APPROVAL OF TRASH BINS IN PLAIN SITE OF YOUR HOMES MAIN WINDOWS…read more BUYER BEWARE: A critical factor to consider is how the community is managed by the HOA, which is overseen by Charleston Management Corp. They are very strict about keeping trash bins visible. When a neighbor sought approval for a fence to conceal the bins, the HOA surprisingly approved a fence towards the front side portion of home instead of towards the rear. As a result, I returned home to find trash bins directly in front of my main windows (see an attached photo). I contacted the HOA, and their response was unsatisfactory for any homeowner who might have been aware of this issue prior to purchasing. ---------- HOA's RESPONSE --------- The trash screen was approved by the ARC committee. I know this is not what you want to hear. I am so sorry. I reached out to the owner and asked her if she would be willing to move it to the back of the unit; I also explained how you could see if from your window. She said that she is not going to move it due to it being approved. My sincerest apologies, my assistant just made me aware of it. Thank you ! ----------------------------------------- Seriously? This was clearly a mistake on their part, and they seem unwilling to correct it.

Once we moved into our home in July. 2022, architectural issues quickly arised from poor constructional work. We have had numerous issues from a baseboard being stapled through a water pipe, causing a huge leak in our dining room leading to damaged walls and flooring, to having an 8 foot long Crack in our foundation that we have been dealing with since winter. Reaching out to DRB regarding these issues has not been an easy task, given the fact that we keep getting a new point of contact we need to reach, getting the run around, or blatantly being ignored. Our dining room has been in the 'process' of getting fixed since August 2022 & has still YET to be finished almost 2 years later because we are no longer getting responses from Dan Ryan. Not only I am extremely disappointed in the poor craftsman ship, but ever more disappointed in how Dan Ryan has been handling the situation..or lack of. As for the 8 foot Crack in our foundation that has damaged our drywall, baseboards, and carpet, now causing mold in our home due to the winter snow & all the rain is presumably not covered in our warranty because according to Dan Ryan it is not considered a ' major structural defect'. We are extremely disheartened to experience this considering we thought this would be our forever home. We are at a loss on what to do & figured the next steps would be to get a lawyer involved. I would highly reconsider this builder for your future home.

I also cannot say enough good things about how patient the entire team was from day one! Danica, Catherine, and Chris were amazing throughout the entire build time and SO patient with my one million questions. Not only was everyone we worked with professional, communicative, knowledgeable, and helpful, but also kind no matter how busy they were. Garman has so many things that set them apart from other builders (closing day guarantee, amazing build quality, a simple no bs contract, an incredible warranty and ten year structural warranty, a Good Attitude clause, etc) it's honestly spoiled me if we do ever move it would have to be into another Garman Home- I just can't imagine ever working with another builder. We also used their lender and legal squad and we are SO glad that we did! John with 77 Lending was fantastic to work with and communicative every step of the way. We've already had our first warranty walkthrough with Jordan who was wonderful and the walkthrough went just as smooth as we've come to expect as the gold standard with Garman. We are loving our home and excited to watch the neighborhood continue to grow!

We've had issues with moisture since day 1…read more We've had over a hundred emails with their warranty department over moisture related issues, including paint, drywall, grade, slab-foundation, flooring, stormwater drainage, and the like. Mattamy has already replaced the floor once for cupping. The exact same issue with the same exact cause is occuring and Mattamy will not address the issue. I hired a home inspector and they verified the issue. I have a 72 page report in a 6 year old house, which isn't right. We need the flooring and grading issues addressed.

We completely updated 3 bathrooms, including a major change in the master bath; and updated 4 bedrooms as well with new paint, carpet, and updated wiring, etc. Every surface in the upstairs was changed. We had 3 estimates for the work plan and Scott was not the highest or the lowest. But Scott is the best builder I have ever worked with, and we have built more than 5 homes over our marriage. He went over our needs and specifications, gave us a complete price with recommendations for how we could save costs if we chose to do so, and built a detailed schedule for completing the work (before carpet) in only 7 weeks. He even included costs to us if we caused any delays in his scheduling of his crew. He was here almost every day to oversee the work; was rigorous with the schedule; and completed the work on time. Scott is a very detailed person and the details have shown up in the tile in all the baths that is perfect, the paint that was perfectly applied, and all the woodwork that required careful replacement, cutting and installation. We had to make a few adjustments along the way but these were handled well and with good counsel as to the choices we needed to make. I will add that we used Joanna McGann as our designer (JDM Design Group) and she helped us make all the selections of paint, plumbing fixtures, lighting, etc. and she and Scott were a wonderful pair to help make this a successful remodel. My wife and I cannot be more pleased with how this all turned out. I highly recommend Scott Riley for any remodeling work that you need to consider and plan.

Professional Builder's Supply sent a rep to our home to help our contractor measure replacement…read morewindows. The carpenter was not sure exactly which measurements were needed to place the order so he relied on the sales rep from PBS. The PBS sales rep place an order for over $5,000 in windows. EVERY window that the sales rep measured was measured incorrectly by as much as 3 inches. Professional Builder's Supply would only refund us for half of the windows. We were stuck with $2500 in windows that would not fit the openings. After speaking with several window installers, each installer was amazed that the sales rep could be inexact on his measurements since our original windows did not have brick mould. The rough-opening for the windows were obvious and easy to measure. We, of course, only learned this through the loss of $2500, plus the cost we had to pay carpenters and masons to install the windows. Since the dispute with Professional Builder's Supply, several of the windows we purchased and installed were not working correctly. Their response time in sending technicians and replacement parts has been extremely long. After waiting two months for a technician to return to fix one of the windows, I was finally able to get in touch with one of the manager's who said that the part is on the way...and could I please have my carpenter install it. I recommend not working with this company or purchasing from them.
