Upon moving out, I received my full security deposit. If I didn't need to downsize due to personal reasons, I would've purchased a property here.

    I have been living at Oakwood Village for one year. I will not be continuing my residency here…read moreafter the contract date is completed. Upon moving in, I placed a maintenance request, and for six months as I paid rent, on time, I inquired as to when the requests would be taken care of. The response that I was given was that the maintenance crew was busy with other important tasks and that I was last on the list, but when they become available, they would fix my issues. To this day, it has not been addressed. And its been a year now. In March, my vehicle suffered almost $6,000.00 worth of damage to it by the shingles flying off the roof and hitting my vehicle. I immediately called the office as I got out of my other vehicle to inform them about the incident. The biggest concern she had was, well did you collect the shingles so that the maintenance crew can replace them back on the roof? Nothing about the damage to my vehicle. After filing a claim with my insurance to fix the damage to my car, the manager stated she knew nothing of the incident because the assistant never informed her about it. When it was all said and done, I was told, by my insurance, that they are not paying for any damages as it is an act of God. In February, I was contacted by the office assistant to conduct a 90 day inspection of the property. I scheduled the appointment and rearranged my schedule to meet her for the inspection, but no one showed up. This happened a total of three times. On the fourth attempt, I made it clear that if no one showed up that I would not be scheduling another 90 inspection, seven months after I've moved in. Asked me to call her and remind her of our appointment, I do not think so. The following month, I was asked to sign the 90 move in inspection so that it would appear to management that the inspection was done and that there would be no comments about what was done or not done to the property. The office does encourage residents to "improve" the property at the offices approval, and all improvements are paid for by the residents, if you need to add a shed, do so with certain restrictions, and when you leave, it stays no matter if its a portable shed or not. Maintenance does not cover leaks from their property, if your tap develops a leak, it its the residents responsibility to fix it at the residents expense. I would not recommend renting from Oakwood due to my personal experiences with them. I have not listed all the complaints I have either. I would not have rated them one star but its required to make a post.

    They charge you fees are aren't there. They make up "Lawn Fees" for their "Matinense", and don't…read moregive you any notifications that their company is doing anything. The "Matinense" man, basically moved-in and made-up the job, to charge you anything they can. Which is what I've had multiple tenants complained about. They will say they left you a note on your door, and just charge you anything they want. They will make-up any kind of violations they like, not tell you that you are violating them and then charge. Then act like they are doing you a favor, once you call them to dispute the charges, by telling you they had taken off one made-up violation. Then accuse you of making-up all the violation fees, by saying that you could have been making-up anything you want, for the full time that you've been living there. Michael will make up anything he wants, never leave you a notification of the violation and then just charge you and say that he's doing you a favor by taking off one of the fees. That they can't un-do anything that's past the month that you're in. Even though you've called, left messages, and even talked to the office person, Michelle, and they said they were going to get back to you about the bogus charge. They will hand you to the next office person who will then hang up on you. They will never get back to you and hang up on you when you're waiting for them to check their "files" on your lot, and talk to you, while you're on the phone with them. They will make up the fact they you haven't paid your lot fee on time.

    Recently I moved into Ohio and into this park to stay with some friends. I didn't know anyone in…read morethe area except the aforementioned friends. They had also recently moved into the place on the ploy that it was cheap rent, with utilities included. Have you ever heard that saying; "if it's too go to be true, it usually is." This was one of those times. The owners and manager of this place deceived my friends and myself. This park should be condemned due to infestation of bedbugs. The day before my friends inspected the place the Manager had some Orkin men come in to spray the place down to deter, but not fix the bug problem. They did this as to fool my friends into thinking that it was a suitable place for their 2 and 7 year old kids. A week hadn't went by until we started noticing. This problem WAS NOT manageable. I'm from the country, and up until this point I had never even seen a bedbug. In less than a month all of our furniture had to be thrown away, some of which belonged to my late mother and grandmother, things that CANNOT be replaced. The elementary school sent nurses to speak with my friends because their daughter was showing up to school with fresh bite marks on her everyday. Despite several hundred dollars of personal money being spent on sprays and deterrents, there wasn't anything that could be done to remedy this problem. After constant complaints about the problem, nothing was done. When we decided to leave the premises, the owners attempted to sue us for the remainder of the lease regardless of the problem that they caused us. We ended up throwing away all our furniture, and most of our clothes. These people are disgusting and deceitful. They have no regard for their renters and clients and could care less so long as they get their money. They should hauled off to jail for their treatment and their buildings condemned due to infestation.
