I am an owner and resident of Cite condominiums and have had nothing but issues with kwpmc since they took over managing my building. Apparently there isn't a single person in the management office with a working email address. I send emails about issues that go unreplied even when the issues are health related because there is MOLD GROWING IN THE HALLWAYS. Last year the ac units in the hallways went out and mold was growing rampant in the hallways and not a single one of my emails was answered by anyone in management except for the engineer. Not a single apology or acknowledgement from the property manager or any of the admins working here. Once again our ac units were out in the hallways and I emailed a month after we were told they would be fixed and asked for updates and warned once again mold would start growing if this wasn't addressed. No response from management. I emailed maintenance in July about an update, no response. I emailed again in August because MOLD was now covering the hallways, STILL NO RESPONSE. I emailed customer care, no response from them. I've been emailing and calling Jacquelyn Salazar, the district manager, and left a voicemail and no response from her either. This is a terrible property management company and I would implore anyone to avoid any building being managed by them. read more

What a nightmare! They are impostors- everyone is inexperienced and either poached from a competitor or new at his/her role. They offered boundless promises, yet failed to produce a single tangible result. There is no benefit of hiring this large management company as they do not have any corporate support. They could not get us a solid manager so the board went out and did their own search. Sad but true. And after asking around we are not alone. I live in Gran Paradiso/Venice Florida I just can't understand why our board members voted in a company that has an overall rating of only 2 1/2 stars. Please read all of the one and two star reviews. Some of the five star reviews are probably MGT. or C-level people that post reviews . My manager is also nonresponsive in the way of returning emails and voicemails. Her staff also nonresponsive with returning communication to property owners. Nothing is enforced here in the community. I'm just hoping when their contract terminates our five member board will eliminate them. Very unprofessional , nonresponsive. Part of the problem is not enough residents speak up and complain about KW MGT.. KW is a scam of a company taking in 100s of millions of dollars . read more

This company KW Properties management in Miami, has not improved over the years--still understaffed, with no accountability or follow-through, and a serious lack of effective communication. The lack of organization seems to stem from the top. The corporate office rarely communicates effectively, and getting someone on the phone is nearly impossible except for the receptionist. They handle legal matters inappropriately, failing to send proper emails or hard copies. Instead of keeping unit owners informed, they communicate directly with tenants, leaving owners out of the loop. I have repeatedly called and emailed the district manager, but she has never once acknowledged receiving any of my messages. After six years, someone finally began answering our management office phone, but the system itself is still dysfunctional. There are no working extensions, despite the voicemail claiming otherwise. At one point, they even had to fire an employee who had the phone on silent and wasn't answering calls. Overall, this company needs serious operational improvements. Totally ineffective communication, always problems since they took over. I finally tried contacting their corporate office and it is impossible for anybody to answer. Just finished reading all these reviews and I can't agree more. I'm sure that each individual condo has a different location but the same property management and they all seem to have similar feelings about the lack of communication among the property management employees. The regional manager of my building is a bully. When you try to inquire about a situation regarding another unit owner, that is disturbing you you can't get a straight answer as to what the resolution was if there was one. Unfortunately, due in the new laws and concrete restoration no one can sell their unit here and if I could leave And have the financial means I would. This is due to the fact that KW is on site here. The maintenance people could be more effective and nobody is supervising them. I tried to reach out to a C level executive. They said they were going to contact me making an appointment or a phone call with me and they disappeared after the first email. This has made my peaceful, quiet enjoyment of a condominium that I look forward to living in for many years to come absolutely miserable experience. When the survey was done two years in a row, unfortunately the board decided to keep them despite the fact that there was extraordinarily strong opposition to keeping them. I do not recommend using this company for your property management. It's amazing that there are different KW employees in these people buildings and the reviews all seem to be consistent. I have lived in my South Florida community for more than 9 years. Since this management company has taken over, they have discarded any care for the residents and instead leaned into predatory schemes - like the constant towing of registered, resident vehicles. Clearly in an effort to gain financially off the backs of residents - it's shameful! Peace and security in your home should be a bare minimum. I leave this review in the hopes of warning and preventing others from enduring what my former building did. If you are a board member or in a position to consider hiring this company, I strongly advise against. I lived in a luxury condominium in South Florida that was competently maintained and a pleasure to live in. I was seriously considering purchasing the condominium I was in. The board changed companies and hired KWP. Immediately, the air smelled weird and the staff who came to work at the building - from the property manager to the maintenance folks and nearly everyone else - were inexplicably rude, oppressive, dismissive, and incompetent. Cruel and incompetent is a tough, strange mix to encounter in other people, particularly people who are there to do a job. The property managers treated me and others like we were in a prison, at their mercy. It was concerning. One property manager waved her hand in my face, in a threatening way. Beyond the obvious conduct issue, I've never seen people take something wonderful and immediately squander it. Termites became a problem. And then widespread water damage and mold. I left, sad and relieved I had not bought in. If anyone in KWP leadership sees this, I hope this is not the conduct you condone from your people and aim for for your clients. read more

The worst property management company. I have lived in different countries, cities and communities and had never experienced anything like this. Customer service - forget about it. Instead you will receive discrimination, harassment, rudeness and shady deals. Stay away! On August 15th around 4 pm a large glass object exploded on our terrace 1800 Biscayne Plaza Condo. My husband works from home and spends lots of time on the terrace, just minutes before the incident our 5 year old daughter was playing there. We contacted the property management office immediately and no one ever followed up with us, nor other communications were sent regarding the accident. A couple times we politely asked for updates, however the property manager Irina Besser handled the situation very unprofessionally and in rude manner. Her latest reply was that they looked into the glass that fell on the terrace, it appears to have been an accident and they are not able to pinpoint the unit. Again no one offered any help to safely remove this amount of glass from the terrace, nor was an email sent to the residents. Moreover, almost every day we are finding small objects on our terrace like lighters, smoking devices, etc. Another huge deal with the building is constant water leaks. Again no updates were ever provided to the unit. It is damaging the floors. The latest response was that someone was just using the wrong detergent. More than a month has passed since the glass accident happened. The glass is still on the grass around the building since the management office and custodian staff are too busy spying and harassing unit owners for beautification of their balconies. I did not get any updates from the manager regarding the accident however received a letter that they will charge me $100 per day if I will not remove a bamboo screen from INSIDE OF MY BALCONY. We sent a request to the board members including the property manager and then followed up. Still did not hear anything back. Yesterday I asked the board director to provide her working email address but she refused to provide it and sent me back to the manager. Seems it is becoming a discrimination issue, since property manager is simply ignoring issues she doesn't want to address if the unit owner is not on the board. Moreover, the property manager brought to the building used gym equipment from a third party. Not sure how this will go regarding the warranty and liability of the equipment and residents. A resident on the fourth floor (obviously a board member) has added a tiled black floor to their balcony, while others on the third and fourth floors have brick and tiled floors. One has green grass added to the wall. Additionally, the fourth floor resident has a light structure that appears to be anchored into the balcony above it. As we understand the rules, drilling holes into the building is not permitted, and all flooring modifications must have received approval from the association and be waterproof and allow for proper drainage. We requested those approvals, but this is just another time when the property manager Irina Besser doesn't respond due to discrimination. By the way, yesterday we were participating in the board meeting and there was Q&A for unit owners. Promised to call everyone in order. My husband raised his hand first since he has relevant professional experience to the issue on agenda and wanted a majority of the unit owners to hear him on zoom and guess what - the property manager called him last after pretty much everyone left. read more

HORRIBLE - HORRIBLE - HORRIBLE - if there was a zero rating - that would be my pick! They just took over the management of my home that I have lived in for eight years from my landlord. They left a piece of paper hanging out of my mailbox saying that they were now the property management firm and to drop off rent cheques to them. It was not even addressed to me or in an envelope! It took me two weeks to finally get a response from them in terms of how I could pay the rent on line. Since then, they have entered my home without notice - which they claim to have sent. Apparently they need to do an "initial inspection". Considering the alarming rate of Covid cases I have asked them to delay. They don't seem to think that is necessary. Perhaps they should pull their heads out of their butts and read the news sometimes and treat people with more respect and dignity. I pity anyone out there who has to deal with them. read more

I am a current officer of our high-rise community. After parting ways with another large property management company, KW came in and immediately "took the bull by the horns." KW and their leadership were excellent in screening candidates to put in front of the BOD, and it really confirmed their level of understanding for what we were looking for. They consistently are asking for feedback not only from the Board, but from the residents. I really am impressed with their bookkeeping- the primary reason we parted ways with the former company. While it was nearly impossible to speak with anyone besides our GM/DM about the finances with the former company, KW has an assigned CPA working for them who has already zoom called with the Board to answer any questions. Again his level of care and expertise is second to none. I highly recommend KW to any community who is struggling to find a management company who aligns with the same level of care and involvement as Board Members do. Stay away! They are horrible. They don't work, they never pick up the phone, they have the application sitting for over a month while the tenants wait to get into their home and the landlords wait to collect rent. When they require corrections in order to approve the application, they DO NOT sent out the list of corrections they require and you just wait....for the approval. When finally, you get the chance to ask...they lie that they "mailed" the letter for the corrections. MAILED by post, lie. NO EMAIL!!! They do not maintain the common areas, but they send violation letters daily so they justify their salary. Horrible! read more

I cannot even begin to describe the nightmare we have gone through with KW property management at Lake House South in Boca Raton. They are totally non-professional, lie, pass the buck and just flat out blows smoke .... Thinking they are pacifying the owners. Organizational skills are non-existent. They have zero management skills and the employees have zero supervision. The property manager caters to board members but rude to majority of the owners. She sits in her office most of the day and if accidentally sees an owner she doesn't even acknowledge and actually turns and walks away or even hides behind the front desk. Absolutely unbelievable. When confronted by owners in monthly meetings she just sits there and doesn't respond. We recently had a $30,000 assessment for lawn work due to her doing nothing to maintain our lawn/gardens in 4 years. Totally not acceptable. Due to her non-existence interpersonal skills employee turnover is ridiculous. Front desk personnel....One has been fired for stealing alcohol from the HOA stock, one allowed friends/family in exercise room, one vaped outside our door, one was fired for rummaging through an owner's unit and the worst was one tried to enter our unit at 11:30 pm. We notified our property manager and she did absolutely nothing. She actually allowed him to come back many more times after that episode. We also filed a report with the police. Absolutely no communication with owners regarding anything. Doesn't respond to emails. The regional manager used filthy language with the owners and thank goodness is no longer with the company. Poor management starts at the top and after a very brief discussion with the regional manager and Vice President we can see why the lower employees are of poor quality. No accountability whatsoever. NEVER HIRE THIS EXTREMELY POORLY MANAGEMENT COMPANY. read more

One of the worst management companies I've encountered as a real estate investor! They manage the building where I own a condo unit and as a result of their poor management, I've lost over $10k on that investment. Don't bother going to upper management with reports when local managers fail because upper management just passes the buck to "Elvis". Now there's a lien against the association because of a $1400 bill that was not paid to a contractor and that is potentially going to hold up the closing of the sale on my unit. I agree with the negative reviews. This group is the management company for Brickell Heights. Brickell Heights is a building that charges luxury fees to is owners yet provides discount services. KW and Brickell Heights management is best for only spanish speaking owners/investors for pied de teirre usage. KW and onsite Brickell Heights are not set up, trained or is professional enough or cares to be a luxury building management company. Onsite staff is unprofessional. Add to resident compliants about staff and the staff resonds by being on witch hunts of reporting residents. From the valet, cleaning, front desk, security and even package delivery staff onsite is hyper vigilent of anonymously reporting owners/renters that don't walk on egg shells. I would buy/invest/rent in a different, quieter building in the area as there are plenty of other options of comfortable living on your terms as an owner. read more

I am really not ok with a front desk asking me for my ID which is put in their computer system, as well as taking my picture and then also my info being emailed to the resident I visit. I wonder if all this is even legal? High end buildings like continuum, icon or portofino don't even do this unnecessary extreme screening. I have been trying since June to resolve a simple issue. After hours on hold you finally get an individual who cannot help you. Told to call the Orlando office. The message is that they are not taking calls at this time. Told to call Property Manager - never returns calls. Called Miami office told that they are trying to get the Property Manager but they cannot get them to respond and therefore cannot help me. If you cannot get your employees to respond with the information you need to help a customer then something is wrong. read more

Horrible management company. I have lived in many different communities, but none has been as bad as this one. This management company puts their own comfort and the comfort of their employees above the comfort of their residents. I am specifically talking about what they are doing in "4 Midtown." They are ruining this building. We had a parking spot in the building - the parking spot we don't just rent, but rather own. The management moved us out (along with other residents who park on the 6th floor) to a public parking 4 blocks away because they needed to renovate. We went from having 1 parking spot in the building (which is already not enough for a 2-bedroom apartment) to 0 spots. All while employees STILL get to park in the building. As residents, we should be able to park in the building first - even for things like groceries and not having to walk in the rain (which is quite frequent in South FL). As a woman, I don't even feel comfortable walking from that public parking alone later in the evening. When we repeatedly complained, the management finally found a parking spot for us in the building on another floor. But, when we tried to use that parking spot, it was taken by someone else. Someone from the management office even told us that the spot was probably taken by one of the employees. Finally, we were moved to a third spot. Yet, that spot had a defect - there was a pipe sticking out, which scratched our car. We own an SUV, and the pipe is not visible in any way - especially from a larger car. Now, we are stuck paying $3000 bill for management's mistake! And what about the elevators that are constantly not working? My husband and I got stuck in an elevator, and the management simply did a quick 10-min check on it and said "it looks fine." It is not uncommon to wait for an elevator for as long as 3-5 minutes! We were doing a BBQ with some friends a few weeks ago, and the management claimed that we were "violating" something - even though we didn't break any rules. And when we fought back on that, they finally agreed that they were wrong and we didn't violate anything. Yet, the time that we were spending with our friend was already ruined, and the way management acted was honestly even embarrassing to us, as residents. They are giving everyone violations for ridiculous things, yet they don't fix any real problems. After we posted a negative review on here a few weeks ago, a management representative reached out to us and begged us to delete it, promising that they will figure out a way to address our concerns - at least file a claim with the building's insurance based on what happened with our car. We were nice, so we deleted the review. After a week of silence, we reached out to the management representative repeatedly, but he is not picking up his phone. Eventually, another lady from the management called us and said that they finally decided to not file anything with the insurance company. It makes us feel like they were deceiving us in the first place - begging to delete the review, yet not planning to do anything. We had several other bad experiences. Sorry for the long text, we're just very upset and tired. This building was wonderful until KWPMC came. If you go through the good reviews on here, you will see that they are all left either by visitors or employees themselves. Renters and owners are NOT happy. I just hope that this post prevents new people from hiring such a HORRIFIC company. read more

I have dealt with many associations before, but have never encountered such bad service. It takes literally days for someone to answer their phone, and when they do, they place you on hold for absolutely no reason- even prior to asking how they can help you. The property manager is never available and it is a mission to get help. The girl who answers the phone at the beginning has the most sarcastic attitude I have ever heard and does not care at all.
