I'm very pleased with my experience renting an apartment from Kleinman Realty, and would recommend them to potential tenants and property owners alike. As with any rental, there were sometimes issues, but I always felt that my concerns were addressed and my rent check well spent. My apartment rental is at Bryant Manor, in South Uptown, Minneapolis. It's a large building in a great location. It is an older property showing its age, but well maintained overall. For a remodeled apartment unit it's a good value for our generally up and coming area. My wife and I especially appreciate the service we have received from property manager Leslie Spriggs. She has gone above and beyond to address our needs and make us feel welcome. read more

Their staff won't return calls and won't accept guarantors if you want to sign a lease. I was told two different things regarding guarantors for a lease and it's obvious they find it a risk. Their staff needs to be on the same page. From reading these reviews, KRC obviously cares not about tenants. The almighty dollar is more important. Re: Fitz Flats in St Paul. So unhappy with my stay here! 1. There's no garbage disposal and nowhere to put paper towels. 2. Storage space in the apartment is a JOKE. I am not lying when I say that my closet is not even 2 feet wide. If you put two coats in there, you're out of room. You don't get any additional storage space downstairs or anything, unless you're willing to pay up to $50 a month for the privilege. 3. The showerhead is old and crusty and I've tried to take it off so I can replace it but it is like, cemented on. 4. The windows cannot be opened because they are painted shut or something. Even when I could get one of them open a little bit, all it did was let in a massive amount of bugs. 5. They offer "free laundry" but it's no bargain. They have NEVER EVER cleaned the washing machine filter. The machine backs up with dirty water, animal fur, and this last time, dried animal feces. I can't imagine how disgusting the filter looks. The dust and hair alongside the machines is a fire hazard. I dropped a sock behind there and when I picked it up, a swarm of gnats arose! That's probably why I can't get rid of all the bugs in my room, especially since my room is right next to the laundry room. People keep their laundry in all of the machines for days and days, so you can't even use them. And no one cleans out the lint filter like they are supposed to. I don't like touching other people's pubes. 6. The elevator is so slow. I have literally been late to work because it takes so long. 7. I'm disabled and it is hard for me to walk. I thought that they had some spots behind the building in the parking lot that we could use on occasion. But apparently that's not the case. Every single spot is always taken up by some shiny new cars which look suspiciously like they belong to some sort of business nearby. I don't think this is fair. It's very difficult for me to carry jugs of milk and juice from the parking structure across the street all the way up to my apartment. 8. I think their accounting practices are suspicious. When I move into a new apartment, I always set up autopay for my rent. Apparently, I didn't do it correctly, and I got charged a huge late fee and almost got evicted for not paying my rent on time. This has never happened to me before. And, they charged me for common area utilities on my last rent invoice, which is illegal. I am sure that they have not been forthcoming with this information with the other residents. This is a very convenient way for them to obtain extra cash surreptitiously. 9. My apartment gets incredibly hot for no reason. Even on the coldest days, it's about 90° in here. My electric bill is unbelievable. 10. There is a mentally ill woman who screams outside of my window and bangs on the trash cans all day. There is a very large homeless population around the Fitz Flats. read more

2719 w 43rd street - Linden Hills location The heat stops working at least 5 times a year on the coldest days - maintenance continues to "fix" it for it to break again a few days later. Property Manager claims she's seen "far less issues" with heat after it was "fixed" in 2021 (see screenshot) but I've already had to call in reports twice in the last week and 3 times via portal. Recommend not living here unless you want to heat to stop working plus a million other issues every month. Attached are screenshots to maintenance request in the last year - please note this doesn't even include direct emails, emergency line request, or firefighters having to come in the middle of the night to stop flooding. Other things that have happened: -Electricity has gone off in entire building at least once a year - this year it happened on the hottest week of the year. -Garage ceiling collapsed and caused flooding in my car -Heat goes off 5-10 times a year - have had to call emergency lines multiple times -gas stops working on stove multiple times a year -Heat pipes collapsed randomly causing damage to floor length mirror -ceiling collapsed in my bathroom causing damage to my bathroom items -other units have flooded in the last year Why did I live here? The location is amazing and since I travel for work 3-4 times a month I'm not in the unit often. I "normalized" all of these issues and lost sight of how bad the living situation is here. I have continued to work with Leslie Springg - she can be reasonable after having multiple conversations with her but it's important you don't give up on your stance if you want to make sure they make things "right" - I've had to be reimbursed for multiple damages of my personal items (over $1000) since I've lived here. This didn't happen because they were nice - it happened because I had to continue to follow up with them on getting paid back for these damages. I've given up on trying to fix the heat/water issues and finally moving out. read more

COMMON AREAS NOT KEPT CLEAN - We have been visiting the Brimhall Apartments in St. Paul for over 12 years but we have never experienced such poor upkeep of the common areas of the building as we have this past year - after Kleinman Realty Co took ownership. When I mentioned the visibly dirty hallways and the unclean smell, the residents that we were visiting sadly said that the building had just been cleaned that morning. It's been in the same condition every time we visit. It's so sad to see this beautiful historic building so poorly maintained. read more

Deleted our maintenance request to have our hot water looked at and have been boiling pots on the stove for the last month now. They changed the maintenance policy where instead of working with you on what days you are available from work, the maintenance people can barge in whenever you out a request in. If you don't catch hem while they are here, you have no idea whether they need to come back or not and then randomly showing up at anytime to invade our privacy makes it difficult to relax in the place I'm being charged for. My wife has horrible PTSD from a kidnapping experience so you can imagine this has been a nightmare. Also last time they came by, they left our front door wide open and we have two cats, what if they decided to just walk out the door? read more

Application for an apartment was denied because of a "criminal record." I was told to have a felony and a warrant, I got my background check back from my job which I recently got at the time and there was no such thing on there. I even called Wendy and made sure she had the correct information. I was able to find an apartment perfectly fine elsewhere. I do not recommend renting with KRC. read more

sometime in the summer their tenet portal went down and still won't process payments from us. We've been sending in checks but the accounting team has said we havent paid despite the person managing our property saying "yes, they have, i have the checks here". They have threaten eviction multiple times but each time we tell them we have and given them the information they needed they dont do it. There management team is unprofessional, clearly don't know how to do anything, and they dont keep tabs on anything cause we've had to repeat the same thing over and over. Not to mention our storage unit was broken into over two months ago. They said we can't move storage units and still haven't fixed it after being asked several times to fix it. They need to fix the tenet portal and fix their system cause clearly it isnt working if we have to repeat things multiple times. Don't live here. A big shout out to the caretaker of 1740......I have lived in this place many years ago and now my daughter lives there as-well. The managment is great...as well as the caretaker. I am so happy that My daughter has a clean building to live in. Caretaker of 1740 building is amazing. Very respectful and kind. I ran out of quarter while visiting my daughter last week and was also helping my daughter with her laundry. The care taker ran in to her apartment and grabbed her coin bag to give me some coin.my daughter always tell me about her work ethics. That she never walks out with out checking the building. When I first spoke with wendy she stated that there were no available properties in saint paul , then I disclosed to her that I already applied and gav emy deposit at Lexington and Randolph , and she "oh you did, well let me take you to view the place we can meet" When I got there she showed me remember she already told me that it wasn't any places in saint paul because I am a young black women who has 2 children and a very good job(that pays way better than hers) but wendy told me it will take 7 days to complete the application and she will call back then she stated that she is still waiting on the landlord to reach back out when my current landlord stated no one had called him. Moral of the story is they discriminated against me and my children. HORRIBLE!!!! I will be spreading word of mouth to everyone. read more

My fiancé and I moved into Aquila Park Apartments at the beginning of 2016. We had to put down an additional deposit (Totalling 2 months of rent at $2010.00) because of some crazy stipulation they had that I don't even understand. Not an issue, we would be getting that back at the end of the lease, right? Wrong. They told us that even before any repairs or cleaning would need to be done that we would get $1400 and some back because they had a promotion going on at the time we moved in where we got a free month's rent. A free month's rent shouldn't deduct $600+ from our deposit. Aside from that, we had a leaky ceiling in our bathroom above our shower and we brought it to the attention of management and maintenance. Nothing happened. A week went by and I again brought it to their attention. After about a month of trying to get them to come repair it, a part of the ceiling actually started to break off, exposing mold. AGAIN we put in two more maintenance requests. It took my fiancé going to the leasing office, showing them pictures of the broken ceiling to get the repairs done. We had other maintenance issues throughout the lease as well but nothing to the extent of the bathroom ceiling. Finally, we were so fed up with all of the issues (not to mention bad attitudes of those in management for Kleinman Realty and our Aquila Park Apartment leasing office), that we found a new place to live. Before signing a new lease at a different property, I called the Aquila Park Apartment office and asked how long of a notice is needed to move out. I was told 60 days, plain and simple. Beyond that, I wasn't told anything else. After we signed our new lease on May 9th, I contacted our leasing office saying we would be out 60 days from then (July 9th/10th or so). To my surprise, I was told that if they receive the notice to move out after the 1st of the month at some random time of the day, it's 60 days and then the end of that month. That being said, we were told that our lease would have to end July 31st. What happened to the 60 day rule I was told about?? Anyways, it's safe to say do not recommend leasing through Kleinman. read more

We applied for an apartment, would have been a great fit for us. We discussed what the application standards were AT GREAT LENGTH and we were assured that we'd probably get approved "with stipulations" due to low (under 700, which is still pretty damn high!). So we gave them $50 for each of us, and instead of having the decency to call us, they sent letters saying we couldn't be approved because of "poor rental history" (his: TEN SOLID YEARS with one company in two buildings. Mine: 4 solid years with him plus my previous address since 2001!). This is demonstrably false. Thankfully we were able to stop payment on the app fee checks before they were cashed! If they'll screw around like this BEFORE they've got you on the hook I can only imagine what they'll do once you're moved in! read more

I lived in their Carousel Flats property (1642 Snelling Avenue), and had a few issues... 1. The neighbor who lived below me is PYSCHO! Literally. She would knock on my door to yell at me for making too much noise, when all I was doing was walking around or trying to move around in my bed (it was a new bed, and therefore made some noises). I explained this to her and she just told me I was lying. She would yell at me through her floor as well. I could also hear her almost every night yelling at either her many animals (a dog and at least two cats), or someone on the phone. I did talk to management and they spoke with her, but she made me feel too uncomfortable in my own home. This was a dealbreaker for me. 2. The building is supposed to be non-smoking, yet people constantly smoked cigarettes or weed in the building. I told the manager and she came by once 45 minutes later and told me she couldn't smell it. She did send out a notice about it, but the smoking still continued. Frustrating when you are paying for a nonsmoking building. 3. The parking is horrendous. Not a lot of parking in the back, and when it snowed, the city of Falcon Heights does not allow you to park on either side of the street, so there is no where to park. An okay property, but would recommend living elsewhere. read more

Decent apartments with a typical yearly increase of $25-$55 or two increases within 3 months take your pick. Maintenance was the WORST! It took nearly 2 months for my heat to be fix and I was lied to saying that the City of Minneapolis only requires apartments be heated to 62*. My heat always had to be repaired every year when they started it up. When I called emergency repair it took about 30 minutes for them to respond/arrive. The maintenance department needs to understand that turning the thermostat to 90* won't solve the issue. I had asked that my A/C unit be replaced as it did not cool my unit but it did blow cool air about 5-10 feet. A/C was not replaced. The note from maintenance says "blows cold air". Again you can see where the issue is. Overall a positive experience from 2015-2019 in the same unit. Would have stayed but moved out of state. read more

They are extremely difficult to deal with if you require any accommodations. They are discriminatory in their practices and I would not recommend renting from them if you can avoid it. That being said, the individual leasing agent I met in person was great and they did have decent buildings when I was looking. I started this review in 2015, so I haven't dealt with them since then. Don't do it. I've lived in one of their units for 2 years now and it has been less than pleasant. Both winters I've had no heat. The first year, they literally just never did anything about it. I'd call every 2 weeks and have someone check the boilers, they'd tweak something and it would be warm for about 5 days then continuously get colder and colder, usually down to around 50 degrees until someone could come in again. MN law says that a heat controlled apartment must be a minimum of 68 degrees at all times, and mine rarely is. They finally fixed it this year and my landlord complained to me about having to spend all the money to fix it. dude, first of all grow up, you're an adult. Don't whine to a tenant. and second of all, I don't care, I've been freezing my butt off for 2 years. and even after they spent SOOO much money, I've still had some very cold weeks in here. On top of that they didn't reimburse me in any way for the all of the months that I struggled to stay warm, and instead, they raised my rent $50 a month for an already overpriced unit. One of my favorite things about KR right now is that the smoke alarms in the hallways have been missing for over 6 months now. I'm no expert; I don't know if it's illegal to not have any smoke alarms in the hallways, but the fact that they were there before and now they aren't is a little discomforting for my neighbors and I. Keep in mind, if the landlord at this building says he will get something fixed, just expect to call in yourself after waiting a few weeks. And even then, you'll need to call or email maintenance at least twice before it gets fixed. I've asked for my kitchen drawer handles to be fixed 3 times now and I've finally given up and just use duct tape as drawer pulls now. It looks really nice. There are these weird mites that come in through the windows in the summer. they're smaller than the screen-holes; they will invade your apartment. The parking spots are nice if your car is toddler sized. I have days where I've had to get out via my trunk because I can't open my doors. I've had hundreds of dollars worth of damage done to my car from having to park here. then the one time i parked on the street someone hit me. Just don't. read more

I have been renting for the past 6 years and I can say that this is my worst experience by far (even worse than the college apartments I lived in). I wish I would have read into Kleinman more before renting because many of the negative testimonials are extremely accurate. First of all, when I move in I expected the apartment to be clean to a decent standard. However, the bathroom was disgusting (including marks in the toilet and mold in the shower) and the floors were visibly dirty. I didn't complain as I don't mind cleaning myself and decided to give Kleiman another chance. However, as my time went on my experience continued to go down hill. To make a long story short: management is extremely unprofessional, rude and misleading. The property was not well taken care of which is a shame because it has great authentic character. The halls and entry way often smelled and were usually dirty. Doors that were not supposed to be entered were often propped open. There were often homeless people in the lobby and stolen packages, but management failed to put in any sort of surveillance system. Their solution was putting up a paper sign saying "lobby monitored by management." Their system of notification for entry, rent, repairs etc. is extremely outdated. They do so by placing slips of paper under the door. It happened multiple times when I was out of town and was completely unaware that there were strangers in my apartment for showings until I returned. On top of this, they show no respect when showing your apartment. There were multiple weekends when they scheduled showings all throughout the day (not back to back like a courteous/professional management company would do) and many times when less than 24 hour notice was given. For what I paid in rent, it was not worth it (granted the location is great). If you are considering living at a Kleinman property, save yourself the headache. I will be ending my lease and paying a couple hundred dollars elsewhere in the area to have a clean/secure apartment building, amenities, and professional management. read more

Agreed with everyone else here, Kleinman is the worst realty company I've ever lived under. It's also funny to see them responding to people's Yelp reviews on here, basically refusing to take any of the blame. My building in particular is basically falling apart. I mean, the windows are rotting out. For a building this old, surely they must know that it needs a good looking-over, and some repairs might be in order. You can't exactly call and say "Hey, this entire building is horrible. The floors are breaking." They'll send out a random teenager whenever something needs fixing, and they come do a half-assed job. Once, a former building manager told me "if you don't like it, you're free to move." There are tenants who party all night, and park in front of our garage spaces, blocking other tenants from being able to pull out of their parking spaces in the lot. Kleinman has been notified many times. They sent out a threatening memo, the tenant continued to park in front of garage spaces, and Kleinman never did anything further about it. They say "please tell us if you have any problems," but they don't exactly do enough to fix the problems. Also, they will use the cheapest available replacement products, so you're better off just doing your repairs on your own. I'd say avoid them, they aren't good at their business. read more

This place was a bit of a bust, waste of my time. I found their website by chance and was thrilled at the convenience of looking at multiple locations with good pictures. I found 6 places I was interested in seeing. I called the office where I was told I had to contact each individual property manager and get in touch with them to schedule a showing. Not as convenient as I hoped but I took the numbers and names. I called and texted each one. Nothing... no responses... for days!! Then one contacted me (Andrew) scheduled a showing and didn't mention someone had already put in an application. Cancelled a few hours before saying it already had been rented. Then Tiffany contacted me... 3 days after I made contact in morning business hours. But was difficult to schedule because obviously this person does not have any flexibility to show apartments and must have a full time job... which is inconvenient. Making it impossible to rent with them if I can never get ahold of anyone or go see it! The other 4 never made an attempt to contact me. And really if I was a tenant how would I get a maintenance issue dealt with if I'm relying on a property manager who is busy with a full time job. I could've rented an apartment last week if these people would take their jobs seriously. read more

I lived in the Sherburne Place building for approximately 18 months. I cannot speak to other buildings, but my apartment at Sherburne was extremely well-maintained. My one-bedroom unit featured hardwood floors in pristine condition, a good layout, an excellent location, and a fantastic kitchen (that will be missed!). The apartment definitely received quite a few compliments from guests and friends who were impressed with the quality of the unit. The price for the apartment was extremely reasonable. The only issues that I ran into were to be expected in an older apartment building. For example, there was no central air conditioning, which can be uncomfortable without a good window fan (the unit did have an installed ceiling fan in the bedroom that was more than adequate on hot summer evenings). However, this wasn't a shocker in an older building, and never proved to be too much of a problem. No, there was no building gym or luxury amenities (again, it is an older stand-alone apartment building)... but it was extremely livable and featured a parking garage and in-building laundry. More importantly, I definitely did not have to pay luxury prices for an extremely livable, one-bedroom apartment. Any maintenance issues were dealt with quickly and effectively. Kleinman does have multiple ways to enter a maintenance request for a unit. I found that an online maintenance request for a non-emergency was resolved within approximately 1-2 business days after submission; a reasonable turn-around time. The building manager was extremely nice and respectful. The property manager gave more than adequate notice for any routine or emergent maintenance that was required at the property. I have never had an issue with the corporate office, either. Any time that I have had to get in touch with the Kleinman corporate staff, they have been extremely respectful and professional. Bottom line, this was a great apartment. If changing life situations didn't tip my hand to move to a different location, I would have continued to live here for years to come. I have recommended Kleinman to friends and coworkers in the past and would definitely continue to recommend checking out a Kleinman Realty location! read more

I have rented with 6 different companies or private homeowners in the Twin Cities. Kleinman Realty was one of my best experiences. Maintenance: I lived in a 2BR apartment at their Pleasant St location in St. Paul for one year. The apartment had just been redone, so it was very clean and in good condition. We had no maintenance issues the entire time. Management: Due to other apartments falling through, I viewed this KRC apartment about 5 days before I needed to move. My contact with Kleinman, Dawn, went out of her way to make sure our background checks were processed immediately. Once that checked out, she was willing to meet outside of business hours at 8pm the day before I needed to move out so that we could sign the lease and I could make a smooth transition. She was knowledgeable about the area - directed us to a great BBQ place - professional, and very friendly. She even attended the apartment-wide cookouts to help foster community. All communications with general managers at KRC were polite and straightforward; no complaints. Communication: When my roommate and I gave our 2 months' notice, KRC began showing the apartment. We always got 24-hour notice in the form of slips under our door. If I'm being picky, I would have preferred some kind of electronic information, but no real issues. Lease & fees: The lease was straightforward; there were no surprise fees or unreasonable clauses (I've seen some weird stuff, and outrageous fees for situations like your power going out). Basically, don't be late on rent, don't break the lease, don't lose your keys, don't trash the apartment. If you avoid all those things, you won't get any fees. Management made it easy to set up an account with Xcel Energy. My roommate and I could conveniently pay rent online. We got our full security deposit back in a timely manner - we did work hard to make sure the apartment was clean and in good condition, and they recognized that and didn't try to be slick with any cleaning fees or other nonsense. No issues in this realm. I would definitely rent with this agency again. read more

The first apartment I rented from them was an okay experience, but the second was AWFUL - and I thought they would at least have decent service for their returning tenants. Nope. It took 4 days for anyone to attempt to fix leaking water in my bathroom - I could not use the shower or toilet without my bathroom flooding. After that, TWO MONTHS to have someone repair the giant holes left in my walls - and this was only repaired because I threatened legal action. I could not believe the unprecedented condescending abrupt manner that I was handled by KRC ' S Office Manager Julie Blaha. This behavior was heighten after a Resident Property Manager offered me a move in special of 1st month free. Julie decline to acknowledge the offer and cancelled my application and referred me to the company's attorney after I asked for her boss' contact information. This is not a close case as I received the move in rent special over the telephone from Kelsey, Resident Manager and I am seeking to have the conversation extracted for litigation evidence. DON'T DO IT! I cannot wait until my lease is up at the Stanley Terrace complex. The common areas are always dirty. The elevator is dirty and the vent inside the elevator is disgustingly filthy. The apartment manager, Kelsey, hardly responds to emails. They ripped off all the siding for the walls in the main lobby and hallways and it has not been touched since (it's been over a month.) I am doubting that it will ever be finished. The apartment "renovations" were half-*ssed. The garage is filthy, smells of rotting trash and has had maggots around the garbage cans. Can't take a shower without the water going from scalding to freezing and back again. read more

I lived in the Lilium Apartments. Kleinman was so-so to deal with most of the time (given that I am probably more easy-going than I should be about things like poor electrical wiring and having to wait more than a week for someone to come fix the electrical so that I could use my microwave again), but has some faults that would stop me from considering renting from them again. I definitely didn't like one of the property manager's (Leslie's) practices of leaving notifications on the floor of the hallway outside your door. My door was in a high-traffic area, so these slips of paper would get kicked around, crumpled, and sometimes go missing. Thus, I had to deal with a surprise intrusion one morning when she came in to show the place to potential renters (sorry, potential renters, not your fault!!). Finally, the worst part of my experience was the complete farce of a check-out procedure, which ended up in me losing most of my security deposit despite my (I guess foolish) deep cleaning of the place to way cleaner than when I moved in (was covered in construction dust when I moved in). During my check-out walk-through, the property manager remarked on how extremely clean it was and stated that I would get my full deposit back since there was no way the cleaners would need to be there for more than an hour. She stated that you only lose deposit $ if the cleaners are there for more than 1 hr, and that they would not even need to be there an hour for mine. Note: the only thing that I did not clean were the outside of the windows/sills exposed to outside. (Given that there was ongoing construction outside, these would be dirty again 2 sec after cleaning. Also, what tenant cleans the outside of windows on a 3 story building? Kleinman certainly never had anyone over to clean them the whole time I lived there...) Additionally, Leslie, the property manager, was so impressed with my cleaning (or so she said), that she said she would put in a good note on me, which would help my credit report (this sounded a little odd to me, but that's what she said). Anyway, fast forward a couple months, and I really wish I had recorded this check-out walk-through because I only got a small portion of my deposit back. I contacted Kleinman, and only heard what are either lies or complete and utter failure of accurate recollection in their email reply (from Leslie). Side note: The rent was going up significantly as I was leaving (in Aug 2017). I cannot imagine living in those apts, surrounded by noisy dirty, construction at all hours for anything like the sum they were planning to ask.... To make a long story short (TLDNR): Failure to clearly disclose return of deposit policies. Lack of good faith dealing. Misleading statements. Poor business practices. **Almost forgot: Those of us who lived in Lilium through its first winter (2016-2017) also got charged way above the limit at which they said it would be capped for the heating bills. There was a memo at one point that suggested that they were looking into this, but I certainly never got compensated. read more

I had scheduled a tour at one of the Kleinman properties recently, and when I showed up the management was no where to be found. Wasted about 45 minutes trying to get a hold of them and when they finally showed up for the tour they told me they had given someone else my tour slot. They were wildly unprepared and frantic. Didn't have any of the right keys for the apartment and had to leave for about 20 minutes to go get them. When they finally came back they told me that the person who had toured before me and stolen my tour slot had submitted the application for the apartment and were more than likely going to get it so I didn't even get to see the inside of the apartment. They then proceeded to try to sell me on more expensive properties they managed in the area. Complete waste of 2 hours of my time. read more

Probably dodged a bullet!! I had a showing set up with Kari Mueller. She had my email and my phone number and was no where to be found when I showed up to our appointment. I called the building phone number she gave me and the voicemail says 'there are no apartments available in this building at this time.' I thought it must be an outdated voicemail greeting, since I had set up my appointment less than 48 hours prior and couldn't imagine any professional wouldn't bother to cancel an appointment ahead of time with a potential customer. Sure as heck, she never called and never responded to my email and their website is now updated to show no apartments available. So, this is for you Ms. Kari Mueller: learn to be a decent property management professional and cancel your appointments when you rent a property. It may be a hot rental market at the moment, but in the future when the market slows down - and it will, you will have few people wanting to rent from your company due to the crappy experience. As I said, looking at your 2 star rating, I think you probably did me a favor and I dodged a bullet. I'll be sure to post this experience on every social media and internet rating site I can find, so others can be warned of your horribly rude business practices. read more

I recommend it. I lived at one of KRC apartments and really enjoyed it. The location was incredible, and whenever we had a maintenance issue it was usually solved within 24 hours without complaint. The first property manager was like the village mom. She was so sweet and helpful. The second property manager is much more by the book, which was a little difficult to adjust to at first. But it was by his hard work that we were able to get out of our 60-day-notice early. He found someone to take our unit very fast, AND worked with us to get our FULL deposit back. read more

I called the woman who was supposed to be helping me twice and she refused to speak with me on the phone. She responded with an email telling me to email my questions! I didn't end up renting with them because management was so bad and lost 400 in the process. They try to give you as little information as they can while pressuring you to rent. I would hate to know what it would be like to live there and have to deal with management. So unprofessional. read more

It hasn't been a great experience renting with this company. The first 6 months I was in the building I am in now, it was owned by a nice older couple who did a great job with the place, every interaction I have had with them was positive. Klienman took over the building and things got noticeably worse. They didn't provide enough salt or plowing to keep the driveway clean the first winter. There were always 'Memoranda' be shoved under our doors. You just started getting the feeling that Klienman does not care at all about their renters - they just want to nickel and dime them. Sure enough, my rent was raise 10% after the first year with ZERO improvements made to the apartment. Most of the time, when everything is working and your just living your life - living in a Klienman building won't be a problem. They respond relatively quickly to maintenance requests, though they are hesitant to replace non functioning appliances. They eventually replaced my fridge after replacing the defroster thermostat 5 times over the course of three months. They have a really crappy online bill pay system that will pass card fees on to you if you try to use, leaving you to write a check. If your rent check is post marked a day late, you will be reamed by an 8% fine. I could accept a $25 fine or something if rent was a little late but getting hit with a $75 fee when both on time checks and late checks clear the bank on the 12th is ridiculous - your just being greedy at that point. Kleinman does not care at all about your satisfaction with their service or what you think of them. They will just try to squeeze every dime out of your. You can find other property managers that will show some pride in keeping the customer happy but you won't find that with Klienman. That being said - they have some nice properties and as long as everything goes smoothly while you live there - think of them as your unobtrusive over lords. read more

It's one star rating for a reason. Get out while you can. I've lived at my unit for 6 years. At the start of 2014, my previous building management outsourced their management to Kleinman Realty. The same year Kleinman took over, rent was raised $146. Their reasoning was "Market Research". I've lived here for six years, raising the rent by 20% is ludicrous. I wish old management had done better research because choosing Kleinman was unquestionably a poor decision for all the tenants involved. $800 for a one bedroom in this location is ridiculous and unfair. read more

I second the experience of the person with ice in their windows, we had the same experience with asking about how high the heat would go, being told one thing at the showing and then experiencing another this winter. So far this winter we have had hot water go out twice, and then all the water go off entirely, no notice, during morning getting ready hours. I understand sometimes things malfunction but after living I rented apartments over 20 years, I've never seen issues at this frequency. Not to mention the window replacement project with our entire space open to the elements in November, December this year (the year of the polar vortex lol) and then ending up with cracked windows and ice on the inside of them. I recommend looking at the 'not recommended' reviews - they're 100 percent accurate. I lived at one of their properties for almost two years. It was a complete nightmare. Like other reviewers, I moved into an apartment that needed plenty of repairs and they 'promised' that it would be taken care of before my move-in date. Did anything get done? Of course not. On top of that, the unit was dirty when I moved in. I had to clean everything on the first day there because everything was gross. After a full year of constantly submitting work orders, calling the property manager, calling the main office - I gave up. And of course, in order to screw me out of my deposit, they'll probably try to pin the 'damages' on me and play stupid about all of the work orders I turned in.. I will definitely seek legal action if that comes into play. That is how sleazy this company is. Recently, someone in the building was burglarized. People routinely leave the front and back doors propped open so you can throw safety out of the window. They have also had residents bikes stolen on several occasions. Rodents became our neighbors last summer. When notified, Kleinman did barely anything. They ignored emails/calls from residents (I talked to quite a few neighbors who experienced the same thing). When they finally sent pest control, they just threw a few cheap traps in the laundry rooms and called it a day. Neighbors can be extremely loud and obnoxious. There was once a rooftop party being thrown at 1:30am and I had to call the police. Loud music and domestic fights can be heard as late as midnight. Management, of course, doesn't do a damn thing about these types of issues either. People skills in the main office are horrible, as people have already said. They don't care about their residents - your concerns don't matter to them. They're only there for their paychecks and could care less about anything else. They absolutely act like you're bothering them and wasting their precious time. Do yourself a huge favor and NEVER rent from these sleaze balls. It is a waste of money and energy. I wish I had done more research before I rented from them. read more
