Tod had the most flexible schedule and competitive rates - it was a no brainer that we should go with him. On the day of the inspection we arrived early for the appointment and he was already there! He was very prepared and ready to start immediately. The inspection took about 3 hours for our 1600 sqft home. He let us tag along so we could learn more about the home and ask questions. We really appreciated his candor. He delivered news in an unbiased manner - even less good news was easy to take. He was super thorough and even went back to double check on things. Reports are normally delivered on the next business day, but since it was a Friday and we were eager to get the report sooner he got us the report in less than 24 hours. The report was AMAZING. He had photographs of all the critical issues and explained the issue. Our report was 34 pages long - which was much bigger than I was expecting (in a good way). He is incredibly organized and responsive and his background in construction management makes him extremely knowledgeable about both commercial and residential properties. We booked an inspection online and followed his payment instructions (you can pay in advance online or in person the day of the appointment). His work isn't cheap, but you get what you pay for. He does general inspections and can also do certain add on inspection services, some of which he subs out to qualified specialty inspectors. He was on time and thorough and had us meet with him at the property afterward to go over the report, which was detailed with photos. I'm super impressed with his skills and his professionalism. We trust his work and opinion and will definitely use him again when the time comes. The only caveat here is that he's very popular and performs only one full inspection per day, so it's hard to get a quick appointment if you're under a crunch. We felt very fortunate.

We requested a copy of the inspection report, and we were honestly flabbergasted by what we received. I completely understand the purpose of a home inspection. The home is older, and we fully expected the inspector to identify issues, provide recommendations, and point out things that may need attention. I also understand the importance of including photographs and providing an honest, thorough, and objective report. However, this report went far beyond simply documenting the condition of the home. In our opinion, the inspector created an unnecessarily negative narrative throughout the report. It gave us the impression that the inspector was looking at the home through a particularly negative lens. For example, she would include a photograph of an issue and explain what she observed, which is completely appropriate. However, she would then go on to speculate about what could potentially happen, often focusing on an extreme or worst-case scenario. Some of these comments seemed unnecessarily alarming and, at times, even nitpicky. There is a significant difference between identifying a potential concern and predicting a disaster that could happen as a result of that concern. We believe an inspection report should be factual, objective, and focused on observable conditions, while allowing the buyer to make informed decisions based on that information. We have seen several home inspection reports over the years, and this was by far the most negative and editorialized report we have encountered. Our concern is not that the inspector found problems--we expected that. Our concern is the manner in which those findings were presented and the overall impression the report created about the home. What was particularly striking to us was that the report contained virtually no positive observations about the property. While we certainly did not expect the inspector to overlook or minimize legitimate concerns, we did expect a balanced and objective assessment that acknowledged the home's overall condition--not a report that focused almost exclusively on what was wrong or what could potentially go wrong. We want to be fair to Grizz Inspections and acknowledge that we don't know whether this reflects the company's overall approach or simply the individual inspector who was assigned to our inspection that day. Our experience was based solely on this particular inspection and report. However, the report left us concerned enough that we feel it is important to share our experience. We believe homeowners deserve an inspection that is thorough and honest, but also fair, professional, and objective.

He discovered that it was actually little piles of mortar from disintegrating brick mortar. I'm afraid that if I had called an (unscrupulous) exterminator first that I might have had to pay a lot of money for bugs that were not really there. I recommend Analytical Home Inspection on the strongest possible terms. Cory came on fairly short notice, charged a fair price, filed the inspection report in a timely way, was utterly thorough and professional, and did a great job. We had a new home inspection in September of 2020, they were prompt and thorough…read more However between our closing/moving in (November 2020 - March 2021), we had to replace: Pellet stove, well pump/piping, hot water heater, a/c, furnace heat pump, propane oven, replaced flooring/drywall from leaking water pipes in the walls, leaking roof damaged the garage ceiling and so much more not listed. Our first night here was like a horror movie with the furnace making so much noise we could not sleep. So much went wrong it was unbelievable for a home thats not very old. If it was an old house you expect to replace things but we have definitely fallen into a money pit.
