    Nostalgia and old school. PSA at the end. It's literally the last dim sum restaurant in this part of Vancouver named Chinatown. After the closure of Floata earlier this month, this is the last one standing. Even though this area is "historic", it's historic in name, history, and remaining buildings only. Economic reality will catch up eventally and this area will become unrecognizable in the forseable future. Social commentary aside, I came here for a reason. I wanted to eat dim sum in Chinatown one last time. I've eaten at Floata, and a whole bunch of other restaurants of Chinatown past. I had to do this one. The food was exactly as I expected. Nothing fancy, but solid Cantonese dim sum from a generation ago. It's old school dim sum, prepared by a bunch of old school folks chattering away in Cantonese while they work the tables and back kitchen. Items ordered: Prawn spring rolls Dried scallop and egg white fried rice Deep fried garlic wings XLB Steamed black bean ribs. The service is what it is, for Chinese standards, that is. Not intrusive, not terribly friendly, but efficient. The ambiance has certainly changed. We were the only Chinese people in the restaurant the time I came in. If I were to make a wild guess, everyone in here were tourists, with the exception of one lady, who was a regular. The PSA: This restaurant will likely not be around long in all honesty. If you want to have dim sum in Chinatown, you'd better make an effort to come here. Keep your expectations in check.

    Tried the radish cake with XO sauce, beancurd with enoki mushrooms, stuffed eggplant, siu mai, har gao and spare ribs with black beans. 4 stars as it's been a staple in Chinatown for 2 decades. Affordable and it hits the spot when you have a craving but don't expect high end dim sum. Every dish is flavoursome but it's no home run. Service isn't too bad and it gets loud due to high ceilings but overall good. Parking is a bit hard to find. Street parking only.

    Pretty empty during the week. Food is extremely good though. Well seasoned dishes and the pork was very moist and tender.

    I went to this place for a quick lunch on Saturday afternoon. This place is basically a friendly all day dim sum restaurant. I ordered a couple of dim sum dishes, and they tasted good. Overall, I have a good experience with an average expectation.

    Parking: There is street parking available. Food: We ordered the Chinese broccoli and Fried Pork Chop with Salt Pepper for a late lunch snack. Although the pork chop was a little oily, it was just the right amount of heat and seasoning! The Chinese broccoli was delicious and very fresh!

    We ordered dim sum and it was about average. The skin was tough and overall it wasn't the best din sum you can find in Vancouver. Through the restaurant was quite authentic. You do have to be careful of the area around though, as it can be dangerous/dirty. The service was fine and they speak Cantonese. Overall I would recommend other restaurants like Happy Noodle House, but this is probably one of the better dim sum restaurants in this area. P.S: They do accept credit card Also there was a cool magician show that we happened to walk in on, so that was pretty cool.

    Really good restaurant, serving both a small sample of dim sum and a larger variety of dishes, using really fresh ingredients for a reasonable price (good value). We were in Vancouver's Chinatown on a Friday afternoon, after coming from the States on a Pacific coast cruise. The restaurant didn't seem too busy looking in from the outside, and we were right...seated immediately in a nice table for two. The table setting was really nice, using a higher end disposable tablecloth. We were offered hot tea immediately, with each table already having the ceramic tea cups for self-serve. The menus are scattered, consisting of 4 pieces, many with the same items mentioned duplicatively. There is a paper menu, that has the dim sum items, but it also includes a bunch of other stuff that the other menus also include. Plus the dim sum items are not that numerous...I think it causes more confusion than anything for English-speakers, especially since Chinese is the preferred language. But the descriptions in English were clear and we ordered what we wanted. Since we didn't know the serving sizes of the items, we ordered 3 dim sum and 1 main entree. When it came, we thought we had over ordered for lunch, but we ended up eating everything...showing how much we liked each and every item. Har Gow ($8.98 CAD) - 4 medium pieces of shrimp, wrapped in the wheat wrapper, steamed. The shrimp used in this restaurant is really good, and it had been seasoned nicely to bring out that sweet and snappy shrimp flavor. We really liked this. Shanghai Pork Dumpling ($8.98) - we ordered 2 of these, each coming with 4 large dumplings. The flavor on it was OK, and they were large. It was difficult to eat them without breaking the skin and letting the soup spill out. I wish it could come with fresh grated ginger...it really does make a difference in the taste of XLB. House Special Sizzling Noodle (Pork, Seafood, Chicken) for $22.98. This dish really impressed us. The seafood in the dish were large shrimp, really good large pieces of squid, decent flavored white fish, AND 3 large sea scallops. The pork was the BBQ kind, which are usually dry and tasting funny...but this one was good, tender. I love baby bokchoy, and there was large pieces in the dish along with big pieces of shitake mushrooms. It was also a very large dish, served on a very hot plate. The sauce was a thick, glutenness white sauce, so wish there was a way to order this in a brown, garlic sauce. The ingredients made this dish a clear winner. There is free wi-fi available which was greatly appreciated. There are prominent signs stating that contactless payment methods are NOT accepted (assuming that this means no Apple/Google Pay...since I don't know of any credit cards that only has contactless and no CHIP). They leave you the receipt at the table, so you can take it up to pay in front. Tax is not included in the price so 8% additional plus a tip. Both of us thought it was a very reasonable price for the menu (especially since it was in CAD so got a 27% percent benefit coming from the US). And we felt good as we continued our sightseeing, as the food wasn't too greasy or heavy.

    Went here by myself for lunch - I like that it's one of the few dim sum places in Vancouver that offers all day dim sum! I got 4 items and it came to 38 before tax - definitely pricey for my liking! Good portions and delicious food. However, their chili oil was a bit salty so it threw off the flavour for me. My recommendation is to get take-out dim sum a few blocks west from here!

    Dim sum was on our list to eat while visiting Vancouver and glad we did. Being from the Bay Area, we have pretty good dim sum, but the dim sum at Jade Dynasty was much better. They are all huge and filled with plenty of meat, shrimp and toppings. The rice noodle also tasted much fresher than the ones I have had. A lot of people started spilling in during lunch time on a weekday, so knew that we picked a good restaurant!

    I was really looking forward to trying this place. It has high review on Google. But unfortunately, my experience was a letdown. The dim sum I ordered was extremely greasy, to the point where it was almost unbearable to eat. The flavors were also unbalanced, with sugar overpowering every dish.     On the outside with its coat of lavish green paint and "nostalgic" neon lights, I thought this was one of the many pseudo Chinese restaurant that caters more to the non-Asian or Asian millennials crowd. However, upon entry, I felt I am back in the 70s, but just cleaner. So yeah, that means it's missing the noisy chatter boxes and banging of the cups and bowls. But it still has the same feel with the middle age waitresses and the offer of tea when seated. BTW, they didn't charge me tea fee! We started with the standard ha gao which was standard. Then the XLB is also standard dim sum standard meaning there's n it really any soup inside. Both however, were good and fair value for the price. The hot and sour soup, again, is no comparison to those at Shanghainese restaurants but it's still tasty in its own way. The spiciness is toned down many notches for Cantonese. It is, however, on the salty side. Finally, the shredded chicken Chow mein. We specified that we wanted the noodle to be deep fried so that it's crispy and chef can just pour the sauce over it. And it came exactly like that. Again, standard sauce thickened with corn starch. The noodle is the more yellow type and not the typical egg noodle. So a point deducted there. Overall, I feel very positive about the experience. I did spend nearly 2 hours there after all. I very much appreciate Jade staying open especially when the noodle shop across the street has closed. Thank you, and I will return.

    I think this maybe the last dim sum place left in Chinatown...hopefully I am wrong. I love that they serve dim sum all day as advertised on their poster board out front. We ordered 5 dishes. The sticky rice, prawn dumplings and pork dumplings came out in about 10 minutes. We finished these and waiting another 20 minutes for the salt and pepper squid and green beans. We called over to our server who went to the kitchen and returned to advise us that they forgot these items. There were only 2 other tables of customers. There was nothing special or redeeming in the dishes we ordered and I found the sticky rice unusually salty with only egg inside. It was not a positive food experience and I have no plans to return.

We started with a plate of the BBQ Duck, and it was absolute perfection--packed with so much lean, incredibly flavorful meat. Then we ordered the Signature Four Treasures Chef's Plate on Steamed Rice. Talk about a masterpiece! It comes with BBQ Pork, Soy Sauce Chicken, Roasted Pork, and half a Salty Duck Egg. Honestly, every single element was so delicious that I genuinely couldn't pick a favorite. To top off an already amazing meal, their black lychee tea was out of this world. I loved it so much I actually asked if I could buy some to take home! They don't retail it, but the staff was so sweet and told me, "You can drink as much as you like here." Challenge absolutely accepted! The staff kept it perfectly topped up the entire time. Excellent food, wonderful service, and all the cozy, classic vibes. More cha cha cha please! I will definitely be back.

Once we sat down and were handed the full menu, though, I had a brief moment of panic. The menu is huuuge and varied, plus none of the items I had mentally planned on ordering were on there. We pivoted and ordered pork siu mai, congee, look fun noodles, and a few steamed buns (they're especially known for those). The congee, noodles, and siu mai were all fine--very standard, not particularly memorable. In fairness, they weren't what I came for in the first place, so that probably shaped my expectations. The real standouts were the pork asado siopao and the chicken deluxe (bola bola). Both have Filipino roots, and the siopao especially brought a comforting sense of familiarity--soft, fluffy, and filled with that sweet-savory pork that felt like home. Those alone made the visit worthwhile. They actually have quite a few other Filipino influenced items like hopia and puto which was surprising. Ironically, it was only after we left that I noticed the sign on the window highlighting their most popular items--exactly what first-timers should probably stick to. I had ordered a few pastries to go with the intention of trying them later... and then completely forgot about them, which I'm still a little sad about. Overall, it was a good visit with a clear lesson learned: go in with a game plan and order the hits. It's a beloved Vancouver institution for a reason, and I'd definitely recommend stopping by--just know it's cash only and do a little pre-order research so you can make the most of it. I'd give it more like a 3.5 vs a 4 star, but I'm already planning a redo focused purely on the classics.

I was lucky I didn't wait long in line. Best to arrive early. I am not sure what the secret to the rice roll but Wow, it's so thin, silky, smooth texture with the toppings, so great together. The last 2 times we had rice roll with my daughter at Portland and Seattle- followed per Instagram reels- those did not even compare to these rolls. My first visit I got the combo which is the best deals, starts at $15.50 but depends on what you select for the selection for rice rolls and congee. I got the pork & preserved egg congee, shrimp, mushroom, pork rice roll. The 2nd visit I got the combo again, with liver & preserved egg congee, scallop and shrimp rice rolls, but I got my order wrong for the roll- they missed the shrimp. fyi-I found out that bean sprout, corn, toppings are free! Both combo came out to $17. super cheap! Cash only, they take USD but its the same dollar $ value. I wish they take credit cards, hehe. & the Verdict: Yummy, the congee hits the spot for comfort food, loved how it is cooked and they add peanuts too. Love the packet of sauce for the rice rolls, the umami-ness, so good. Best to eat it hot and fresh! Don't forget to ask for chili sauce, to add that extra spicy kick! For now, I am not sure I'll ever find a spot that is closest to Hei Hei for my congee and rice roll fix until I get to visit Richmond, BC again.

She wanted to go to Kirin. Plenty of parking in the mall. Hostess greeted and seated us promptly. Restaurant was busy but not crazy. This was at 10am on a Thursday. Waiters were attentive. Usual table service was in place. Took our order and food came out at acceptable pace. When we were done, they politely boxed up the leftovers and we paid our bill. So service was on point. The food we ordered came out hot. The staples that I order to test was hargow, suimai and pai gwut(spareribs). All 3 dishes in general were good.....the hargow could have used an extra minute or 2 in the steamer. The suimai was very good. I tasted every ingredient in this dish. Usually it is just a complete mix and you can't discern the different flavors. They tried something different with the cheongfun by adding pieces of Chinese donut to the roll. I personally think it didn't add much to the dish, taste or texture wise. I did like the pea shoots with shrimp. I think it is a good combo. All in all a good dimsum. I also noticed they did not charge us a tea service. The cost of the food is comparable with other restaurants at this level.     I have many Chinese friends in Vancouver, and my last visit to Kirin Richmond was in July 2024…read more This time, it was my birthday, and my friends insisted on treating me to Kirin Richmond once again. On a typical Sunday evening, the restaurant is usually fully occupied, but my friend had thoughtfully made a reservation a week in advance, so our table for five was ready upon arrival. As always, the restaurant was clean and well maintained, with good airflow thanks to the wide-open front entrance facing the parkade. The front desk receptionist greeted us cordially, and we were escorted to a cozy table in a comfortable location -- not too close to the washrooms, which I appreciated. Our meal began with the Kirin Special Assorted Cold Appetizer, followed by Crab Meat, Dried Scallops, and Fish Maw Soup. The soup arrived piping hot and was delicious, with a generous portion that could easily have served eight people. We also enjoyed Pea Tips Braised with Bean Curd and Assorted Mushrooms in Consommé, Marinated Free-Range Crispy Skin Chicken, Fillet of Cod Sautéed with Seasonal Vegetables, and Live Crab in Consommé with Ginger and Green Onion, served with E-fu Noodles. Overall, the quality and taste of every entrée were excellent. Service was top-notch -- tea and hot water were refilled constantly, bones and used plates were replaced promptly, and the servers were friendly and engaging throughout the evening. My friend and his family have apparently been regulars at this location for over two decades, which likely contributed to the exceptional attentiveness we received. However, one aspect of the experience genuinely disturbed me. All servers, including the captains, continued to wear masks at all times. While this practice was understandable two years ago, now -- five years after the onset of the pandemic, with COVID-19 managed similarly to other seasonal respiratory illnesses -- the continued universal masking in a fine-dining environment feels unnecessary and detracts from the overall guest experience. Fine dining, in my view as an avid foodie, is built on human connection, hospitality, and personal interaction. Masks create a more impersonal, almost clinical atmosphere. In a well-ventilated space like this, the environmental risk does not seem to justify the visual and social trade-off. Rather than providing reassurance, the persistent masking may unintentionally signal that the environment is unsafe or that management is out of step with current provincial health guidelines, where masking is now a personal choice rather than a mandate. Final verdict: Food & Service: 5/5 Ambience: 2/5 Overall: 3/5 -- as the current aesthetic feels more like a relic of 2020 than a leader in 2026 hospitality.
