She gave myself and three other roommates 2 months to move out (standard for a 60 day notice). She waived our last month's rent, which was considerate. However, we were promised our 1,500 dollar deposit back for each roommate. We were recommended HER cleaning service even though there were much cheaper options. Kari worded it in a way where that was the best option to get our deposit back. She didn't disclose the price. It ended up being 900 dollars for 4.5 hours. We also had several walk-through of our house before we moved out, one with my dad, one with Kari and my roommate, and one with Brian and my other roommate. Nothing they had gone through was damaged and they didn't indicate that anything indicated we wouldn't get our deposit back. The day after the cleaners came, Kari sent us a picture of a damaged drawer which would have been impossible for us to do because we had left the keys inside of the house two days prior after we had moved out. Kari had said that the cleaners had observed it like that when she had arrived. She tried charging us again after docking off more than she should have from our deposit. We disputed this and had to tell her that it was definitely not like this before we moved out and had to be the cleaners that damaged the shelf. Explaining that we had done three walk-throughs, it was definitely not in that condition before we left. After going back and forth with Kari with my roommates and I, she had to admit that it would've been impossible for us to do this. This resulted in her waiving that fee off, but had we not kept debating this we would have had another docked off our deposit. Also we had a stain in the wood that wasn't brought to our attention which we assumed the cleaner could get it out (which is why we paid to get it cleaned in the first place). So she docked us off for that as well. To summarize, even if you do everything she says, she will still find ways to take off more from your deposit. Avoid her being your property manager. Her husband was cool though.

We worked mostly with Bill, and here's what we loved about him: 1) He was super-knowledgeable. We learned a ton looking at different houses with him. He was always able to point out different features of a house (good and bad) that we wouldn't have necessarily known to pay attention to...things like older electrical panels, potential asbestos in popcorn ceilings, problems with flat or low-slope roofs, missing downspouts, etc. Whenever we looked at a house we always felt afterwards that we had a good understanding of its characteristics and potential issues because of Bill's knowledge, experience, and ability to point out and explain all of these things to us. 2) He was dedicated. We took our time with our home search and looked at a lot of different houses while we were still figuring out what we wanted in a house and what neighborhoods we wanted to live in. Whenever we saw a listing online that we wanted to see, Bill always made himself available to show us the listing. He never hesitated to dive through cobwebs, trees, and bushes to find a lockbox. and he even opened the cover of an electrical panel complete with a wasps nest inside. Now that's dedication. 3) He was great with communication. Bill always responded promptly to my calls, texts, and emails. We also felt like he really went above and beyond to make us feel informed in our decision-making and to answer every question we had. And as first-time homebuyers new to the process, we had a ton of questions. 4) He was trustworthy and honest. After reading various online articles cautioning first-time homebuyers about unscrupulous real estate agents, one would think that on the spectrum of shadiness, a real estate agent falls somewhere between used car salesmen and lawyers. That wasn't the case with Bill. We never felt he was shady or trying to oversell or pressure us into buying a house. He was always honest and real with us throughout the homebuying process. We felt comfortable trusting him and always felt like he was looking out for our interests. 5) He was a good negotiator. We found a house we loved and Bill did a great job negotiating our deal through various obstacles. In particular, as first-time homebuyers we didn't have a ton of liquid cash and the house had a bunch of hidden small repairs which added up to a fair chunk of money. We thought the deal was going to fall through, but somehow Bill managed to help us negotiate a reasonable repair agreement with the sellers, who initially had not been open to performing any repairs. Also, in drafting and negotiating our initial purchase contract, because Bill was so familiar with local customs/practices in Sac County, he knew exactly what things we could ask the sellers to pay for and helped us make informed decisions about what types/amounts of credits we could reasonably ask for. 6) He was patient and understanding. We never felt pressured and we felt Bill always made it a point to be sure we were comfortable with the process and our decisionmaking. We were looking for a house during a low-inventory market where there was a lot of buyer competition for homes in decent condition. This made our home search challenging, but Bill was super-patient and never pushy. He's also a very down-to-earth and calm personality and was empathetic during the various emotional moments of panic that happen when searching for and buying a house. Overall, we really loved having Bill as our real estate agent and would highly recommend him and the Woolford Group. They're great people who have a ton of real estate experience and more importantly, they genuinely care about their clients finding the right house and being satisfied with the process. If in the future we sell our house or buy a new one, we will definitely go back to Bill and Nan. They're good people and wonderful real estate agents to work with.
