    After nine excruciating months, we finally sold our house, near the Denver, NC community. We listed…read morewith Janet Cox herself. She was our sellers agent. First, I must clearly state that the property is very unique. I mean VERY unique. It is on the side of a mountain and sits on 10 acres. The house is modest. The house is about 25 years old, with normal maintenance and upkeep, and a few upgrades, not many. Having said that, Janet was challenged with coming up with decent comps for us to use to set a price initially. My husband and I both feel that we started out too high. Much too high. The marketing of the property was strong and well done. We finally got an offer after six months on the market. We accepted. Janet asked the buyers for $1500 in due diligence money without asking us. It ended up being a good thing, but I resented not being at least consulted. The deal fell through because the buyers credit was bad and they couldn't get a loan. Janet knew that the buyers were having problems getting financing early in the due diligence time period but did not share that information with us. She admitted later that she was hoping the buyers would work something out and 'didn't want to worry us'. Meanwhile, we were preparing to move. We donated lots of furniture. My husband sold his car. We rented a moving truck. The very last day of the due diligence period, we were notified, via a text message, that the buyers had terminated the offer. In a text message. So, we went back on the market. The successful buyers cut us to the bone on the price, but we accepted it because my husband, who just retired, wants to travel extensively. When Janet presented the offer to us, she said that the potential buyers had written us a note, but she didn't want to share it with us because she 'didn't want us to make an emotional decision'. Like we are teenagers who can't control our feelings, or something. I am quite capable of not being sucked in by emotional pleas, believe me. During our second period on the market, Janet had some personal family issues come up. Maybe it's just me, but every time I have ever tried to do a real estate deal in my life, the agent involved has had some issues. My husband left me. My mother is ill. My son was in a wreck. While I am sorry about these things, and sympathetic, these problems are not my problems and when they impact what is supposed to be happening to sell my house, I highly resent it. Janet's communications fell apart during our second time on the market. Every time my husband would send her a note or text asking for information, what he got back was a partial answer, or even no answer at all. Her grammar is atrocious. We ended up communicating with the sellers agent directly to finalize what we could leave the new owners, skipping Janet altogether because we knew she would not forward our communications in a timely manner. I felt like we should have at least heard something from her once a week or so during our second due diligence period, even if it was a just quick text like 'they are on track with financing' or something similar, especially after what happened to us with the first deal. But we got nothing, unless we asked. As a matter of fact, we had no communication from Janet at all after the deal was signed until she showed up at the closing to get her check. So, to summarize, if you want a real estate agent who will actually communicate with you, like actually calling you on a telephone and things like that, you do not want Janet Cox. To be fair, she has a lot on her plate with her family, running a company, and acting as an agent. I know it must be overwhelming, but when it impacts me, as a customer, I understandably get upset. Also, there appears to be many competent agents in her firm, so I want to make clear that I a reviewing only Janet Cox herself, not her firm. Hope this helps future sellers or buyers. I wish I had had this kind of review before we listed; I would have selected another agent in her firm. Thanks for reading.

    Renters beware. Properties are owned by cheap creeps and the realtors are decidedly equally dirty…read more Owner would drive by my house and ask about my guests, text me drunk at all hours of night, and never actually fixed anything. If I needed repairs done, I had to have somebody else come fix it (and at my own expense). Funny though, they had no problems making repairs using my security deposit AFTER I moved out...When I informed the realtor on my move out (including screenshots of inappropriate messages), she wanted to act shocked and like it was all against their code of conduct, but then turned around and rented the property "sight unseen" so the next renters didn't even have any idea what they were getting themselves into before they signed papers. Good luck to the next renters. I hope they have a better experience than I did.

    Our entire experience with Hecht Realty was EXTREMELY disappointing!…read more * Upon arriving and living in the rental house a month or so a terrible oder surrounded the interior of the entire house, Dirty stained carpets (which were cleaned when the house was shown to us but came out a couple of months later) - They ultimately did replace the carpeting in the Master bedroom as they realized the problem. Which was an inconvenience to us. * We moved out of the house 3 months early and paid our rent on time, Hecht realty tried to rent it . We had the house professionally cleaned upon our departure. During the last 3 months, Hecht Realty asked if they could have someone come in to replace all carpeting and paint all walls - we refused and they suggested that it would help rent the house (because they knew it was in bad shape) We finally agreed and then they asked us to have it cleaned AGAIN after their painters and carpet people finished. * The house finally found a renter a month before our lease would have ended, we were relieved as paying $2250 a month and not living in it can be stressful. Today we received our refund on our deposit. $1200 - Expected at least $2000 of $2900 - They charged us 1. $600 fee for exiting the lease early 2. No refund (another$600) on our Pet deposit - Never heard of not receiving a refund if the house was left in better condition then when we first rented it. 3. $500 in shrub clipping and gutter cleaning - EXTREMELY high - the house and property were not that big! Ultimately - Hecht Realty was not willing to work with us and only took financial advantage of us at every corner. Hecht Realty is a disreputable company - BUYER/RENTER BEWARE!!!! We are Rating them - less than poor!

We were pretty demanding with what we wanted and didnt want and I was continually impressed with Mark's memory and reference to my yay and nay list. Made it so much easier to narrow house search coming from across country. We are settled in our dream house in a terrific neighborhood and each time I drive home now I have a beaming smile on my face knowing this is now our home too. Thanks guys for everything!
