I was shocked to learn that the last 1/2 of the preceding year's taxes hadn't been paid. Every phone call I made was everybody pointing the finger at everybody else which ended up being the realtor. The explanation? I" told you at the closing that you owe this money." Strange, I was not in the state on the day of the closing, and I have absolutely no documentation whatsoever that these taxes were not paid at the closing. I've never had such an experience with a realtor. Buyer beware! The way I see it? This guy owes me a couple hundred bucks for late fees.

F WE COULD PUT NO STARS THEN WE WOULD…read more We signed our lease on April 10, 2024, but were told to wait as they had to "Fix up" the unit and clean everything which was a lie. We did not move in until April 23rd, 2024. Our first night that we officially stayed there we noticed that the whole apartment was not cleaned or touched for many months. The whole unit smelled of mold and dirty wet sock. None of the appliances were touched or even cleaned and had accumulated months of hair and other gunk including the dishwasher and washer and dryer. After we spent all day cleaning, we noticed that there was mold on the wall that was initially covered up with paint but was coming through again and water damage on the ceiling. Also there was water underneath the floor boards that would come up when you stepped on. Who knows how long that was sitting under there and what type of hazardous conditions there was. The first time that we used the washing machine after we spent all day cleaning the inside was a disaster, something inside broke and flooded the whole apartment. Due to unsafe biological conditions and weeks of being pushed around we told the front office we felt unsafe as we did not want to breath bad and poisonous air. All of which happened in the span of 24 hours. Kelly who is the property manager told us that she will send us a check with our rent and security deposit in the mail as we were just too tired to even try anymore due to our trust being so low. We officially moved out on April 24, 2024 but it has been over 5 months and we have not received the check that was promised. They did tell me it was mailed out to our PO Box but we never received anything in the mail. When we asked about it they said they were not allowed to mail it to a PO box. Then we gave our new address and still have not heard any news. We have been patient but now it is becoming outrageous. I am active duty military and it is a shame that this is the way me and my family get treated.

Unethical. Dishonest. Highly Unprofessional. Do Not Recommend…read more My experience with Grant Vreeland, Mike Sayson and the rest of the Basel House/Merge Group Team was nothing short of appalling. This team acted as our buyer's agent throughout the transaction on our first home. We were so mistreated and mislead throughout the process that I was compelled to file a formal complaint with the Florida Department of Business and Professional Regulation as well as the Office of the Attorney General. Here's a short summary of that experience: -Pressure tactics to use Grant's "preferred lender", Jordan Vreeland, who Grant neglected to mention is his brother. Tactics included bad mouthing the competition, stating speed/time is of the essence, throwing a fit when I disclosed that I would be comparing the loan proposal to other lenders, and what I would describe as "bait & switch" tactics where loan estimates were intentionally withheld until the last possible moment to prevent comparison to other lenders. Following my decision to use another lender (since Jordan actually hung up on me during 3 separate phone conversations) Grant and his team became completely non-supportive throughout the rest of the buying process. Examples of this are outlined below. -Intentional misdirection and lack of disclosure during initial contract negotiations. I was asked, in passing, if I would agree to "pick the title company" with no explanation that the implications of this were that I would ALSO be required to pay the $3000 cost of "Owners Policy and Charges". -Being asked to signed a "Fee Disclosure" document showing ~$1600 in fees to the Basel House, but being told I wouldn't have to pay these fees at any time... Then having those exact fees show up on my final loan disclosure and only after pointing this out having them removed. The whole thing was clearly a ploy to slip these fees under the rug from the get go. There's no other explanation for this type of tactic. -Other non-disclosure of the relationship to the "preferred inspector" who is actually Grant's assistant's husband. Grant went on and on about how great his inspector was and how it would be critical to further negotiation later in the process. Yet, after more than $25,000+ in necessary repairs were identified Grant managed to negotiate exactly $0 off of the price and/or closing costs. -Extremely rude behavior over email. Here are two exact quotes: Mike ("Transaction Coordinator") - "I don't report to you, Steve. Your lender was provided with executed copy of the extension." Grant - "There's nothing wrong with his tone. You're a chronic complainer, Steve, and Mike is choosing to deal with you accordingly, albeit still professionally." -Lastly, there was constant reference to the great reviews here throughout the process. Yet, after some investigation it's clear that a great deal of them come from Grant's own team: Jordan Vreeland, Michelle Stahl, Mike Smith, Arsham Ghadimi, Cara Vreeland and Mike Sayson. The most absurd by far is the review from Grant's brother/"preferred lender", Jordan Vreeland, that states: "[Grant] was very well networked in the community and gave us solid referrals for MORTGAGE" This is not a company you want to work with!
