    This is a warning to any landlord who want to let their property with Northwood 271 North Street…read moreBristol BS3 1JN .I signed over my property to Northwood in A1 condition on 11/2/2013 my experience with them was good until things went very bad. Northwood informed me of a problem at the property with a leak coming from the roof and I agreed for their contractor to carry out an assessment of the works required to remedy this. But to my Horror when I got the report from their contractor it said, I quote "Note- This is the worst case of moisture I have seen, taking into account the roof space has vent tiles the only way moisture drops would permanently drip like that is extreme heat being used or vented into the loft space. I have only seen this before in a customer's house where cannabis was being grown. Evidence found growing lights and extractor fans found in cupboard upstairs whilst I was checking all ceilings for damp.Emergency action is needed before all roofing and ceiling timbers are lost". When the problem was identified Northwood initially took liability and instructed their contractor IronGates Property Services to start the works on the roof. This resulted in scaffolding being erected. They then told IronGates Property Services to halt the works on the basis of a police report, which was done days after. When they had already informed the tenants that they were coming to carry out an inspection of the property. On receiving their report I contacted Northwood office where I was informed that I was liable for this damage and that my insurers would have to deal with it.My insures said"With reference to your claim for damage to the roof unfortunately we are unable to assist you in this matter as your policy excludes "Any loss or damage caused as a result of the property being used for illegal activities." I then asked for copies of their regular maintenance checks reports. 30/1/2014 I was sent only one report dated 19/6/2013. This report was in my opinion of a very low standard and looks as if it was completed without a full check of my property being carried out. The main reason for me choosing Northwoods over other management companies was their assurance of regular checks on my property. One check in fourteen months does not adhere to their promise of regular checks. One of my main concerns was that if the property was having regular checks with reports being carried out as I was informed it would be done as part of their managed property service, is that this problem would have never occurred. Also they had as many as 8 people living at my property what was never agreed with me. It was let on agreement that no more than 3 people would be residing at the property. Also complaints about noise due to band practices at the address caused hostilities towards me from neighbors that I have always had a good relationship with. I was prepared to let this matter rest on the assurance that they would make good all works necessary to put my property back to A1 condition. But Northwood just tried to get out off the contracted and there responsibility's which left me with a £7,200.00 bill. Northwood Said"As previously advised, we have started the process of recovering possession of the property and suggest at the point that we receive possession, we hand the property back to you after we have fulfilled our contractual responsibilities. It is probably in both parties' interests to terminate our agreement at this point." I Do hope they do what is right as I just can't afford to lose this kind of money.

    DO NOT GO NEAR THIS AGENCY!! We would give zero star rating…read moreif we could!! This was the most stressful experience we've ever had with an estate agent. Amongst a long list of things, here are the worst. We had 10 months of disgusting drain smell resulting in drain water coming up through the floorboards in the conservatory/kitchen. We mentioned the smell when we first moved in to which they said it was simply because the house had been left empty. However, we later found out from the maintenance man that the smell had been there before and he had advised unblocking already before we moved in. It took us 10 months of emails and phone calls to get something done. Finally after 10 months when the drain water came up through the floorboards in the conservatory / kitchen, did someone come over to do a temporary repair. This involved a man unblocking the drain and leaving an open hole of disgusting mess for one week. Only after I rang Butlers 4 days before our wedding, almost in tears because we were having family staying in that disgusting smelly house, did someone come and cover the drain. We were accused of having broken the bath tub which apparently was supposed to be new and they tried to take the cost out of our deposit (they never did actually fix the bath tub, which was also our shower). We had to get an independent plumber in who discovered that the bath had been moulded a year and a half before it was put in and that the installation was done very badly resulting in the bath breaking. We won the dispute through the Deposit protection scheme! However, this was an extremely stressful experience and resulted in us being given a section 21 notice. The whole time we lived in the property we paid rent on time, we kept it extremely tidy and clean and well loved. Being told to leave was obviously even more upsetting and exhausting. The property was disgusting when we moved in, we should have guessed! But we cleaned it up and made it our home. When we left, we left it sparkling clean and they still tried to charge us due to a 'cobweb' and many other items on the inventory that were there when we arrived. They were looking at the incorrect inventory! It was a total shambles and extremely unprofessional. Luckily we got our whole deposit back but only because of the deposit protection scheme. PLEASE DO NOT USE THIS DISGRACEFUL SHAMBLES OF AN AGENCY!

    I have just called your regarding property and I mentioned I had a dog…read more Now I can fully understand that letting property to people who are animal lovers is difficult and it is out of your hands and up to the landlord, but I was in the letting business myself for several years and know that this can be a problem for prospective tenants, but you never even offered to take my details, you never know what landlord is going to walk through your door with a property that might have been suitable for me or anyone else. It may not have been today or tomorrow but you didn't even ask when I wanted a property for! It was disgusting all I heard was the phone going down. I am amazed, property or not, your customer service stinks!

    TLS had a house for sale which I had arranged to view. The day before the viewing they phoned me…read moreand said it wasn't possible to view the house on that day and re-arranged it for a few days later. They said there was some mix up with the key and we wouldn't be able to access the house. I said fine and we made the arrange arrangement to meet at the house a few days later. I turned up on the day and waited, and waited, and waited. They didn't show up. I phoned their office and spoke to the woman who had called me to make the arrangement and she said the house had already sold. She said she had tried to phone me to cancel the appointment but must have had my number down wrong. LIE!!! She had my number because she phoned me to cancel the original appointment and re-book me in a few days later. Basically my point with this agent is that they are liars. If you want to walk into an estate agent and know for certain that they are liars then feel free to use TLS.
