Went with Greg Berteaux at IM HOME INSPECTOR even though cost was considerably more than other quotes we received as we figured you get what you pay for and based on reviews here he seemed like a good inspector. Day 1 in the new house we became extremely disappointed in our choice. Two of the four ac units are completely failing so we are stuck in 87+ degree bedrooms until we can get the units replaced which is going to cost over $13k. The only fridge in the house is not working at all. It's on but not keeping anything cool and we have discovered the compressor is blown so not only do we not have ac in several rooms but also cannot keep any food or beverages cold and again it's mid July in Florida. Two of the toilets run constantly after you flush them so we have to be careful to not use those toilets until repaired or fear insane water bills. Several electrical outlets are not working and the washing machine throws an error code after running a few minutes every time we try to use it. Very frustrated that our inspector didn't catch these things so that our first days in our new home were not as miserable and costly as they have been. Spoke to Greg before we hired him and he seemed nice and professional but the second we paid him that all seemed to change. Tried to communicate with him shortly after the inspection regarding some follow up questions and received no response. Not sure if we just got really unlucky or what may have happened but having several significant things missed day 1 seems unlikely a pure coincidence.

Mr. Cardo sent a copy of his report, which did not include the required 4-Point report. I explained the insurance carrier required the report, and could he please send me a copy? (Crickets) Mr. Cardo said the insurance company could take what they needed from the completed report, which they said they could not do; they needed the 4-Point inspection report. On the following dates, I was contacted because Mr. Cardo still had not provided the required information: July 28, 2022, September 21, 2022, and October 4, 2022. After each notice, Mr. Cardo was contacted and requested to do/provide the 4-Point report. Each time he went to the unit, he never went on the roof! Without going on the roof, he cannot do the report! Last month I received a notice of cancellation unless the 4-Point inspection report was received. Again, Mr. Cardo said he would go to the unit, and again he did not go on the roof! My realtor contacted him to say he absolutely needed to go on the roof in order to complete the inspection. It was then that my realtor was told that the roof was not my responsibility and that inspectors do not go on the roof of any of the buildings in the complex! That is false, as other inspectors always include the roof in a 4-Point Inspection report. So, as of today, I have engaged another inspection company to do the 4-Point Inspection which will cost me $150. My advice to all who are seeking a home inspector, do NOT use this man dba Winn Home Inspection Indian River!

In early July '23, I contacted them about multiple areas in my yard that needed help as I was seeing thinning grass, browning and lots of weeds throughout.. They didn't respond. A week later, I contacted them again, with no response. They finally showed up in the 3rd week after my complaint. They stated that the damaged area was due to lack of water, yet the rest of the yard was green and this damaged area had green blades scattered throughout. I called the service manager, but was ignored after multiple calls to voicemail. August 9th, their regional manager showed up at my house and "verified" the damage was due to lack of water. He stated that my sprinklers were the fault and I need to address that. I have over 20 years experience with sprinkler systems and their operation and never had issues in these areas, but he's the expert, right? I put a cup in the center of the damaged area, ran the sprinklers and measured 3/4" after that zone ran. Plenty of water was getting there. I called my previous lawn company and they determined that the lawn was damaged by chinch bugs. I haven't had chinch bugs in over 10 years, until Clements took care of things. I also had fire ants and now moles digging through my yard. None of this for 10 years, so I cancelled service with Clements and went back to my previous company. I would not recommend them as I now have to replace about 3 pallets of sod at my expense.

My Florida Roofing Contractors selected on their own accord and without my authorization to void a verbal contract and create a written contract that ultimately would increase their profit. I was presented with a "Vague" written contract, that did Not describe precise window locations or diagrams. I was assured that what I was signing coincided with what was verbally agreed upon. When I questioned COO, Maxine Reyes, I was informed that My Florida Roofing was Not obligated to provide the aforementioned details via the written contract. Maxine Reyes informed me that the information I was requesting was filed at the office for their purpose. Know this is Deception. Deception and Cohesion are Regulatory Violations. This is serious. Consumers are protected by Chapter 489 of Florida Statutes. Additionally we are Protected by the Deceptive and Unfair Trade Practices Act. Be aware. Do Not be manipulated. Threats of placing a lien against your property or stating you are ultimately responsible financially for windows you have not agreed to, are ways in which Maxine Reyes attempts to intimidate. Many Grant recipients are Seniors and/or disabled individuals. Many have limited incomes. My Florida Roofing Contractors exploit Grant recipients and the Grant process. They altered my contract and ordered a smaller and a less expensive window to increase their profit. The customer is Never required to accept damaged merchandise. My Florida Roofing must be Accountable and Responsible for their unethical practices. There should be consequences for the regulatory violations they have participated in. Be aware, My Florida Roofing will have their attorney contact you, once you speak out against their unethical tactics. It is Maxibe Reyes' intention to intimidate you so that you will not file a complaint with the state. Stand Up to Scammers....even white collar scammers that attempt to portray honesty, when in fact they are lying to your face.

We are a 501(c)3 company and arranged to hire John Vetter and Sons to do the inspection of a commercial rental property for us. He and his co-worker were very professional and showed up to do the inspection on time, but the electricity was not on so he could not finish the inspection. We arranged that he would return when the AC was on but unfortunately we decided not to go forward with the lease instead, thus we never did get a final report. John very kindly, however, never charged us at all for his time. We appreciate his kindness, and will certainly hire him when we do finally go forward with a rental in the future. read more

I would never purchase a house without an inspection. I want to know if there are any potential problems and the overall condition corner to corner. John Vetter & Sons went above and beyond what I expected. The report covered small details as well as things that needed to be addressed before signing purchase agreement. Pictures were included with the report supporting their findings. They gave me peace of mind and saved me the cost of repairs after closing. After the inspection I knew exactly what I was buying. I called John first since he was accredited but he was busy so we used a different inspector. Big mistake! The other company seemed to miss some small things that I saw so I didn't feel confident in his inspection. I called John again and begged him to do an abbreviated inspection. He found Chinese Drywall throughout the house in minutes saving me a potential loss of over $200K. USE THIS GUY!! You will not be sorry. If someone is busy it's because they deserve to be. This was a very detailed inspection. The inspector and the software that he used were excellent. Every little thing was checked and I could not ask for anything more. It was all thoroughly explained to me and there were pictures to show some of the spaces that were not readily visible (in the attic). Very professional, excellent job. read more

I installed a battery operated front door lock a while back and it never fit properly and was always sticking. However, he will now not allow us access to our report, stating that since we were unhappy he "couldn't help [us] at this time. " Extremely childish, especially considering that we did nothing wrong.

Jack was a true professional and recommended to me the type of home inspection that would best suit…read moremy needs. He invested nearly three hours in the process and inspected roof, air conditioning, plumbing and electrical as well as key aspects of the exterior of my home - even the dock! The inspection report was easy to read and was supplemented by numerous photos. Most importantly, it included a list of vendors and approximate cost to repair or address each reported concern. Amazingly, he was available by phone to respond to any questions and aid in making the process less daunting. Following my home re-roof, I absolutely will call on him for future inspections (I envision a wind mitigation inspection on the horizon).

We counted on 4M Home Inspection to provide a 4 point inspection. Jack Trimboli listed on the…read morereport that the home we were purchasing contained a heat system. Once we moved in we realized there was no heat system installed, only AC. Additionally, Jack provided a photo in the report showing the temperature rose to 81 degrees using a meter but we realize now that the blurry photo he added to the report was not even our system. Upon magnification, the photo contained a different model and serial number. We counted on his report when negotiating our real estate contract. Additionally, he marked that the home had a dishwasher which was inaccurate.
