WiFi companies that service this place AT ALL because of the underground lines - your only option is 4g or satellite(making homeschooling nearly impossible. The phone connections are terrible like there's no towers nearby, so 4g is not very useful). Raccoons and stray cats all over at night (already caused thousands of dollars in damage to our skirting/underbelly in 1 year. the new owners are leaving notices threatening to cite people for the damage caused by these animals. it's "your responsibility" to keep them out of your yard even though we're not allowed to have fencing. The park doesn't even have it's own fencing or anything to separate us from the literal forest that surrounds 3/4 of the perimeter). We've started leaving animal "deterrents" out but I'm sure more animals will keep showing up long as there's nothing blocking us from the woods, we've even had deer walking through our yard. We were really excited to move here because of the surrounding neighborhood but this place is nothing of what you'd expect from Canton. This part of Canton is not included in the canton/Plymouth school district either (everything south of Palmer is considered "Westland schools" even though the canton schools are physically closer..) I'm scared to leave this review out of fear of retaliation but I don't want other people to feel taken advantage of the way that we do. It's going to cost us the entire value of the house to repair everything, meanwhile getting threatened over aesthetic crap like power-washing the siding. I feel absolutely crushed over everything that keeps happening and want other people to be wary enough to hopefully avoid a similar fate. Meanwhile, I'll keep hoping the new owners somehow try to improve the living conditions and that myself and the other residents can afford the necessary repairs before getting evicted for not being able to afford them all. The residents mostly seem nice, we've had barely any issues here with our neighbors - most of the people are friendly and respectful. A couple months ago the new owners "fixed" the sewers - it floods up to our porch now, when it never used to get past the sidewalk until recently. They'll probably say it's our responsibility to make sure the yards don't flood but even a sump pump wouldn't work - there's nowhere to drain it into when you're surrounded by standing water (it's definitely overflow from the sewers. the rivers north/east of the park, ironically, have not flooded yet). It was so flooded the last couple rainstorms, I literally called the fire department and asked when is the proper time to call 911 if we're trapped in a flood and can't drive out - they said once the water enters the house itself, so at least we've got a couple feet of slack read more

What a 'DUMP' if you're looking for a section 8, this park is for you!! My Grandma and I drove through looking for a nice place together.. OMG!! We saw 1 BEAUTIFUL HOME, that just doesn't belong there. i'm sure it was a Beautiful park at 1 time. The female manager is a complete mess.. Not clean looking dirty hair holes in her jeans, etc.. I've lived there for 15 years and new management (patty) is AWEFUL. Very unprofessional and CONTANTLY HARRASSES tenants (Clean the grass off THEIR STREET, somethign left out side, etc etc ). They break the law constantly as in charging fees out of no where and do things that are illegal. If you're one day late on rent their fees are ridiculous and they love to hand out eviction notices. Recently they turned off my water for being one month late so I paid in full. Than she says she needs next months. So I paid. Now she says she needs $100 to turn the water back on and I'm without water for days now and need it for medical reasons. I'm looking in to filing charges. They also like to leave notes complaining about anything on your door and stop by on a random sunny day to harass you about something. She yells about motorcycle in the park (You cant make that illegal), new fees not on the lease (again illegal), exorbidant late fees (illegal) and my guess is they'll try evicting me next for calling them out on their illegal practices. If you want a peaceful place to live without stress this isn't the place ever since Patty became the manager. She is a mess and shes very unprofessional and will try to keep things over your head. Look somewhere else. I'm trying to get ahold of the owner and looking into how to get my water on even though I've paid in full and up to date. read more
