I moved to Hunters Chase from North Jersey to be closer to my family in the South Jersey/Philadelphia Metro. I moved into a 1 BR w/Den Apt. on 8.30.2024. I paid approx. $2,200 a month for rent, apt. insurance (their insurance), water, sewer and "covenience fees." There were banging noise issues with the side by side neighbors to me which I reported to the property management several times. They told me that they had "addressed" the banging noise issues with those neighbors. I honestly believe they did not because it really never changed. I just dealt with it. After only 4.5 months of living at Hunters Chase, I had to call the police on those same neighbors and send the below message to the property manager and the company office which is located in Pennsylvania and again on April 18, 2025. Unfortunately, I had to call the police regarding loud noise emanating from the next-door neighbors last night (1.18.2025) at 10:00pm. The noise woke me up from sleeping at about 9:30pm. The noise was their bathroom fan running non-stop, and it is extremely loud that I can hear it incessantly. They run it a lot throughout the day. I was hoping that they would turn it off, but they did not. After I called the police, I used noise cancelling headsets to get some quiet time. The police arrived about 10:45pm and spoke to the tenants. It is quite disappointing that these tenants seem to not understand nor respect neighborly boundaries nor property rules. As a result, I will not be renewing my lease at Hunters Chase. I believe my lease ends on 8.30.2025. I will continue to pay all bills on time and be a respectful tenant. The police were called again regarding the side-by-side neighbors. The neighbors, as stated on multiple occasions, make loud banging noises and run their bathroom fan for hours throughout the day on a daily basis. At 10pm on April 18, 2025, those neighbors were running their bathroom fan. The fan noise is loud and woke me up when I was sleeping. Police officers responded to my complaint and spoke with those neighbors and me. The police provided me with a complaint number which was given to the local property manager and the PA headquarters. There was NO follow - up from either. I am giving this place one star out five. One is generous! PS; If you decide to move there, which I highly recommend against doing, make sure to purchase noise cancelling headsets! You will need them - unfortunately - as the management will NOT address any issues! If you voice any concerns, the management will be spiteful and attempt to retaliate against you which of course is illegal and unethical. read more

The management team never actually resolved the noise issue, other than their advice to tenants to "call the police." On some nights, the bass notes can be heard and felt until 5 in the morning. When the police show up, the noise abates for a few days, but eventually returns. Last week, the refrigerator in my apartment failed, leaving hundreds of dollars in spoiled food. I called the office just before closing time, and the maintenance crew responded within 6 hours. I added a star to my review, as the maintenance team is still quite good, and tries very hard. However, their success is often constrained by management, as in this example. Normally, when a 20-year-old refrigerator fails, you'd never replace it with another old refrigerator. That would be "penny wise and pound foolish," since the replacement units will fail within weeks or months, and the cost of replacing the spoiled food will quickly exceed the price of a new refrigerator. Sadly, when a Hunters Chase tenant's refrigerator fails, the cost of all this thrown out food doesn't enter into the management equation, as they are not burdened with that cost. Hence, broken 20-year-old refrigerators are replaced by other failing 20-year-old refrigerators. These old refrigerators are noisy, energy-inefficient, and are typically months or weeks away from breaking down. I've had to replace roughly 800 dollars in spoiled food in the past 5 years, as a result of failing refrigerators - money that could have been spent on a new refrigerator. Judging from some of the noises that this latest one is making, I'll be throwing away more food in the not-too-distant future. When I rented, they always said how easy the move out process was to get your security deposit back. Well, I finally moved out and they charged me to completely replace the carpet without telling me. On August 14, I returned my keys and did not hear from them. I called them on August 28th to ask about how much my security deposit amount would be just to find out that on August 15th, they charged me to completely replace the carpet because of "pet odor". I asked at least 5 people that I am close with if my apartment smelled when they came over and each genuinely said no. I suspect because I had a puppy, they just wanted to replace the whole thing on my dime. Guess they're not as "pet friendly" as they say and makes sense why I always saw apartments getting new carpets around the neighborhood. I reached out to them about the charge and got a rude response from Kristen. Since then, she has not responded to me in over 1 week. Aside from this move out issue, the apartment wasn't ready the day I was moving in and I had to reschedule my furniture delivery because they wouldn't let me in the apartment (that I was already paying for). Half the dogs in the neighborhood are aggressive and I've seen a few get off leash and attack other dogs. The owners don't clean up and there is always poop ON the sidewalk. Probably because every time it rains, the lawn completely floods and there are standing puddles, so the poor dogs can't even go on the grass. The apartment is a typical cheap apartment with a bad paint job and cheap appliances, but credit to maintenance because they always came pretty quick. If you're renting, just have expectations for them to try and rip you off when you're moving out. Also, the regional manager, Micheal Duncan, responds to all these reviews with his phone number to talk about the poor experience, but he didn't answer or return my two calls before I posted this, so that seems like a fake attempt to control the bad reviews on here. read more

I'm new to New Jersey and this is a great place to live. It's in a nice city, lots of stuff close by, not too far from highways. Rachel accommodated my walk in tour on a Saturday and was super easy to reach by email through my app process and even now if I have questions she's very easy to get in contact with. The service team is also super great. I have a chihuahua who likes to make some commotion when strangers come but they are nice and she likes them! Eli is super great and explains what he has to do or why it's not working which I appreciate. They take really good care of the community with the landscaping and it's very clean... of course I wish it was cheaper but the price is good for the area.. all things considered.. Glad I picked this place as my new home. Definitely recommend. read more

I lived in this apartment complex for two years and loved it. The application process was quick and easy, and within two weeks we were moving into the apartment. The apartment itself was huge with a fireplace, two bedrooms, two bathrooms, and a deck. The bedrooms were laid out so that they were on opposite sides of the apartment which worked out well when I wanted to avoid my roommate (who also happened to be my sister). We didn't have too many maintenance issues while I lived there, but when we did call with an issue, the guys came out quickly to resolve it. The complex has a pool, which unfortunately I never took advantage of the whole two years I lived there, something I regret to this day. Even in the middle of summer, the pool was never crowded the way that some public pools can get. There's also a gym which is never too crowded either and had fairly new equipment. This was a great place to live and I'd probably still be there if I hadn't moved into the city. read more

The response times on maintenance are excellent and the property is maintained beautifully. Management cares. Nice place to live. Had to spackle and repaint the walls to make it perfect and the finish I wanted, but I am picky and lived in a high-end home many years before this. The pool is beautiful. If the developer graded the slope of the parking lot correctly by Building 17 and there weren't puddles every times it rained, this would be 5 stars. Highly recommend. read more

Hunters Chase is great. The apartments are nice and well spaced from one another. They have a pool, a gym, two tennis courts, and a cool little dog park. There is three drawbacks. First off, the staff has to do a better job of removing weeds in the mulch in the common areas. Secondly, the dog park gets flooded easily when it rains. Lastly, the rent is a little too expensive for the area. read more

Love it here been here for 6 months. Staff is great. Salt water pool wonderful. The staff is pulling people together with club house gatherings on friday nights even a family movie night. They are going to be replacing windows for better insulation and exterior. This will be great. The is agym with 24 hour access. The residents are nice also. I love the quiet, safe atmosphere, as well as the fact that we are allowed to have dogs and that everyone cleans up after themselves. The brand new siding is gorgeous! Planned on being here a minimum of 5 years but sadly this property is grossly mismanaged. Once you move in, there is little to no response from on-site property management when issues need to be addressed. I've heard great things about Scully properties but the exterior of these buildings are filthy and have not been power washed since I've been here. These are called "luxury apartments" however, they rent to groups of young people and families who have multiple vehicles per unit and insufficient parking. They refuse to have assigned parking. There is not sufficient handicapped parking in accordance with Americans with Disabilities Act. They allow inoperable vehicles to sit idle indefinitely and when brought to the attention of office staff, they refuse to address. Even during a pandemic you are sure to receive a rent increase and a $10 monthly "administration fee" so that they can send you a paper statement even though you pay automatically every month through electronic payments. In summary, shop around. There are much better deals out there in the area. read more

We have lived here LESS than one year and my rent has been raised TWICE with no justification. There are some positives such as the maintenance staff are very responsive, friendly, and reliable. My son's window has been left unpainted since before we moved in. The rugs are cheap. For being "luxury" apartments, they could use real wood and better rugs that look like what goes in a basement. Have lived here for a few years now and overall, it's a great place. Apts are spacious, I rarely hear the neighbors, parking is ample and location is great. Pool and 24 hour gym are also nice and staff is extremely attentive, responding to all maintenance requests immediately. My only complaint would be that while the rent is raised each year, there do not seem to be improvements being made to justify. The stairs in our building are crumbling and the windows are awful. I keep hearing they are being replaced but when the electric bill for a 2br apt is equal to what you paid for a 3br, two story home, there is something wrong w/ the insulation. Hunter's Chase has been very honest in their dealings with us. We are very happy with the maintenance staff which are very responsive and the leasing specialists have always been very courteous. I locked myself out of the house on a Saturday and I was lucky someone was in the leasing office. She stayed later just to help as I was on my way to a wedding. The landscaping is beautifully kept and my daughter loves that the tree line leading into the complex is decorated with pretty white lights. The salt water pool is great for kids in the summer time and the gym is an added bonus. I would recommend this complex to anyone wanting to live in a great community. read more

Please be careful when dealing with Cindy, what ever she tells you please have her put it in writing. She is very unprofessional and rude. When you first meet her she comes across as caring and passionate but doesn't keep her word. I told Cindy I wasn't looking to move until February and she told me the longest she can hold the apartment is December 30, I agreed to this date. When she sent me the approval for the apartment she put December 15, after questioning her about this, she would not give me a reason why. Long story short after going back and forth with management, they said they gave the apartment to someone else, after I gave them my 300 hold fee. Over 5 years ago, I moved into a 3rd floor 3 bedroom without upgrades. I had a ceiling leak that could never be fixed. Water ran down the wall of my child's bedroom. When appliances broke, they were replaced with used appliances from other people's apartments. Windows were painted shut. Wasp, bees and lady bug infestations annually. The last straw was when they rented to people who played loud music Friday & Saturday nights, and smoked weed. My apartment stunk every time they lit up. My clothes closet had a crawl space that linked our bedrooms so my clothes smelled. I called 911 and my daughter's car was keyed (I can't prove who or where it was done). After the police left, the music grew louder. I complained regularly to staff for over a month. I gave notice & moved out siting this was no way to raise children in this environment. HC charged me $2,550 for leaving without the FULL notice. Thing is, I might have stayed another 3 years if they had ended the problems. They didn't. They wanted me to keep calling the police. Staff were nice. Not luxury, at all. Did I mention they raised the rent every year yet provided no upgrades. I paid the same as a fully upgraded apt. They didn't give me my full deposit even when I left the apartment ready to be painted for new tenants. read more

Where I have lived at the apartment complex for about 6 years, and its a nice place to live, my rent increases each year and there is nothing done in the complex. The wood siding that has rotted took over a year to replace, but still hasn't been painted. I have placed maintenance requests about the gutter that is disconnected and when it rains the water flows down the side of the building and down on the ground where all the wiring is for the AC units. I'm pretty sure that is a fire hazard. The gutters are full of leaves and still can't drain properly. The steps to my apartment on the 3rd floor are cracking and the metal strips are sharp and dangerous. There are marks on them like they were going to replace them, but that has been over a year and still nothing. The parking lot lights has been out for months, a request was put in multiple times and the light is still out. This summer my AC unit in the apartment was leaning and I had water leaking into the wall which caused mold and the rugs were soaked. The wall with the mold was sprayed with mold protecting chemical and the rugs were dried with fans and the padding was replaced. There is still a musty smell in the closet where the wall was damaged and showed mold. I thought the sheet rock should have been replaced instead of having a chemical sprayed on it. I have mentioned to maintenance that when you walk into my apartment its slanted. You can put a pencil on my kitchen table and it rolls off. For as much as I pay in rent, it would be nice to see things getting updated and taking care of. I was told the windows and sliding glass doors were going to be replaced this past summer and that was one of the reasons the rent was increased $40 instead of the usual $20. I was told the parking lots were redone, but yet they were only painted. They said that they put a dog park in, which is great, if you have a dog. When it rains the park is always muddy. Who wants to take their dog to a muddy dog park and take them back to their apartment. The siding, the gutters, and the doors and windows haven't been touched. In the winter the heat goes out the windows and the electric bill is ridiculously high. They could be nice and worth the high rent you pay, if the updates and repairs were maintained. Management keeps telling you things are going to get done and nothing has been done, but don't hesitate to increase your rent each year. read more

The apartments are nice, but it took months to get rid of a horrible smell from the water when I ran the sink or bathtub. Maintenance kept telling me to run the water all night, but that didn't help. My main concern is that the people in the rental office are not very outgoing, customer-service oriented, or easy to deal with if there is an issue. I signed a lease on an apartment only to find out a few weeks later that the resident had decided at the last minute to stay. There was no apology, just a an email stating that I'd have to choose another unit. I had to pay more to find the same model elsewhere, although I felt that since I'd signed the lease, they should have honored the price. Most recently, I used their online bill pay, paying my rent on the due date, but a glitch in the system time stamped my payment for the next day and I was charged a late fee. DO NOT use the bill pay system unless you are prepared to have the company basically call you a liar if there is a glitch and deny that any glitches are possible. I now have to pay a $137 late fee for a payment that I made on time. I do like my apartment, but I am not at all happy with the customer service I have received. read more
