The management…read morecompany is now offering through a third party the ability to have your rental payments reported on your credit report. Great idea for those who are diligent about paying rent on time assuming that the management company does their part to report accurately and In A timely fashion (good luck with that!) and I'm not sure if there is an additional fee as My lack of TRUST for this company has prevented me from signing up. There are only three options of paying rent here.. check, money order, or credit/debit card. They charge you 25$ "convenience" fee if you choose to pay your rent using credit or debit card and the best part is that the site you use for these payments is NOT SECURE and states so!!! Ridiculous!! Not sure if I mentioned previously but if your rent payment is late there is a 160$ late fee!!! Could be a little more or a little less as it is left to managements discretion what they decide to charge you! I've spoken to several other tenants who are all expected to pay DIFFERENT late fees! I've challenged this discretionary fee and have NEVER received a direct response regarding their protocol when determining what they deem an appropriate fee. Shady at best!

I posted the following review on…read moreapartmentratings.com and felt so strongly about sharing this information that I'm putting it on Yelp too: I was a resident at Locust Grove for years. When I first saw it online, I fell in love with the place and I knew it could be home! It was kid and dog friendly, had great parking, spacious apartments, and a nice clubhouse and pool. In Nov 2014, the management changed from Quaker Group to Merion Group and let me tell you, the change was basically a death sentence for service and happy living in the community. Without any warning, all but one or two staff members who maintained the grounds were laid off before Thanksgiving with no replacements ready to maintain things like, trash pickup, apartment maintenance issues, you name it. The leasing office was totally overworked and, while the manager Patti tried to do her best to respond to constant resident requests, there just weren't enough staff members left on site to fix some major issues. And when I say major issues, I mean like frozen pipes breaking in the community, lights going out and leaving walkways pitch dark, dog poop all over the grounds since the pet bags weren't being refilled, trash accumulating all over the back of the buildings where it looked like there was a dump in your backyard. The list goes on and on - and they added a new staff member, Lori, who has no customer service skills and was actually more combative when receiving feedback/service requests than helpful. On more than one occasion (however hard I tried not to deal with her, sometimes she would be the only one there), she would blame things on everyone and everything under the sun (aka no accountability) and what I thought was really distasteful was that she blamed a bunch of issues on a former employee who "was no longer with the company because of it." How inappropriate is that? I wanted to tell Lori and Merion that their mismanagement and personnel issues are not the residents' problem - that is their own issue that they need to work out internally! TIP: Try to deal with Erika for everything. There isn't enough space or time to go through all of the dysfunction at what was once a nice place to live. There are subjective rent increases, water/sewer increases, and a lease agreement that is so overkill with legalese that I can't even believe it's the same place that I was living in since 2011. Here's the summary: If something happens and you signed the lease agreement, it's your fault. Even if it's not your fault, Merion takes ZERO responsibility for anything. So make sure you read all of the fine print. TIP: Ask to see a copy of the lease up front if you visit. Here's another fact: Different residents are being charged DIFFERENT INCREASES not on any scale or rhyme or reason. I was friendly with a lot of different families and each would tell me different amounts that they were charged (some nothing, some huge increases). Ask about it if you visit, seriously. I guarantee you'll get a song and a dance about how they calculate it by comparing against other rates, etc. Whose rates?? TIP: Ask to see something in writing that spells out exactly where they're getting these comparative rates, etc. before you sign a lease. Management. What a joke - John M., the one who so politely responded to someone else's criticisms on this review site used to sit in the back office of the clubhouse WITH HIS FEET UP ON THE DESK. I thought he was one of the leasing office's sons because he was so unprofessional and would be texting on his phone all the time. When someone told me he was a manager of the property, I didn't believe them! I had to look it up online before I believed it because he never engaged with the residents, even when he overheard issues being discussed in the next room with the leasing representatives! TIP: Don't expect John to resolve issues - not once did he send out anything to the residents when all of the staffing changes happened, when the grounds started looking terrible, when the residents were being displaced because of frozen pipes bursting - we didn't get ANYTHING from him. A resident told me that there was going to be a group meeting with John to discuss concerns about the community - and then it was cancelled and not rescheduled! Luckily, I was one of the few to get out before having to sign another lease. It was the best decision of 2015 and the more I hear about what is still happening, the better I feel about my decision to leave. Merion doesn't care about customer service. They care about bottom lines, cutting corners, and lying to residents' faces (for example, renter's insurance that residents were paying for and yet could not obtain a copy of the policy upon request). Here's my final tip to anyone that cares: Look for someplace else to live. You're welcome.

    i'm writing this review cause i don't want other students to experience the discriminatiom and…read morehardship that i faced. if you're a student looking for a place to live: do NOT fill out a rental application for this place. they discriminate against students. even with a co-signer they will reject your application and guess what? your $100 application fee is non-refundable. so they basically steal 100 bucks from students. they are running a scam operation that victimizes students who receive financial aid. on top of that they will demand 1 year's worth of rent. yes, you read that right. 1 year (12 months) worth of security deposit is what they will demand from you up front. they are essentially violating NJ Security Deposit Law. i'm not sure how they're able to do this and how long they've been scamming students

Having two floors is a plus and the living room is quite spacious. The kitchen is very small, but set up well with plenty of cabinet space. I live in a 2 b/r unit and the bedroom sizes are quite different. The master (mine) is large w/a walk in closet (I believe the dimensions are about 13.5' by 11') but the smaller one is VERY small (9' by 9'). I have brand new wall-to-wall carpeting (beige) and new "tiling" in the bathroom and kitchen. The area is decent, there seem to be a lot of families around who don't mind letting their kids ride bikes in the middle of the road, so you have to drive VERY SLOWLY. Management is very nice and cooperative. Will update more after 6 months...

Great location, decent amenities, and a (seemingly) reasonable rent. But the electric bill? It's a complete and utter nightmare. FIVE HUNDRED DOLLARS during each winter month. For electricity in a relatively small apartment? I could practically power a small business for that price! I've tried everything to conserve energy. I'm talking turning off lights religiously when I leave a room, unplugging appliances when not in use (even the toaster!), and keeping the thermostat at a "comfortable" (read: barely bearable) temperature in both summer and winter. I basically live in the dark and wear layers indoors to avoid turning on the heating or AC. Forget having guests over - I'm too embarrassed to explain why the apartment feels like a cave with a broken thermometer. This outrageous bill makes living here financially crippling. It completely negates any perceived value from the good location. I'm constantly stressed about using appliances, even basic ones. Want to bake cookies? Forget it. Running the laundry? Prepare to eat ramen for the rest of the week. It makes enjoying my apartment impossible.

Satisfied customers almost never leave reviews unless incentivized to do so. I, for one, have thoroughly enjoyed my time at Kingswick, and have only ever had pleasant experiences with both the office AND maintenance staff. The application process was simple, quick, and Joan at the office was very responsive to all of the questions I had (there were a lot). We had some issues where our air wasn't working too well, and within the week we had maintenance out up in the attic repairing the issue. It is an older complex, that is without a doubt. There will be issues, but every experience I've had thus far has been handled well. I'll certainly be renewing in the coming months.

Well first off, l used to rented apartment…read moreC7 (to be specific) in the summer time my daughter was not able to sleep in her room for 3 weeks straight because there was a bad connection and "the brakers" kept messing up. When I called the office no one picked up nor any of my calls were returned so I decided to call the "after hours" during "office hours" and their response to my needs were: WELL UNFORTUNATELY THERE'S NOTHING WE CAN DO AS WE ARE ONLY RESPONSIBLE TO TAKE THE MESSAGE". It took literally 3+ weeks for the A.C. to get fix. Second of all the shower door is broken more like falling into pieces. The door almost fell on my 1 year old daughter and when I called to get it fix they told me the maintenance guy was going to fix it and guess what? The door never got fix I had to bring an outsider to fix the shower door SMH. The apartment door itself had to get fixed at least 4X because it wouldn't shut all the way and then I just gave up because instead of replacing the lock or fix the issue from start they just kept making a bigger hole to the wall. They also promised me they were going to paint my front door within a week of me moving in and well that NEVER happened. The walls are thin as wall paper. You can hear everything and anything and you will never be able to have 1 PEACEFUL night. And let's not vet into the parking or how narrow the parking spaces are. So if you have a new car I don't recommend you to park nowhere there because you will get your car scratch and bent from people opening their car doors. Last but not least, when I told them about roaches crawling on the bedroom doors within 3 days of moving in they told me that was "kind of normal" but they were going to look into.
