We bought this house built by Lennar Homes in 2021, almost every year a crack on the dining area ceiling would appear, they will send dry wall repairs every year to patch it but to no avail and I keep complaining about that crack in the ceiling ON THE VERY SAME SPOT every year. Ms Cynthia Sturdevant keeps saying that it was the moist ( Can you believe there's really that much moisture in AZ!) that they installed ROOF GUTTERS on the whole house and guess what happens? The crack on the ceiling still happens. This year I filed a complaint again about the same crack on the ceiling and this time Cynthia still talking about the moisture but they are going to fix the crack ceiling ANYMORE because they said that the warranty was already PASSED. I will never buy a Lennar home again. The companies that they have hired do so many things wrong that have caused huge issues by the one year mark for me and many others- they have admitted this even. Upon moving in they will claim to make all these fixes at the one year, but once it's one year, they will claim that they don't do those repairs. They will behave a certain way, make certain promises, and then claim they never said any of it. They'll call you a liar before taking accountability and just doing their job. Our ceiling had to be torn down and redone. They had the nerve to say they were doing us "a favor" because THEY weren't able to do it in time before the one year passed, even though we let them know before the one year. Now we are finding out we have issues with our roof- builder mistakes. I would rather pay someone I trust then bother going through lennar. They have repeatedly tried to cut corners and take the easy way out in repairs. Very low quality and dishonest work. read more

Do not work with Lennar homes. On closing day, they did not deliver what they promised and contracted, so I pushed back on them. Joanne Hall proceeded to insult my 80-year-old parents, who planned to move into this house, saying they "are too old to understand anything." They are the absolute most corrupt and rude people we have ever dealt with - please do not subject yourself to this nonsense. They truly are money hungry. Be very careful working with Lennar homes! They're quick to take your earnest money.. They'll extend your closing date, but they are not willing to work with their clients in the horrible housing market we're in. They will keep your earnest money and put your home back on the market right away! Go with another home builder Lennar will punish you for going with an outside lender and will not work with you! Lennar Primrose Estates in Vistancia. Be very careful before considering purchasing in this neighborhood. We bought our home a year ago when the builder was CalAtlantic. Since that time Lennar has purchased the interests of CalAltantic as it pertains to our subdivision. These are patio homes with the patios located between the homes. The builder provides approximately one-half of the area as paved. They do not use a silica sand between the bricks, just low-grade sand, which washes out every time it rains or you hose off the area. The remaining half requires the homeowner to determine how they wish to finish the area. Many of us have noticed ponding of water toward the end of our pavers. I called in a paver company (highly recommended by my former neighbors in Anthem Country Club) to determine the cost of finishing the remaining area with pavers and was SHOCKED at the cost. Initial work to be done will require extensive grading and drainage channels be installed before either pavers or synthetic grass can be placed. An area of approximately 200 sq. ft. will cost between $5,000 to $10,000 - for cheap pavers. I have consulted the HOA who manages the areas around our home and there is no landscaping leak to explain the excess water; the plumbing contractor says there is no leak from the meter to the house; and, the City of Peoria was the only one to advise what is actually happening. What I have learned is that our homes are built on coliche beds which is a form of desert clay that when dried becomes as hard as concrete. This form of soil also does not drain water. Water will remain on top of the ground until it finally dries out. Our patio is more than one-half of this type of soil. Over the past year we have had an inordinate amount of rain and our patio has developed algae on the surface of the coliche and moss literally growing around the pad for our air conditioner handler outside. When bringing this to Lennar's attention, the answer was too bad. Fix it yourself. When I asked if the owner of Lennar would accept an answer like this for their home - I got no answer. Be very aware of the lot soil consistency and ask about the drainage before ever considering purchasing in this subdivision and understand the cost to you to correct the integrity. We have ponding around the base of our house and this environment breeds destructive termites. read more
