Nancy Hernandez is a wonderful person and a nice leasing agent…read more However, I'm infuriated with Sterling Park, and the third party verification company at the amount of time and the number of times we spent revising paperwork only to be told we wouldn't qualify either way. I don't believe the final revision of all the paperwork was even submitted. Whoever is in charge of the third party verification company needs to understand what actually helps people who apply to income restricted properties. My wife and I applied by ourselves knowing we wouldn't qualify, but we were told to "just try". Then we had a friend apply as a grantor but she also didn't qualify. So finally, I made the call. Nobody likes asking family for help but I made the call. My father agreed to co-sign, be a grantor or be on the lease with us. We were told that we were approved with a larger deposit, but after weeks of hashing out paperwork and revisions we were finally told that now we over qualify. So... that's it. After a month of waiting and revising. What really irks me is that we were told the 3rd party verification company doesn't say who can move in and that we we're approved and after weeks of dealing with paperwork and calling my father to get information and papers submitted and then told they're not even going to submit it because it will get denied. I'm infuriated and astonished that the paperwork after weeks and hours of working on this wasn't even submitted to the third party verification company for a final decision. Our suspension is that the unit we placed a deposit on was rented out to someone else because it never came back up for listing. Why else would it have taken a month from feb 19 to March 19 to get a non-final, final answer. So Sterling Park suggested that we apply to their non-income restricted sister property. We asked if we could have the application fees waived (because I paid for 4 application fees when it should have been 3) and the paperwork transferred to speed up the process. We have yet to hear back from anyone if that's possible.

It's a quiet and safe neighborhood (esp with the Sheriff's office right next door). The apartments are better than most with some excellent upgrades. They have natural wood cabinets instead of ugly laminate, ample counter space, separate pantry/laundry room, and huge bedrooms. Being individually owned instead of corporate owned gives these apts a better handle on their residents. Any maintenance issues are taken care of immediately and you know who you'll talk to when you call or walk into the office. The only reason I give 4 stars is there is no pool or rec room but it is less than a mile from the Brighton rec center.

Our apartment smells of cigarettes and I am having to re-clean everything due to lack of detail on the cleaning process before move In. I put in a maintenance ticket move in day to have the smoke detector battery changed, it was beeping. I specifically put in my instructions to call me prior to entering and clicked "no" on may we enter and I come back to the smoke detectors changed (I very much appreciate that!) but the ticket was on my counter top meaning they entered without notifying me. Maybe it's just holiday time and things are scattered, I did not have my lease sent to me 48-72hrs before move in and had to check in with Charlotte but ended up taking about 45min to get our lease signed because she also had to take phone calls and help other people at the same time as helping us. I am still more than happy to live here and I do enjoy the community but the first couple of experiences have been slightly irritating. I was hoping to see our apartment before moving in but unfortunately it did not work out that way and it ended up being a necessity because it wasn't the cleanest upon arrival and I'm still battling the smoke smell. There is an old food stain splattered on our ceiling and there is some serious grime built up in the freezer I've had to clean, and I'm unsure if the HVAC filters have even been changed. Anyways I hope in writing this review the vendors can pay closer attention to future units when cleaning and management when doing walkthroughs can be more thorough because it felt almost like a motel room with how little it was cleaned.

Up until Cynthia managed the place in 2022. The phones were not answered, messages were not responded to, emails had to be sent several times, and even after chasing her down to renew a lease, it did not get done. Now, things are getting back to the normal good service that I have known Platte View to be. The new manager, Juanita, is on top of things, the phone is being answered, maintenance is taken care of because the request are being taken, (and that is always been a great thing, the maintenance guy is wonderful) my lease renewal that should have been done months ago is finally done. Now about the property, the place is clean, there is dog poop but that is not the staffs fault. That is the pups owners fault. I am glad that the place has adopted a no smoking policy, but people are people and they will still throw butts on the ground. So unless staff follows around every dog and resident that might light a cigarette, it will never be 100% perfect. Where I do not like the $8.00 monthly parking fee, I like it much better than having to have stickers on my car, or limited access gate that are always broken. So, if you are looking for a good place to live with maintenance and management that cares about the residents this is the place for you.

Also if you have pets just know that a standard move out cleaning fee for a 1 bedroom apartment is 300$ (140 for normal cleaning, and 160 for "carpet cleaning with pets") for only having the carpet in the small bedroom and that the "Jetty Bond" option is not a "security deposit alternative" as it was advertised to us on move in and doesn't cover anything for you and instead is just insurance for Greystar if you don't pay rent or move out fees.

I googled how to reset it and fixed it myself. Also heater and air is so loud I couldn't even talk on the phone. If you work from home or just not living under a rock and want to face time or call people you can't because there is no service. I would call my doctor and would have to drive to a place were they have service. You could have an emergency and the phone will cut out. Taking a hot shower after a 12 hour day of work least want 20 minutes. Nope it would last 10 minutes because they have a 9 gallon water heater that you don't have access to. I kept getting sick in this place as well and love taking baths in general. My boyfriend would have to boil water on the stove and pour water in the tub because it will fill to a third with hot water than go cold. I get it. Apartment living but come on. Bathtubs are no sealed correctly. My secondary bathroom was leaking everytime the shower ran. They came out 6 times to just cock it and think it was fine. They finally had a actual plumber come out and fix it. Mold is growing in the walls but they say its not. Insolation is crap. I pay every month over $120 because it just seps out of the windows and door ways. You'll see people putting towels on their windows and doors just to keep the warm in. So much cold air coming from the outside was coming into my front door. They came out 3 times to fix the door to seal it but still isn't fixed. So I just put a towel in front of the door to keep the warm air in. Be ready for crappy neighbors. Across my apartment this girl lived in would blast her music through the night and till 11 am. Called security they have working the place at 6AM didn't show up for 2 hours. The girl already left. I would complain multiple times to the office and they said they couldn't do anything. I had videos and neighbors complain to the front. They just told her she needs to quiet down. But still plays music that is bumping my walls. She constantly threatens me to my ring camera. Send it to the front and they say "well she's moving out soon so we can't do anything about it." WHAT A JOKE! They don't care. Cops are here almost everyday because people don't respect anyones living space at all. Parking! If you want a spot to park in every night its about $70 a month. If you want a one car garage its about $250 a month. Theres no parking at all. If you do find a parking spot in the complex they make you sign up through a third party and pay $10 per vehicle. They add all different fees each month. So get ready for hidden fees. Dog poop is every where as well! Also they charge you $25 a month for some guys to pick up your trash 5 days out of the week sometimes he will only pick up trash 4 to 3 days a week. PLACE IS A JOKE SO MANY PEOPLE BROKE LEASES AND NOT RESIGNING THEIR LEASES! I WONDER WHY. I wish all of this stuff was made up but this was a living hell at Thayne apartments!
