Village Builders was hired to repour the concrete slab in our basement. When we moved in, we were…read morealerted by the sewer inspector that they had covered up the house trap, which would need to be accessed to clear through a blockage should that happen. We initially contacted village builders to see if they could send someone to uncover it, which would only require breaking through about 1-2 square feet of the slab. We were told that they had actually already removed the house trap during the initial job. We then had another sewer inspector come, who confirmed there was still indeed a working house trap. Of course, a few months later, our sewer did get backed up and overflow a bit into the basement. They were pretty snarky when responding to our request to have the trap addressed, asking "Can you explain to me what your goal here is? I am a little confused. I am not sure what benefit would come from opening up the concrete, if there is an obsolete trap below it - can you explain this intention to me?" I ended up having to bust through the concrete myself, and the trap was accessed by the plumber and an auger was run through the blockage. We resent the picture of the trap to Village Builders, requesting a cover be placed over it. They responded that they would figure out a quote, and then never responded. If you want a job done right and accountability for a mistake, do not hire them. Fixing this problem would have only taken ~2 hours, but they were obviously just annoyed at being asked to fix their mistake.

We worked with O'Shea Builders for what would have been several small jobs. However, our primary…read morejob, a waterfall inside our house, turned out to be much more extensive than both we and O'Shea anticipated. Due to upper deck flashing that had been incorrectly installed by the prior owners, water had seeped into the walls and caused extensive damage. Jeff, the O'Shea foreman in charge, a contractor in his own right, and the person who did the vast bulk of the work, was extremely knowledgeable and accommodating of our needs, as well as professional and exacting in the work. He and Warren O'Shea, the owner, offered us several alternatives of varying prices in terms of how to deal with the issues involved, and gave us the pros and cons of each alternative. The damage was addressed extremely competently and thoroughly, and a significant rainfall that occurred within a week of the job being finished showed that our interior waterfall was now gone and that has been the case since the job was finished. The other jobs within the house, cited in our home inspection, were also addressed quickly and resolved beautifully. As a side note, I would like to address hiring contractors generally, having been through seven major jobs through the years. I got what I view as excellent advice from the first two contractors I worked with. The first advice was to be aware that no contractor can see behind walls (our house was almost 100-years old at that time,) and once they break through the walls, they have to deal with what's there - and that means that if, for example, electrical wiring isn't up to code, they are legally required to bring it up to code, and doing so almost always is going to add to the cost of the job. The second piece of advice was that our quote was very specifically based on what we'd told the contractor we wanted/needed and that *ANY* changes would likely result in additional costs, so we have always been extremely careful to know exactly what we wanted beforehand and to never have changed the scope of the job. In conclusion, we were more than satisfied with O'Shea and will certainly call on them for any future work. They are exceptional - as in great - to deal with on all levels.

My wife and I used O'Shea Builders LLC to work on our lake home in Standish, ME. Warren O'Shea bid…read moreapproximately $180,000 for the job. The final price came in over $300,000 and at the end of the job he chose to not complete the job. The work done was good, but his price was so far over what he quoted it made for a very unsatisfied customer. In addition he didn't finish the job when he said he would, which was sometime mid April to early May. He stopped working in early June and as I said before he chose not to complete the job leaving me kind of stranded. My suggestion when working with O'Shea Builders LLC is make him sign a contract where his price is his price, not this contractor mumbo jumbo excuse laden "Not my fault, man".
