On 12/10/2025 I contacted Suncoast…read moreCivil Law to obtain advice re a special assessment that had been placed on my villa roof that had been unnecessarily replaced after Hurricane Ian. While I was still contesting this with the HOA, The HOA sent this to collections per a letter sent to me on 11/18/2025 with the intent on placing a lien on the property if I did not pay in full. I was told Karla Lopez handled cases re the law and HOAs. I signed a contract with a retainer of $1,375. She asked for an accounting from the attorneys acting as collections, which I provided. From what I could tell, for the past year the HOA had taken my monthly HOA fees and had been putting them towards the special assessment for the roof, on top of adding random fees equal to twice what was originally owed. My question to Ms Lopez was 1. Can they do that? 2. Can they add all those fees? I did not want to pursue anything else at this time. Ms Lopez asked for bank statements showing I had paid my monthly HOA fees, which I provided. On 12/16/2025 per phone and email with Ms Lopez, she informed me that per Florida Law, HOA's can take my monthly fees and put them towards the special assessment and can charge whatever fees they want. She then asked for all paperwork concerning the HOA, the roof and their rules and regulations, which I provided. By the end of December 2025, I began to wonder why she would need more information from me as she had already answered my question and indeed could have done so in the initial consultation. I called the office to have all my paperwork returned. On 1/13/2026 I received an invoice of $907.50. Upon review it showed initial charges and charges for reviewing paperwork after she gave me my answer on 12/16/2025. On 1/14/2026 I emailed to ask why and to what purpose as she had already answered my initial question. On 1/16/2026 I received a reply from her partner, Jerry Sanchy. I will include all emails. In response to him saying that I told Karla Sanchez that I was paying all my assessments, I never told her I was. I told her I was paying the monthly HOA fees up to date and on time. I did not ask her to review more than the original question. I believe Karla Sanchez could have given me the answer I needed at the time of the initial consultation or soon after and that no further review or expense had been needed. Save your money.

They completely depleted my retainer and did absolutely nothing on my case and spent every penny on preparing for mediation! I even told them not to come to mediation because I knew it would be a waste of money. I completely wasted my hard earned money and not one single thing is different other than donating my money to them. I fired them, then I was threatened with a felony if I wrote a negative review! Mr Sanchy is very proud of his positive deceitful reviews, now I know why, they are fake! He threatened to have me arrested for a felony for telling him I was going to write a negative review! Be careful with fake reviews and stay away from this deceitful firm!
