He would warn us that even if we lose out on a house, in the end it always works out (and SPOILER ALERT he's right). But he still commiserated with us when we were outbid and he really went above and beyond when we were searching for the right home. And he really does want to find you the right home. He will be honest with you about any negatives he sees and he will steer you away from any bad decisions. Sometimes we were so keen to just get a house that we were willing to settle or make hasty decisions. But Billy makes sure that whatever house you get is a great house and whatever you do is sound and smart. And I'm so glad that he was there with us helping make all our decisions. He would give us daily updates of his endeavors going door to door and networking with other agents. In the end it was a note of his he left on the door of a house that was off the market that did the trick. We were able to buy a house that was miles better than any of the other houses we put offers on with basically no other competition. We've bought a home from Wade twice. He is, simply put, a rockstar…read more As we were almost closing on the second home Wade found for us, the sellers disclosed (which they should have done before on the disclosure statement) that they had been involved in a property dispute over where they built the fence for a few years. Years! And we find out last minute. With Wade's help, despite an attempt to sneak it by and blow it off, we had the sellers put money in escrow to both survey the property and move the fence if they had gone over. When spring finally came, the survey had been done and found the sellers had put it over the line. So the seller's money was to be used to move it. The seller's and their agent (who knew there was a dispute long before because the neighbor had emails to prove it) dragged their feet and it seemed like it was another attempt to put it off until it went away. Thankfully, the money was in escrow, but we had trouble getting them to do the job. Despite having closed on the house months sooner, the sellers finally agreed to let Wade take care of it. After months of angst, Wade got it done with his wonderful guys (the Pocklington Brothers who also built a deck for us) in a week! Not only was that side of the fence moved, it was completely rebuilt with new materials. Wade took care of us even months after it sold and the mess probably should've ended up with us suing the former sellers. But instead, he went the extra mile, & the sellers finally gave up the funds because of his extra work. And then he made sure it was done right. Our first home we bought from him was a slam dunk great home. And in an area I would have never thought to look but I was never happier! In that case he had to work with a banker who mid-sale was "escorted" from the building and caused us delays. He was so understanding with us-- because we were mortified as we discovered this banker from a nationally known bank had screwed us up (and lord knows how many others.) I can't say enough about what Wade has had to go through for us and what he has done to help us make a place a home. Both homes were beyond expectations. Homes I may not have considered without Wade saying take a look at this one and showing us the possibilities. It's like he knew what we wanted when we didn't. I feel like the most complicated client ever. Wade has helped us &I can't even fully express my gratitude in writing. I have no hesitation to say, he is the ONLY realtor for a client. How many would still be working months after a close? I can't thank him enough.
