Pool pump not working and it's been brought to their attention.

Wait times for repairs and not good, much less the ability to sub out work to other vendors. We've had on going issues with our pool for two summers now and that was a large reason we selected a property with a pool. Their local office is does not respond in a timely fashion. For large repairs the issue is put off until the last moment until the fault can really be addressed. Consider elsewhere before renting with Invitation homes. Our A/C was identified as having a leak in the system. Well will see how long it takes before the technician comes back to find the leak, let alone submit an estimate to repair the fault. It's the middle of summer and when I asked what's the course of action I was told not to use the A/C We previously rented with PMI North Bay and were much happier then.

Had an issue with a light I've been dealing with for some time now. The management should take notes from the folks in the field that deal with the day to day customers living in their homes. I have other issues I'm dealing with in regards to what I'm getting in customer service in what I pay to live in this home but today was a Better day, Stephen came out and fixed the lighting/power problems in the house very quickly and was clean and communicated and thorough. Thanks to him my son can see and live in his bedroom again normally.

I've been a resident at a property management by Invitation Homes for more than three years. I have kept the property in IMMACULATE condition. Never has my rent been late or any other of the many issues that can come up. Within the last 60 days the property my family and I are renting has been infested with fleas due to multiple neighbors feeding and housing stray cats. I have had the property fumigated a total of 7 times in a 5 week period. Even that did not rectify the issue. The property management company also sent pest control companies to help fix the issue. Still we are experiencing serious fleas issues. I provided Invitation Homes the invoices, photos of my families flea bites and all invoices. With the continued use and exposure to the pesticide, as well as the many other health issues that come with infestations, my hope was that my family and I would be able to move to another residence, but still continue the remaining portion and responsibilities of my current lease. Again, with the 9 pesticide sprays and numerous statements from the pesticide and pest control company stating that without removing the cats, the issue will eventually return. Even with my family and i's health and safety at issue, Invitation homes have me one option, pay a $1500 relocation fee as well as first month and.security deposit. I would really advise anyone to STAY AWAY. This company is profits over people!!!!

If you are a potential applicant reading this please turn around and run, not walk, away. This was easily the worst rental experience of my life. From beginning to end there were non-stop issues. If you already signed the lease, read through it carefully and ask about a lease transfer. After 6 months you can switch to a different IH house for $1500. It's cheaper than completely breaking the lease. We were hoping by going with a large established rental company with standardized policies in place it'd be better than the slumlords and "landlord specials". Oh we were so wrong. Ever notice how almost all the five star reviews are for the maintenance staff? They give you a card and ask you to review after each service. I will say the maintenance guys are nice. Scroll down and read all the not recommended reviews. The overall rating for IH should be 1.5 stars at best. In the beginning we had issues with the leasing agent Nick Owens. He insisted we must move in within 2 weeks of the application approval even though we clearly put a preferred move in date of about three weeks out. It took a lot of back and forth and we were given a terrible bullying attitude. I'm glad we were able to get in contact with his supervisor and no longer deal with him. He was incredibly rude. The house (217 Locust in Vallejo) has soo many issues. Rodents. Mice. Rats. A broken sewer pipe that took three months to repair and that caused a back up into the laundry room. Mold issues. Broken glass in the garage upon move in. Graffiti in the garage "gost live here" poorly covered up with white spray paint. The house itself was not cleaned. It was not move-in ready. I don't know how it passed their move out inspection. Even the touch up paint job was terrible. Think landlord special with paint on the window trims and strands of hair stuck in the paint and thick uneven blobs of paint. Things got slightly better once we got a hold of the supervisor Carrie A. She got the maintenance requests pushed through. She responded. She listened. I imagine if it were a different house and we only dealt with Carrie this could have been a much different experience. She was great. The maintenance appointments are four hour arrival windows. I spent sooo much time off in 2022-2023 waiting around for maintenance. Literally hundreds of hours of PTO. At least once a month. The dishwasher would break until they replaced the entire sewer pipe. When it was the plumbing contractor Armour Plumbing sometimes they'd cancel or reschedule last minute! (The plumbers also did not speak English well. I question if they were licensed.) Their policy is someone must be home for maintenance. The pest issues were never resolved. Their contractor Eco or Local Pest Control out of Lodi never caught a single rat or mouse. They'd make appointments then no-show on multiple occasions. It is very hit or miss if you try to get an appointment through the app. Sometimes it could be months. For more complicated issues that involved subcontractors you'd need to call in. I did get the routine fridge list visits. The air filters arrived. They are more pet friendly than most rentals. It comes at a steep price. It's an extra $ month per pet the first year. The door lock and control through the app was nice. You will be forced to enroll in their program to pay utilities and pay an extra $10/month for that Conservice. It was very difficult to communicate with the trash company because it wasn't under your name. It's like going through two middle men to get a missing bin replaced. After moving I find out you don't even get the annual dump coupon... And surprise, when you move out and cancel Conservice they make you pay $25 to close the account. After the first year they will raise the rent and all the little fees like pet rent and the monthly fee for the "smart home" thermostat system. That's on top of an already high monthly rent. In my case monthly rent was $3175 base. Before all the additional costs. Even talking to other real estate/property managers Invitation Homes has a bad reputation of being expensive and non responsive. When we were looking to move obviously we needed to put down IH as part of the rental history. They did not return any of the reference check calls. We were told by two other property managements companies that we applied with afterwards that IH didn't get back to them and they were waiting to hear back before moving forward. That sabotaged at least one application. If you are interested in a different IH house after the first year there is no benefit of being their current tenant. You must apply as a new applicant and redo background checks/app fees/etc. The rent isn't any lower for tenants with a good history of payment. There is no incentive to stay with IH. If you're still reading this and still want to go with Invitation Homes, proceed with extreme caution.

Contact invitation homes 1 800 number on the website it's a 24/7 number, if you are already involved with them they have a website you should already have a login for.

Does anyone know the stipulations on painting rooms? couldn't find any info in the lease agreement regarding it. thanks in advance.

You have to paint it back to invitation colors. Either Lowe's or homedepot has them

Was advised the ones I had professionally installed could not be used because "they had previously denied a request for similar style and would not be okay to permit these, when in the past they rejected", but no legitimate reason about the size (small). Purchased a "suggested" brand, and when sent application for approval it was denied due to color "black", and was told needed a lighter color; although my neighbors have black security cameras... feels very much discriminatory and personal as I'm paying fine month after month waiting for an acceptable security camera. Would be nice if the security of my home and my neighbors and community for having a good quality, while also small and discreet (as security cameras should be for obvious reasons) OR if specific details or what is approved or not allowed. I was at The Reserves at the Galleria the other night and backed into a parking space. They put a…read morelarge sticker on my window that I couldn't peel off saying I'm not allowed to back in. However, there is no signage. So I had to go purchase Goo Gone because of it. There is no reason to place these large stickers on our windows. Just simply use normal paper and scotch tape. I emailed the management to tell them this is not ok. I got a response back saying the residents are responsible for informing their guests of the rules. There wasn't even an apology. But to explain some things.....parking rules are NOT the responsibility of the residents. You are managing the parking lot. Therefore it is your responsibility to put up signage. That's how the law works. And hold your security accountable and make that change with the paper notices. And telling us to blame the residents isn't a very good approach. Also......it wasn't a lot. But feel free to venmo me $7 for the Goo Gone.

It's been exceptionally hard to find help with some properties in the Sacramento area that I can't manage myself. During my initial search, most of companies I talked to in the area over promised and under delivered. From the first call, it was clear that they were lacking professionalism, industry knowledge and some never even called me back. I do have high standards of course as I myself have been doing the job for 10 years but I couldn't believe the experiences I was having with these other companies. When I finally found the Allegiance team, I was so relieved. Not only are they great at what they do and got these properties rented quickly, they are just fun to work with and very down to earth. Their knowledge, professionalism, fair pricing, and outstanding customer service also set them apart in the industry. They will continue to be my first choice in the Sacramento area and I can't recommend them enough. Thank you Allegiance Team! Highly Recommend!

We've been trying to get in contact with them for about a week and a half through calls, texts, and even by visiting their office in person, only to find out that no one is actually there. The contact information listed online didn't seem reliable, and we were given different numbers to try instead, which only added to the confusion. I do want to highlight that Adam was great, he was responsive and got back to us in a timely manner. However, he isn't able to assist with property-specific inquiries, so we were referred to Jesse multiple times. Despite being told on more than one occasion that Jesse would reach out, at one point even the same day, we never heard back and were left waiting days without any follow-up. At this point, I can't imagine the amount of loss occurring due to this kind of lack of communication. Since then, we've moved on and are now working with another property management company and are in the process of signing. Overall, this experience has been disappointing, especially when we were genuinely interested in moving forward. It made the process unnecessarily stressful and left a poor impression of the company as a whole.

I initially spoke with Kristen, who took the time to explain the process, answer my questions, and let me know that Marshal would be following up with me. Shortly after, Marshal reached out and was incredibly responsive, professional, and knowledgeable. He sent me detailed information directly via email, answered every question I had, and made what could have been an overwhelming decision feel straightforward. Before contacting RNB, I had reached out to another property management company, and the experience paled in comparison. They weren't nearly as helpful and mostly directed me to their website for information. RNB's personalized service and communication really stood out. We were fully planning to move forward with RNB until our plans changed and we decided to sell our home instead. Even though we never officially became clients, I wouldn't hesitate to recommend RNB to anyone looking for a property management company. Their customer service is exceptional.

We did a application for a home at RNB rentals was told we were 2nd in line for the home and would…read morehave a answer by the end of the week if the applicants before us got the home or not after waiting all week on Friday March 13th we were told the house has been rented out and is off market we were asked if there were any other homes we were interested in we told them no unfortunately there's nothing else on their website we were interested in and asked for a refund on our applications no problems there they did agree to give us back our $200 dollars now fast forward to Monday March 16th only 3 days after after we were told the house has Been rented Out we see the home back on the market we hurry apply again for the home and reach out to RNB asking if we can possibly get our spot back as next in line for the home we were told had been rented out we called left a message they didn't answer they listened to our voicemail and emailed us back saying sorry no they go by 1st come 1st serve basis which i totally understand but in a case like this you would think since we were next in line for this home they would have called us and said hey the applicants before you didn't end up working out and will be putting the house back on the market but nope no phone call no email we just happened to see it back on the market now we went from next in line to 3rd in line I feel like this is super unfair because we only took our application off of the home because RNB told us it was RENTED and off Market hopefully they make it right

I leased a townhouse through Select Property Management for approximately two years under…read morecircumstances that required me to secure housing quickly due to frequent job-related relocations in law enforcement. Upon taking possession of the property, I immediately observed numerous deficiencies, including heavily worn carpeting, severely deteriorated kitchen flooring, outdated appliances, loose and improperly secured bathroom fixtures, damaged cabinetry, non-functioning electrical outlets, and closet doors that were barely operational. Additionally, despite representations that water, sewer, and garbage services were included, I was never provided with standard trash receptacles throughout the duration of my tenancy. The property itself presented ongoing maintenance issues, including a heater that repeatedly failed during winter months, recurring plumbing backups, and a garage door that eventually became inoperable. Throughout my tenancy, I made reasonable efforts to address minor issues independently and only contacted management for matters beyond my ability to repair. When it came time to vacate, I anticipated a reasonable deduction from my $1,600 security deposit--potentially in the range of $300 to $500--which I would have accepted without dispute. Instead, I was informed that the entirety of my deposit had been withheld for conditions that were pre-existing at the time I moved in. Due to the urgency of my housing situation at the outset, I did not complete a thorough inspection or document the property's condition as I should have. That oversight has proven costly. I share this experience to inform and caution prospective tenants. It is critical to conduct detailed inspections, document all deficiencies, and protect your interests from the beginning of any lease agreement. The house had flooded prior to me moving in and they guaranteed it had never flooded before and they were genuinely shocked. The house and the flooding issues were then "repaired" and ready to move in. I was assured there would be no more flooding issues so I rented it. It just rained and nothing more than a normal rain storm, the house is FLOODED and when I called they at first would only text me and acted surprised. When I insisted they call me I became upset at the lack of support, then the agent HUNG UP ON ME. Her text to me later- call my renters insurance. Since then I have not had any representative of the owner come to the house to see what the issues are or to meet the repair companies. I have been a home owner previously and this has not been a great rental experience so far.

After a while, I started to see Dan, he showed up and showed him around. He explained how it work between with any Property Management and the owner while requesting for any work repair. There was one lady whom suppose to work with me named Stephanie (long story, but let me make it short simplifying thing), she mentioned she talking with owner for the past approximately 4-5 months , therefore no result. That how I was about to get Dan which I finally meet him. He fired that lady, Stephanie, then got another person. That all good. I rather reach out to Dan for any quicker responses. He is the main person. So, things happened, got things settle, and made a good deal for me for one month. It wasn't a bad deal and got most of the thing fix like ceiling fan in living room, replacement 2 fans/light upstairs, fix heather, eh, it was all taken care off. Alright then, that my simply journey story. I end up staying another year but more likely stay here 3 more year for the kids school. All that thing being happening, henceforth one I recommend go through it, however always get Dan or each out to him. Someone might help, but he is the one you actually need to take things care of.
