We bought the Colorado model in Woodbridge, VA in 2017 for over $650,000. Less than five years later, (1) the plastic water hose connecting the toilet to the wall leaked and needed a plumber (KHov should have used metal hoses instead of cheap plastic ones). (2) The shower head (even brand new ones) leaked continuously causing constant pink mold to grow no matter how many times the shower stall was bleached. The shower tiles and walls had to be removed and replaced since the leak originated behind the wall in the pipe regulator (see picture), which was again the result of cheap parts. (3) Also, the GE dishwasher broke down during Year 3. People who spend over $650,000 on a brand new house should have at least five years of peace before major appliances break down! I love the layout of the house but hate that KHov buys the cheapest parts that break down soon after the warranty expires.
Title: Major Drywall Tape & Seam Failures Throughout $1M+ Home. My home was built during the COVID pandemic period, and the contractors and subcontractors used by K. Hovnanian appeared to change constantly throughout the build. There was little consistency in who was doing the work from one week to the next. This lack of continuity clearly resulted in inconsistent workmanship, which is something that is unacceptable for homes priced above $1M. During the first-year warranty period, K. Hovnanian sent a contractor to repair nail pops and drywall seams. Unfortunately, the repairs did not last. Nearly four years later, I am now experiencing widespread drywall seam cracking across both the main level and upstairs level of the home. Many of the seams that were "repaired" during the first-year warranty have failed again in the exact same locations, along with numerous additional cracks that have appeared along long ceiling runs, wall seams, and interior corners. In several areas, the drywall tape itself is visibly separating from the wall or ceiling surface. The photos included with this review show multiple examples of the problem. This is not a minor cosmetic issue, but rather it is a widespread finish failure affecting numerous rooms throughout my home. For context, I have built and lived in several brand-new homes over the years and have NEVER experienced anything close to this level of drywall cracking or tape failure, especially so early in the life of the home. The home has been continuously occupied since completion in 2022, with proper heating, cooling, and ventilation, and it has been well maintained. Aside from these drywall issues, the home is kept in excellent condition and presents like a model home. However, the failing drywall seams are highly visible and extremely frustrating in what was marketed and priced as a premium-quality home. Problems like this strongly suggest poor drywall installation and finishing during construction. I am sharing this review so prospective buyers understand the quality issues I have experienced and so the builder has the opportunity to publicly address the situation. At this price point, homeowners should reasonably expect professional workmanship and durable finishes--not widespread drywall failures within the first few years of ownership. I absolutely welcome a response from K. Hovnanian explaining how they intend to properly resolve these issues. Thank you. read more

Khov builds the homes, takes your money and disappears. They put in the cheapest elevators. They frequently break down. This is the second 3 week shutdown in 4 months. No end in sight. We have handicapped people in the building that are trapped their apartments. We can't get packages delivered. KHov still owns the complex and are they not responsive. We are still waiting for the fountain in the courtyard to be functional. They always have excuses for the delays. read more

My husband I found a community in West Virginia and fell in love. We spoke to a sales person (we will call her Miss B )who was extremely wonderful during our face time call. My husband and I decided to go with them however, we wanted to go with our own lender Veterans United. When our lender Called Miss B, she was very rude and dismissive to our representatives and asked why are they calling her. With that said, I was SO put off and could not believe this person who I thought was professional turned out to be ignorant, rude, and disrespectful to others who are just doing their job. My husband and I have moved on to another builder and we are so happy we did. It's up to you if you utilize this company I'm not here to tell you otherwise. I'm here to share the horrible experience we endured. read more

Buyer beware. We tried buying a home in Northwest Ohio, new construction and already built. After moving through the process we found they neglected to disclose an inspection detailing water flooding issues that were happening in other homes including the one we were set to purchase. When this information was brought to their attention, they refused to speak to our realtor. They wouldn't reply until we had to get a lawyer involved to bring the issue forward. I would highly avoid this company as they are very distrusting. read more

Indescribably poor experience at every step of the purchase, build, finance and closing process. Special "hall of shame" shout-out to Kelly Weber in sales, Kirk Kubiak (fired building manager), Ben Blair (fired mortgage officer) and Tami Rodriguez (production manager). Thankfully, we backed out of our purchase in Overlook at Battery Creek (Beaufort SC) 48 hours prior to close due to unending dishonesty and deceit, sacrificing our earnest money. Already, the home is already back on the market for $200,000 over our agreed upon purchase price (see attached). Note to potential buyers, that home appraised for $775,000 last week. Do NOT pay $959,000, nor fall for KHov incentives! read more

The homes in my neighborhood are seven years old. Some of us, and eventually all of us will have roofs that leak due to an incorrect installation and design. K Hovnanian representatives have told us that because our roofs didn't leak soon enough to catch this defect, that we were out of luck. Who buys a brand new million dollar house with a roof that has a lifespan of seven years? Evidently, this company feels that appropriate. If I could give them zero stars for all the troubles we've had with many huge issues, I would. read more

I was representing a client as realtor then as soon as I am not there for the second tour the client no longer wanted to use a realtor and now they are refusing to pay me, Do not trust new construction always use a realtor. Remember the sales person there works for the builder not the buyer read more

This builder does not allow people of color to tour their property unless you are working with a realtor, or so I I was told by Amber. I felt like I was treated like I was going to steal something. Truly bad customer service. No wonder they have so many dissatisfied customers. read more

So they try to sell you a new home and promise delivery dates. So missed 1st delivery date, then given a 2nd one, and then 3rd and then 4th. They admit they have failed in the construction process but will not take any responsibility of doing the right thing and taking care of the buyers. They try to cover up their failures and there SALES Managers are nothing buy thieves. Buyer BEWARE!!!! read more

DO NOT BELIEVE ANYTHING THEY SAY. Make sure you get everything in writing from them, because once the money changes hands, you will see their REAL Attitude. They Do Not CARE. You will get 1 hour to do your walk - thru before closing, you will believe them when they say, it'll all get fixed, you will Hand over $1M. And then Watch the Show begin. read more

I bought a new home from KHOVs Leeland Station neighbor hood in 2013. This house has had nothing but problems. Recently we found that our duct work has rusted through because it was not sealed or installed properly. I posted my problem on my neighborhood Facebook page and several other neighbors said they had the same problem! The kicker is your homeowners insurance will not cover this issue so you are on your own to get this resolved. From leaks in the roof, to sod that never grew, ac duct work quietly dusting behind your walls purchasing a Khov home has been the worst homeowners experience. They are terrible Do yourself a favor and do not buy a Khov home! read more

I been living in KHOV made home for 12yrs. So far its been pleasant after the initial hiccups. We should have double checked on the on the purchase in reading the comments We had a few issues the 1-2 yr of the purchase as the warranty was expiring. The A/C had frozen pipes, and the melt rusted out the rotor, which caused motor blow out. So we have issues in a winter and in a summer. So coming home to cold house and hot house was not the greatest experience. Other issue is they didnt grade correctly . The GE washer and laundry failed in the 3rd year. Hated their hose bibs - i having in the garage was annoying when the water drips after turning it off. And I have aretaining wall which wasnt initially told off, hence I didnt see the plat till later. People were nice to deal with. They always responded timely manner. read more

Do not like their attitude. Don't like the salesperson. BEWARE -LOOK AT THEIR STOCK PRICES! DO YOUR RESEARCH. I went with my brother, his wife and their two kids look at the KHovnanian homes. They look nice on the outside, but when I Googled: "KHovnanian homes problems" or "KHovnanian reviews" I saw too much bad stuff. In our personal opinion, their homes are priced higher than their competition-other builders building in the same neighborhood, and their former sales rep told me their finished homes had a problem appraising at the contract price before settlement.- Now what would happen to you if they won't lower the price after it doesn't appraise? -Your bank will only lend up to the appraisal amount (or under) and if KHov doesn't lower the price to the appraisal price, the the only two options you have is to walk away (legally because it didn't appraise) or to cough up the additional money yourself between the appraisal price and the selling price. (Could be $10K -30K+) I don't know too many people who have that much money stashed away for emergency use if their new home doesn't appraise. THEN... what happens after your old home is under contract and sold and you must move w/no new house to go to? Not good! We also don't like the way they keep jockeying around the pricing of their homes. We have been looking at their pricing for over a year. Most builders if they have a home ready will lower prices and add incentives like $10,000+ to use (apply) through their preferred lender to sell the home. But not KHov - They first offer a home at a price and offer a $10K incentive, then months later, they take the incentive away -effectively charging $10K MORE for the same house. Then they think the public is stupid -they raise the price of the house by $10K and offer the $10K financing incentive. Who do they think they're fooling? My brother said he will NOT choose KHovnanian. There are so many other choices. I agree. read more

The customer service at K. Hov is horrific!!!! I have never been one to post complaints or dwell on things....but this company has put me through HE double hockey sticks....and potential buyers beware! They either don't have enough common sense / competency to do their jobs right, or they are sneaky lying greedy pigs trying to make money off average people. First our home was delayed by 4 months....okay.....it happens. We waited. Then come to find out, they messed up our floor plan (less desirable model) AND our exterior was changed to a cheaper material! When we pulled out and told them we are not paying full price for less house, their corporate office messed up our refund -- giving us less than we had agreed.....and we had to wait over 8 weeks.....when it was due within 4-6 weeks! Their left hand doesn't know that the right hand is doing --. The sales paperwork said one thing, the staff said another thing. I had to constantly follow up with them....they never took the time to inform me of changes. It was like they were almost too smart...trying to trick me. Well, I'm no fool. But this took up way too much of my time.........and energy. I'll be glad when its over. Poor customer service, lack of competency and no communication. That's the problem right there. Such a shame. Its hard enough to save money in this economy, and get approved by the bank, then you have to deal with a company like this. I am just disgusted. P.S. The gallery staff were very helpful, patient and excellent to work with. Too bad the other staff didn't follow suit. read more

I bought a home from Joey at Raymond Farm that is currently under construction. He extended an invitation to an event. At the time, I didn't know how far Fredericksburg was but since he was personally asking us to attend, I was going to go and support him. On the day of, I text him to ask, "so is this event like an open house"? He responded, "Pretty much. It's really just an event we are hosting to generate sales. Are you still coming"? I said, "I was, but you realize you already sold me a house, right"? He said, "LOL, Yes, I know". From this, I figured he wanted me to come, I didn't know why exactly but since he invited me and I said yes, I was going. Then I put the address in the GPS and found it was just under 2 hours away. If I hadn't already told Joey I was coming, I would have gotten out of my car and enjoyed my Saturday on my couch. I believe it was important to give you this background because I wanted to make sure you understood the circumstances that took us to Fredericksburg. When we arrived, our plan, since it took so long to get there, was to take our food with us, instead of eating in the house alone. (When Joey left, the house cleared out). We both made a plate and I took it to my car. I went back into the house to look through the model house. As we were walking outside heading to the model next door, we were stopped by Susan who said to me, "Take the food out of your car and take it back in". It was not a question of, oh I wonder why you took the food out of the house, which is what she apparently told Joey. In response to her, I said, "Excuse me". She said something to the effect, you can't just take food out of here... I told her, I think buying a $500,000 house would afford me the ability to take a plate of food. To which she agreed, but did not believe I bought a house. I will allow you to make your own judgment as to why you believe she did not think I actually bought a house. I am a prior police officer and MP in the Army. I am currently a professor teaching criminal justice courses. I said that to say, I know what it is to be stopped and questioned by someone (in her mind) who is in authority. I was upset, I felt disrespected and insulted. I immediately called Joey but he did not answer. By this time Tara came up to me and they were both looking for proof that I bought a house, I guess in order to allow me to leave with the food. Tara asked me my name when I signed a contract and several other questions. I told her and Susan that I bought in Warrenton. I told them I had a personal invite from Joey. I found myself showing Tara the text messages between Joey and me. She finally got Joey on the phone where she gets the confirmation that I bought a house because otherwise, I am not sure what they thought they were going to do to us. Before she got Joey on the phone I, foolishly, was still trying to explain to them why I was there, to include, being invited by Joey, wanting to look at the models and hoping to see a model of the Lexington. I said foolishly because it is absolutely unacceptable that I would have to be stopped and made to feel like I had to offer proof of my presence. Susan was so rude and disrespectful, that it was imperative that I made you and others aware of her actions and the impact they had on us. I have specifically identified her, but Tara was not much better because she could have de-escalated the situation but instead she joined in on the inquisition. This was so egregious that if I had not already bought a house from you all, I definitely would not have been. To sum it up my issues are these, Susan stopped me and told me to take food out of my car and take it back inside. First, did she go in my car? She told Joey that we took "a lot of food" and feared we were taking more. If she didn't go into my car and the house was empty when my wife and I made a plate, why would she assume and then use to justify her actions, that we had taken "a lot of food". I was empty handed when she approached me, so her theory that we were taking more food is bogus. My second issue is if I had not bought a home with KHov, and I was just a member of the community, is it protocol to treat the public like that who might take food out? There were no signs displayed stating food could not leave the premises nor were there signs, or my understanding, that food was contingent on a signed contract. It would have been one thing for her to make a remark about me taking food. That still would have been rude, but to stop me and tell me to take it out of my car, takes it to another level. My third issue is this, she told me to take the food back into the house, which begs the question, would she have served the food to someone else? So for her, it would have been a better option to throw it away instead of letting me take it. Susan made a judgement about who we were and why we were there. That type of treatment to customers should not be tolerated. read more

Applied for a mortgage loan with KHOV and was approved based on financial status at that time. My husband lost his job and our financing fell apart 1 week before closing. Instead of giving us our earnest deposit, KHOV made us go through financing with another company and per contract if financing was disapproved through second mortgage company, earnest deposit would be returned. We followed KHOV's request and applied although we were not comfortable with doing so since my husband had no job. During the approval process for 2nd loan, I lost my job and the financing once again fell thru. KHOV has refused to give us our 10,000 earnest deposit and has stopped responding to our attempts of communication with them. We finally had to resort to getting a lawyer, who was also ignored until he advised we would be filing a lawsuit. KHOV has no regard for our financial situation and have been downright nasty to us by accusing us of faking our job losses. My family has strugged significantly behind KHOV's actions and we are filing this complaint in hopes that another family will not suffer as we have. read more

i purchased a ho e in upper marlbor md fro khavnanian a afganistan owned billion dollar company. in 2011. In place was a Homeowner associatiion maredith management owne d my former commissioner candice wuinn and operated by lgerman lawyer . Oncee i had a billing disute with the put in place HOA i began experiencg home invasions, home destruction ( pipes busted on 4 occasions flooding out the home and a constant break in and the home sprayed with a toxic spray (holocast remditin) when calling the police in prince george county Maeyland District 5, I got no response, inmvestigatiom,. When catchin g neighbor Carl HOlmes of 5610 kaveh court on home surveamce cmea pourimng posionm ont my trees and busihes. I filed criminal charges with Prince george commissioner office und Also brook. the office on the day of the hearing stated they ecided not to prosecute. this was the being of constant break in, home invasion, hacking into my home surveillance camers, alarm sustem and dis bliling them ont to hacking int all my personal account, socail media accounts banking etc. It see,ms that neigh.bors tiffany /anterrior hunt, ret col james field annette field 5614 kaveh ct marcus rhames 5608 kaveh ct, (locksmith)were paid to harass andnd destroy without prosecution.. during one of many peace orders request the judge informed me that an order had been put in place stating do not allow any peace order or criminal orders to be filed. with this the harassment and terriorism escalted to following me in apt i moved into and spraying my car with a toxic spray where ever i went throughout the DMV...this terriost attack took away my hom, sense of safety peace and all that i worked for during my over 20 years of military service...the power that money wills typing withut glasses... once i put the home up f read more
