Recently purchased a new home, and JLM missed substantial mold and water damage in the Master Bedroom closet. When I brought this up to JLM, unfortunately they decided to try to explain the issue away with misleading statements, such as stating that the general inspector confirmed that there was no moisture in the attic above the closet at the time of the inspection, when the closet has, in fact, no attic. JLM's oversight resulted in unexpected remediation and construction cost in the five digits, much of which we would have been able to get as a credit from the sellers. In person, their personnel seems competent and friendly. Since their inspection, I had two other mold inspection companies in the house, who were surprised that JLM did not catch this large growth. At the end of the day, everyone can make mistakes. But the unprofessional and dishonest communication when it became clear that JLM had missed the issue left a bitter taste in my mouth. read more

The numbers were terrifying. I panicked and called JLM. Steve listened politely and then, in a very professional way, explained I'd misread the numbers and my house was perfectly safe. I wish the technician on-site would have had the same transparency when taking sampling, but I appreciated their willingness to improve their services. JLM contacted me and provided detailed explanations to below content in their report: "If future renovation activities will disturb the joint compound, it is recommended to follow CAL-OSHA guidelines during removal." -- What are CAL-OSHA guidelines? "At these levels, SCAQMD and EPA consider these materials to be general construction debris." -- What does CAL-OSHA consider them to be? They also explained below content in their email: "It is our professional recommendation to have the samples reanalyzed by 1000 Point Count to determine if the asbestos content falls even further; if the asbestos content is found to be less than 1% after the reanalysis, the yellow joint compound would not be regulated by the SCAQMD and can be handled as ACCM following Cal/OSHA requirements (this could potentially save time and money on your project)." -- how, why and how much this could save time and money? Unfortunately before posting this review, I couldn't get good explanations from them and I had to spend a lot of time myself figuring them out. However, it's better late than never. JLM sent me a well-organized email summarizing all the information I requested and saved me a lot of time putting what I heard from other contractors into my notes. JLM also offered me a partial refund and promised they would look into how to make it easier for future customers to get answers to questions like this. I think this is the second time I've worked with JLM. I used them for one testing last year and again this year. My decision to use them is in large part due to Ken, whom I've worked with before and whose feedback I trust and value. I've used 3 different asbestos testing companies now for all the different remodeling projects I've done and needed testing for. All 3 companies are pretty much on par. They are all professional and the report turnaround time is the same. The cost structures are a little different so you might save a little with different companies depending on how much material you need to test. If you don't need to test too much, JLM is a good choice. You can't go wrong. read more
