While the final product was ultimately delivered late, the process was highly unprofessional and unacceptable. 1. Failure to Meet Promised Deadline (Poor Time Management): On October 29th, the contractor explicitly stated the ILC would be completed "within a week" for $850. The necessary title commitment was provided on November 5th, setting the reasonable deadline around November 12th. The final ILC was not delivered until days later. 2. Lack of Organization: During the delay, the contractor admitted via text that he had "changed phones and lost all my messages" and required me to re-send the property address and details. This shocking lack of digital organization forced me to manage the details of the job for him and demonstrates an inability to track client commitments. 3. Unprofessional and Threatening Communication: After the contractor had missed multiple self-imposed deadlines, we sent a message canceling the order due to the delay impacting our closing. The contractor's immediate and final response to a client was an unprovoked threat: "See you in court then." This conduct is completely unacceptable for a professional service provider. In summary: Avoid this service if you require professional communication, timely delivery, or basic organization for time-sensitive real estate transactions. Not take the business or 2. Have to push the ILC out to a future time slot because of the 2 hour drive there and back. Shawn was super polite and straight to the point. He gave us a fabulous price and scheduled the appointment for the next day! That is unheard of in our field! Not only did he do the ILC the following day, but upon the request of the title company he went back out a 2nd time to verify a fence and gate location. We had everything we needed in 3 days flat, delivered to our emails in an organized well compiled thorough report.
