I'm not sure which muse I was following when I typed "Best Realtors Oakland" on SFiST in December, but I was extremely lucky to have found Joe. I had owned a house in Oakland for quite a number of years. When I first bought it in my financially undernourished youth, I invested money to turn it into a duplex, and then years later I moved out to turn it into a full rental property. When long-term tenants left in November, I reached a moment of reflection when I decided to sell the house. That and freedom from the chains of property management. I've purchased two homes and sold one with Joe Dickerson. If you're looking for a house in the East Bay, you either need a ton of money or an excellent agent. Real estate is about a lot more than just signing contracts and taking care of legal matters. If you want to succeed you need someone who has build a career on forming trust and relationships with other agents. Joe is a negotiator. He knows most if not all agents selling homes in the East Bay. Joe goes the extra mile to discuss with selling agents before making an offer what it'll take to win. Sometimes the offer price doesn't even have to go up, it's just a matter of Joe convincing the other agent that he is bringing a sure deal in. Think about it- if you're trying to sell a house, you'd want to make sure you get a solid offer that can close on time. You get some high dollar wishy washy offer from an unknown agent, that's great, but if they back out, your house is gonna show as being on the market for far too long, keeping the price down. But agents, they know Joe. He lives in Oakland. They know he has a strong team working behind him and can bring in the close of the deal, again and again. They know Joe won't waste their time, and Joe is too busy to waste his own. You might get an offer from your bank that if you go with their agent, you'll get a price break. I tried this. Ten offers and not one accepted. Literally the first offer with Joe once I picked him up as an agent was accepted. I stayed living in that apartment for many more months than I had to because I took half measures with lousy agents. I'm really happy with the house I got, but I missed out on a lot of other great opportunities because I had an agent that could not perform at the end of the day. In the end, I decided NOT to postpone the sale, but the fact that Joe didn't blink or gripe for a second about his commission potentially being delayed by 6 months if I had chosen the delayed sale option, showed me the kind of selflessness, integrity, & professionalism that made me hire Joe in the first place. Beyond representing sellers & buyers, Joe also has an additional component to his business that is unique & demonstrates Joe's grasp of finance & wealth building. I have yet to utilize this aspect of Joe's skillset & knowledge base, but it's great to know that I can call him up anytime & talk to him about wealth building through real estate investing, knowing that Joe will patiently offer me his best guidance & support. Alicia and Rae were both also extremely helpful throughout the sale process. Alicia runs a smooth ship when it comes to managing all of the logistical details & communication with clients & vendors. I always knew that I would get a quick response from Alicia to any concern, question, or need I might have. If Alicia was busy, Rae or Joe would respond in her absence. They make a great team. When it came time to set the listing price, consulting with Joe about it helped me avoid the temptation of listing my house at a price that was $50-100K higher than comparable homes had been listed for in my neighborhood. Joe didn't twist my arm, but rather gave me his professional opinion on why the lower listing price was more likely to generate the outcome I wanted than a higher listing price, & then I made the final decision. In the end, I chose the lower listing price option, to attract more potential buyers, & ended up getting a solid offer for 30% over the listing price. I could not be happier with the results. Well, $50-$100K more would have been ideal, of course, but I learned that one's house is not worth what the seller believes it to be worth, but rather what buyer's are willing to pay for it! It's been 3 months since my husband and I moved and settled into our new home and we're finally getting around to writing a review for Joe.
