Go some where else other than this place! This place is a joke! Lies after lies, poor work, uncomplete work, take your money and rund kind of business!!!! We purchased a house in Feb.2025, the house was moved and set March 24th 2025. Since then we have nothing but lies from JY services. The original setup of the house was not completed, the trim out was not completed, Julio was our first person of contact no longer works for them, then it was Jake that was our sales guy that was the point of contact and he did nothing but lie to us anout everything. Lies include always tell us they were waiting on parts from the factory, but the factory said no one every submitted anything for parts to complete the trim out. I was told that Brandi was a new manager or something to contact her. That was pointless, same lies and BS. Now both Jake and Brandi no longer work there. Numerous request for James/Jimmy Yauger to contact us with zero results. Over the past month I've stopped in to their location to try to catch someone at the office. It looks like the place is basically abandoned, signs gone, junky house are there, etc. No one answers the phone on 3 different numbers I have found for them. I have sent detailed messages, emails, and text with included pictures. They take your money and run apparently. I have tons of pictures and inspection reports from the state and independent licensed contractors, AC company, and other mobile home leveling companies confirming all issues. TDHCA did an inspection and gave a listing to both JY and the manufacturer of the house and gave a deadline for repairs to be made. JY never showed for the inspections or did any repairs set fourth by the state. From what I understnd as of now JY is unreachable even for the state. They approved Bock Aircondition to cut wholes in the wals and floors to complete the AC install basically devaluing the house. Pictures will be include that were taken in the past week unless they have been unchanged from the beginning of this BS. I would not use Bock Airconditioning either, lies and BS the same as JY. Most of, if not all of, the good reviews on google is from friends or family members trying to boost this company rep. This company isn't part of BBB. BBB says on their site, "JY Mobile Home Sales is NOT a BBB Accredited Business." I've seen some of the responces to other reviews from JY on here. No responce needed, let's meet on-site and get this work taken care of one way or another, thats all we are asking for. read more

I ordered a home In Februar. i went thru 21st mortgage and the appllocation would have expired 1 day AFTER JY turned paperwork into mortgage company. then when house was done, JY told me my house would be delivered on April 12. It wasn't delivered. then they told me it would be delivered today, April 14. It again WASNT delivere. NOW there telling me it we be delivered April 16. WHAT will delay it then????! read more

Never use this company. We looked at a home, paid the earnest money, and then didn't want the home they offered us. They refused to give us a refund. We got stuck buying a home that we didn't even want. Then when they did the trim out, they damaged two screens and didn't even finish the trim out properly and correctly. Save your money go somewhere else. read more

I do like the services and the home I got from them is beautiful. The process was faster than I expected and they explained everything to me clearly since this is my first home I bought. Great communication and service is really good. Recommend to anyone. read more

the worst business people. purchased a tiny home for 43,000 cash. after they get there money good luck getting it delivered. jimmy is very unprofessional. then all the damage to the home has been going back and forth for 2 months now. having it fixed myself and going to small claims court. Texas limit is 20.000. bbb will be next. take your business elsewhere. read more

These people are very nice to your face but have Very Poor work ethics!! WILL NOT communicate with you ( you must always call them and even then won't follow what they say) and OMG if they place one of your piers on top of a sewer opening, YOU WILL NOT GET ANYTHING THING BUT LIES FROM JIMMY saying he is coming to move the pier and fix trim ( what was a 10 min job but cost me $250.00 to have someone else fix what he wouldn't) on multiple dates!! November 11th 2023 bought the house... June 20th 2024... still no title to the house. Jimmy keeps dodging my husband and Jimmy's mother is just as crum as he is, especially with her attitude. Don't even get me started about the guys he had instal the house.... it was NOT sucked together properly at all and they left lag bolts out. looking up you could clearly see daylight. I do not recommend very sad customer service using shady movers. Hoping to get our title soon before we have explore further options on how to handle this issue. read more

JY Services was contracted to move the new home we purchased from Republic Homes in Weatherford. They damaged the home while setting it up. Structural damage, plumbing damage, electrical damage. Worst thing is they didn't inform us that the house was damaged they attempted a cover up repair. Unfortunately for them we drove up while they were doing their slap it back together and call it good repair. Company owner is now stonewalling his own insurance company for two weeks, won't call them back. No integrity, no honesty and no regard for basic business principals. So, this is an update on our horrible buying experience at JY mobile home service. They told us all the things that we have wrong was warranty from the factory, however after going down to the factory and the man coming down and looking at the issues, they put most of the problems on the transportation. Again, JY mobile home services. And again, my wife attempted to go down there and call them, and no one is available. They have my key to my front door, and I cannot get ahold of them to get it back. They still have not honored anything in the contract as of today. They put in writing that there would not be a dishwasher instead there would be cabinets, but then they said it would void the warranty if they did that. But after inquiring with the manufacturer, they informed me that the only thing it would void would be the warranty on the dishwasher that we did not want anyway. They just breach the contract in anyway, they can. I have tried to be patient and understanding, but this is ridiculous. They send a guy out to my house that apparently does not know what he is talking about, and he starts telling my wife she did not know what she was talking about, however, when I got home, he was still there, and my wife flagged me down and said handle this. He kept laughing saying the whole thing was ok that there was nothing wrong and then as I called him on it and he back tracked and basically said it was the Vice Presidents fault. He was so disrespectful to my wife, but back tracked as soon as I talked to him. The guy told us his name and told us he was an independent contractor, however, he could not provide us with a business license number, and there was nothing to identify him on his truck. However, he said he was contracted out by HUD but could not provide us with any information. read more

When I called the business, they would not answer the phone or call me back when I left a message. They lied about everything they were supposed to do. The trailer was not put together properly. Reasonably priced service, but unreliable and they do not follow through to complete the job. We hired JY to move our mobile home. The actual move date was 4 weeks past our scheduled move date. There was no communication initated by JY as to why they were late and offered only excuses when they answered the phones. Also,JY did not submit the permit in a timely manner. They did not remove anchors or hitch as promised or fully secure the new anchors. They were friendly when we went to sign the contract and led us to believe they were trustworthy, but more than six weeks later we are still waiting for them to finish the work. Hopefully you'll never have to deal with this company. Bought a single wide from Palm Harbor and JY was the company that set our mobile home. They placed blocks directly under a window. The blocks are not supporting a beam so now the window will not shut. The home is also not level. Used a 4' level to verify one side is about 1" lower than the other on a single-wide. Water pools in the corner of the sink and we have to prop up the corner of our microwave. Have been waiting for over three weeks for them to come fix this mess but just get the run around, if they reply at all. read more

I am the owner of a piece of property in Crandall that this company has decided WITHOUT MY KNOWLEDGE OR CONSENT to make a parking lot with his current move. I noticed the first half of a double wide on the side of my property yesterday as I was leaving for work (eveing shift) I was upset but figured the truck they were using to haul it must have had engine trouble. I go to leave for work this evening and I now have BOTH halves of someones house there and a little scrap of paper on my screen door. jack wagon says he knocked but both days when the trailers were left not only i but my sons were home. Listen up buttercup this is private property and you have no right to use it. People that care so little for my private property are not going to give a flying fig leaf for your home.Do you really want your home sitting overnight(s) on someone's property who is pissed about it being there? This has been the poorest service I have ever experienced. This company states they will be there then dont show up, doesn't answer their phone, does not return messages, and gives no explanation for their poor service. I requested a refund of the check they cashed so I could take our business elsewhere. I was told it would be thirty days to get our money back. (This is no where in our contract) This basically forced me to continue with their business and so here we still wait for our services that we paid for to be completed.
