First he puts his clients' interests as his priority. He tells you his honest opinions about properties, commenting on location, structure and price. He dissuaded me from submitting offers on a few houses. I trusted him completely. Unlike some realtors I met, Justin isn't just in it for the 2.4% commission but cares that his clients have a good experience and get good value for their money. Second, Justin had his Collaboration Center, which I never have seen before. He puts your criterion in to match with the current MLS. You can mark the matches as "like," "dislike" or "maybe", and then he would take you to see those "liked" houses. Justin is a professional's professional. My husband and I had an overly specific set of parameters when we contacted him in December of 2020. We had a precise budget and the house we wanted had to be big enough for us to not feel claustrophobic but not so big that maintaining it would be a nightmare. The backyard had to be just big enough for our two dogs, but not so large that we would need add lawnmowing to our cardio routines. We wanted a two car garage. We wanted a quiet neighborhood, not too far from a grocery store and still close enough to nature. Our dream home turned out to be house # 4 and we moved in almost exactly a month after we made an offer. It fit every single one(!) of our parameters. Justin's efforts didn't stop there. He also advised us on home loans, saying, correctly, that the big banks often take too long to release the funds. In my opinion, there are three aspects of Justin's service that set him apart: (1) He comes from an engineering background which lends him an eye to details that most house hunters might not be familiar with. For example, he spotted possible water damage during a walkthrough despite the spot being well hidden. In another home he spotted a DIY tile job in the kitchen that might have caused headaches later on. (2) He shares his opinions - both technical and aesthetic - honestly, with an eye on resale value as much as buyer comfort. Like he often says, he likes to anticipate his services being called upon to someday *sell* the house that he is helping someone buy. This puts the current buyers in the shoes of future sellers, which in my opinion, is a very practical thing to do. (3) He is incredibly particular about prompt responses. During the weeks of searching, we often bothered him early in the morning and we bothered him late into the evening, but never once was he late in responding to our calls and texts. We initiated our search back in summer 2021 based on the reviews. We were in NJ. Initially, it was pretty eventful. He was showing houses via FT. However, we somehow got moved to another realtor..... this was a gradual process of him not responding and the other realtor took over. It was never formally communicated but just happened. Until this day, I am not sure of the reason. Perhaps too busy? During the period where he was our agent, what can I say meh...nothing to shout about. I have had much better. read more
