We lived at the Crossings at Hamilton station apartments for 3 years (1.5 during COVID where no…read moreservices were available) Because of poor reviews, I specifically asked about the security deposit issue that appears to be in every review I read about Edgewood properties and their deceptive practices I was assured that it was just for the few "messy" people and that I should not worry about it. Well here I am trying to get to speak to someone at Edgewood about the BILL we received after move out.... I didn't expect to get any money back, sure, but to received an invoice -- seriously?!! and now no one will take a call to discuss it ... good luck collecting that $$! They are very aggressive during the sales process, but completely absent during the move out process. As mentioned in other reviews, they do a walk through with maintenance and they said everything "looks good".... then a bill. One of our neighbors told us they will "nickel and dime" you at move out, and in fact that is what is happening. So beware if you are looking for honest business practices, look elsewhere.

We cleaned each room, shampooed the rugs, scrubbed the cabinets,etc as we were moving out. Since the upstairs was carpeted and dated, they mentioned we could expect a small charge to replace the carpet. I'm not sure why I'm paying to replace the carpet that was dated prior to me moving in. I open their online portal today to find a bunch of other charges including full repaint. Basically they want to keep the whole security deposit. If I knew this was their game, then I wouldn't have taken the time to clean before we left. I'm not sure how 2 property staff can walk through and say it looks really good and they don't see issues and then we get these charges with no notice. Throughout all this time I have had (obviously) positive experiences. Effective 3/2026 the complex is under new management and there are little things that show fun positive changes. The folks in the office and the maintenance staff are professional, accomodating, helpful and a joy to interact with - even having outside contractors for say: replacement of HVAC system, water heaters (yup, I have had them) have been done seamlessly. She is so friendly, knowledgeable and just a great human being. Our Maintenance guys are awesome. Whenever a repair is needed they are here promptly. I can't imagine living in any other apartment complex. The units are spacious and up to date. I HIGHLY recommend moving here if you're looking for someplace to live.

She also went on by saying she don't want me filling out the application and wasting my $60 for the fee because I won't get accepted.(how would they know how much I make to not get accepted ) .And lied and said they had no room available.
