We landed with T&H. At the time of this review, we've been working with T&H approx 1.5 years. I typically handle more of the repair/maintenance issues with the property and my business partner usually handles more of the admin side of things. With a construction background, I stay connected to what R&M are being done at my properties. With that said, I've dealt with and have worked a lot with Tanya Carmen, one of T&H's PM's. Tanya is responsible for the move-out and on-boarding inspections and reports and I must say, she does an incredible job. She is very thorough and has great attention to detail. When my business partner and I purchased this property, unfortunately it wasn't very 'turn key' which has made Tanya's job much more involved getting things up to their standards. I lived at the Llanhurst Apartments and in the year I lived there the owners had changed management companies 3 times. In August my car was vandalized (a brick thrown at my windshield and it was egged). I did not get it back for 2 1/2 months and the second management company was extremely understanding that it would heavily affect my income on top of having extreme mental and physical health issues. The building is heavily infested with roaches and thankfully Kline Properties had exterminators come out but around the time City Place was taking over it was due for another round, which they never did so the bugs got very bad. During the process of City Place taking over management the entire building did not have heat for over a week at the end of January, which was coldest month of 2026. I received one 300 sq portable radiator for my 2 bedroom 1,200 sq apartment, which is not adequate as temporary heating. I was unable to stay in my apartment and had to stay at a friends house because of it. City Place officially took over February 1st and because of the heating issue with no communication besides a paper taped downstairs well over 5 days of having no heat, I put in my 30 day notice on February 6th. They wrongly filed an eviction on me on February 19th AFTER I put my notice in and requested a payment plan. I called them, was told to send my payment plan over (even though I had already emailed them asking to set one up and never got a response?) and it would be forwarded to the owners for approval. I heard NOTHING back. I was charged $500 for legal fees, ALL of March's rent, utilities, pet fees, and etc. although they changed the locks on March 10th. It is an absolute shame the way I was treated as a young adult already struggling with financial and extreme physical health issues, and I wouldn't doubt they've done this to people in far worse situations than I am. Kline Properties were extremely respectful, kind, understanding and communicated to the building better than City Place did while they were taking over management. Please stop treating tenants like they are a paycheck. They are human beings just like you deserving of respect!!!!! I'm sure they will comment about how I still have a balance but because of above said circumstances I'm sure that would be obviously understandable to most.

Apartment Review I…read morewould strongly advise anyone considering living here to think twice. From the moment I moved in, my apartment had a constant cigarette smoke smell even though I've never smoked. It was bad enough that guests regularly commented on it, and it ended up making my clothes, furniture, and personal belongings smell like smoke as well. It was honestly embarrassing to have people over. I reported this issue multiple times and tried everything on my end to fix it (air purifiers, ventilation, etc.), but nothing worked. Management's "solution" was to offer me a transfer to another unit which also smelled like smoke and was in worse condition. No real effort was made to actually fix the problem in my unit. After pushing for help, they eventually said they would send professional cleaners and asked for my availability. I provided multiple dates... and then nothing ever happened. No follow-up, no communication, just completely ignored. On top of that, I went an entire month without a working fridge. After attempts to repair it was made, maintenance offered to replace it with a fridge from an unoccupied unit, and then came back hours later saying he's actually not allowed to do that. Promised me I'd have a new one by end of week, but that didn't happen at all. During that time, I lost groceries I had already paid for and had no way to properly store food. I was forced to either eat out constantly, which gets expensive very quickly, or rely on canned and non-perishable food just to get by. That's not a reasonable way to live, especially when you're paying full rent. There was no urgency shown to fix this or make things right. But when it comes to rent, suddenly they are extremely strict. Any responses to emails or phone calls takes reaching out about it many times, trying to reach corporate, and do whatever else until someone finally responds just to basically tell you nicely they aren't going to do anything about it. So to sum it up: - Ongoing unresolved cigarette smoke issue affecting my living conditions and belongings - Empty promises from management with zero follow-through - Went a month without a fridge, lost groceries, and had to spend extra money just to eat - Poor communication unless it involves collecting money - No flexibility or understanding, even in legitimate situations At this point, I've decided not to renew my lease and will be leaving as soon as possible. This has easily been one of the most frustrating rental experiences I've had. If you're expecting responsive management or a clean, comfortable living environment, you may want to look elsewhere. The irony in all of this is they will respond to this review in a timely manner with a generic reply about how sorry they are about my experience and to reach out with any issues, but we both know they won't respond or help if I did that.
