    The mortgage process was unnecessarily chaotic, stressful, and mishandled to such a degree that it…read morenearly caused the entire transaction to collapse. The primary source of our issues was our loan officer, Jennifer Funke. Her repeated misinformation, poor communication, lack of professionalism, and inability to manage the process competently nearly cost us our new home. From the very beginning, the numbers we were given changed repeatedly. The money requird at settlement changed to over $6,5000.00 higher than what we were quoted at the time of signing the contract. We brought it up, Ms. Funke made some excuse. We received a substantial refund at settlement because the figures had been miscalculated by her. Next, the timeline for when funds were required changed over and over again. We were first told funds would be needed at closing, then 30 days prior, then 60 days prior, and eventually that funds were needed immediately just to remain eligible. Because of these shifting requirements, we were forced to borrow against my husband's 401(k), which would not have been necessary had accurate guidance been provided from the start. The document process was equally disorganized. The upload portal malfunctioned multiple times, and despite requesting a complete list of required documents so we could prepare proactively, we were told that no such list would be provided. Instead, documents were requested piecemeal over several weeks, often with urgent deadlines, creating repeated unnecessary emergencies. We also received inconsistent guidance regarding qualifying income, interest rates, appraisal fees, homeowners' insurance deadlines, underwriting status, and settlement dates. We were repeatedly told we were "approved," only to later learn those approvals were conditional and not final. We were asked to move forward with builder meetings and production milestones while still lacking clear loan approval status. One of the most serious issues involved my student loans.We spent extensive time resolving an issue that resulted directly from incomplete and changing instructions. Matters worsened when settlement dates were repeatedly moved forward against our stated wishes and readiness. We had clearly communicated that December was our intended timeframe, yet November dates continued to be pushed. We were then threatened multiple times that if additional documents were not produced immediately, our closing date would be moved or loam approval denied. The most unacceptable moment came the day before our scheduled closing, when, after months of assurances, we were finally told the loan was rejected. This information should never have been withheld until the final day. When I understandably expressed frustration over the mishandling of our loan, Ms. Funke responded by yelling at me over the phone, blaming me for the problems, and hanging up on me. That behavior was profoundly unprofessional and entirely unacceptable in any customer-facing role. Fortunately, with a third-party lender, we were able to secure financing elsewhere in approximately two weeks after NVR Mortgage had more than three months to complete the same task. We ultimately closed on our home despite NVR Mortgage, not because of it and at the originally closing timeline of December. Four months later, I remain deeply disappointed by this experience. Purchasing a home should be exciting; instead, NVR Mortgage made it exhausting, confusing, and emotionally draining. It was like a roller coaster ride. So many times my husband and I made the comment to each other "It's like they have never sold a house before." because that is what it truly felt like. Again, I would happily recommend Ryan Homes based on the professionalism of their staff. However, based on our experience, I would never recommend NVR Mortgage.

    I am currently in the process of building a home and looking at NVR Mortgage (who partners with…read moreRyan Homes) for the loan. Throughout the process, closing costs seem to just keep being added and added. We're supposed to be getting an over $15,000 sellers credit for using NVR mortgage through Ryan homes, however, it doesn't even cover closing costs anymore! They also claim to be giving us a lower rate, however, all they did was put more money on the closing costs to buy down the rate and acted like it was a deal. I will continue to add to this review as the process goes on so no more first time home buyers have to stress over shopping for a new mortgage 60 days out! I've requested a call from a supervisor as well. Oh, and if I'm not mistaken, NVR Inc owns NVR mortgage and Ryan Homes so the sellers credit literally does nothing except pad the bottom line for both companies so they can fluff up closing costs through subsidization from their sister company. Update: 1/27/23 @5:44pm supervisor confirmed everything above is true and that they're not going to do anything about it. So don't take the bait on these guys when they offer you a sellers credit! There is literally no reason to use these people to service your mortgage. It has completely ruined our first home buying experience and may cause us to mess with our timeline now. I will be reporting to BBB as a first step
