I wish I would've listened to the other reviews. They allowed me to move in a property that had squirrels and raccoons living in the ceiling. Fresh piss stains started to show up by about 2 weeks of me living there and the place constantly smelled like ammonia. These people will not answer the phone, the office is always locked, there's no one there. You can text an AI bot. I only got a phone call towards the very end where I was told again and again that it wasn't business hours and gaslit that the piss stains were just water damage. Keep in mind I've waited over a month for a response from them so the fact that they were mad about a phone call at 6 o clock says everything I need to know. It was the most disrespectful phone call. They were coming at me, making me feel like it's my fault. Please please do not rent from these people. I'm so happy to be breaking my lease. They're absolutely delusional if they think I would argue to stay in a place that's bad for my health. Oh and keep in mind that they require a centerpoint account number before you move in. I thought there was a separate gas line but no there was one gas line for all three units. Just seems like a scam if you ask me. I never had access to my electrical box or water tank either. Any free gift cards that they promise will not be delivered and any free rent they offer you have to badger them just to give it to you. Rented a house from this company for 4 years. We were NEVER late on a payment and put in minimal work orders for things to be fixed. We gave over a 30 day notice (after approved via email) to move out at the end of our lease on February 28th, 2026. We cleaned the house, removed our appliances, dropped the keys off to the drop off location, emailed pictures of the envelope and keys to independence property management as instructed. It is now April 16th, 2026 and we have yet to hear anything about our deposit. We have called numerous times, sent emails, and still nothing. We can hardly ever get ahold of an actual person and on the off chance we do we are told it will be taken care of with no resolution. We were supposed to hear back within 30 days about our deposit and still nothing. We provided a forwarding address and a bank account number. read more

Landlords and tenants stay away from Independence Property Management. I was a owner/client of IPM for nearly 2 years and had nothing but trouble the entire time. I literally could not get them to perform maintenance, proper leasing, or communicate effectively with anybody. Find another company to work with. I have 6 PM companies that I work with in other markets. IPM was the absolute worse. read more

If you are looking for a great property management company that will care for your home, keep looking. As a renter, we have made several "work orders" for vital issues only to have them unaddressed. We have had a leaky water faucet; leaking water right down into the structure of the home, for 7 months. When we moved in, there was already a bucket to collect the water. This is destroying the wood of the home. The filters are in our lease agreement. After 7 months and several promises, not one filter has arrived. This is mucking up the breathing air and will shorten the life of the ac. The bathroom exhaust was recommended to be changed by their own maintenance folks, due to a fire hazard. Nope. They would not address it. The bathroom toilet is currently leaking. They sent someone out yesterday. They could not find the water shut off. Wow . If there was an emergency in your home. Would you trust this team to safely stop a leak. Nope! In fact, they accidentally drained the radiant heat furnace. Who knows the untold damage they have done. If you want your beautiful home rented, I am sure there are better options. read more

I live at 3609 E 5 Th St Apt B Dayton Ohio 45403 I am a 77 yr old disabled senior on social security, i have lived in this apartment 7 yrs i get my check on the 3 rd and in 7 yrs i'v always paid on the 3rd or before. Now it's due on the 1 st and late on the 2 nd and delinquint on the 3 rd and 3 day eviction on the 4 th.which means that i can't pay my rent on the 1 st and have to pay a 75 dollar late fee.The lady in apt A is moving out because she wouldn't sign a new lease but she could stay on a month to month for a extra 75 dollar fee. Plus they don't fix anything the roof over apt C shingles are off the roof and all this rain he says a matter of time before the roof starts to leak.I wonder if the property owner has any idea how run down his property has become and nobody will rent for these people. read more
