This is a review of STEPHANIE BASILE at the agency, I have no real experience with the agency itself. ABOVE AND BEYOND. Stephanie handled a long distance (we live out of state) sale for us. We were able to meet in person at the beginning and I was so impressed with her professionalism, her understanding of the market (and the particular property Medway Place) and her enthusiasm. She gave us great advice about what should and should not be done to prepare the unit for sale, even going so far as to suggest well-priced fixtures we could use for some of the updating. At the same time, she wasn't pushing us to do unnecessary work, so she was sensitive to the economics. Before the opening season of Covid, she immediately got going to market the unit, holding open houses and getting sale materials out to the appropriate market. This sale required jumping through an unusual amount of administrative hoops, both before and to complete the sale, all of which she handled efficiently and effectively, as she kept us well-informed about her progress. Our sale price was just where we wanted it (a good one!!). The closing went smoothly, her office staff took care of the paperwork and she kept us advised all along the way, coordinating with multiple sets of lawyers, probate, etc.. She doesn't set up unrealistic expectations and knows her market)- we could not have been happier. Absolutely TERRIBLE. Do NOT work with this realty group. Specifically, Giovanna Boscia, Savannah Jones, Kristen Jones. 51 Sunset Boulevard was full of broken glass in the yard (which cut my foot), unsafe conditions for children, and I was repeatedly harassed by the agents in unethical ways. The fence around the pool had flimsy fence with a gap in it and no pool cover, making it unsafe for children. Three of the home's doors didn't lock from the inside, making it possible for kids to get outside at night by themselves. The owner had people coming onto the property without proper warning. There was a ring camera inside the home monitoring our comings and goings. They broke statutory requirements for minimum notice before arriving to a home I rented, and when I explicitly asked them not to send people to the property they told me they would do the opposite without minimum notice. I left the house clean and in excellent condition, and they took our security deposit and refused to did not refund us the amount back for the rest of our vacation. DO NOT USE THEM! We walked into our rental and their were dirty towels in the bathroom. I had to clean before unpacking. The air conditioner cover panel was on the floor so we didn't dare use it.The toilet seal was not sealed. The toilet moved every time we used it. They didn't show pics of bathroom but it is smaller than a closet. To take a shower you couldn't move, you had to take the shower head up and down to rinse. I didn't call Until mid week when I finally had a melt down. My guest came and she had dirt on her sheets and being the first good grilling day and I took off the grill cover and no propane.Now I called ahead to see if grill was propane. When I made the call to complain they said I should have called in beginning of week but I told things were just going down hill.They asked if I wanted them to come over so they can show me there was propane making me feel stupid so I had to take a picture of the NO PROPANE UNDER THE GRILL!! MY BIGGEST COMPLAINT WAS THEY CHARGED A PET DEPOSIT FOR BOTH DOGS AT 300 DOLLARS AND A 50 DOLLAR CLEANING FEE PER DOG. I Told them I wanted those deposits back and cleaning deposits back seeing I did the ckeaning.I asked them what was my 500 dollar deposit for? They advertise 162 dollars a night and gouge you with all the extra deposits and they did nothing to compensate us.We got our 500 dollar deposit but nothing else.I had to wash the sheets in spare room because of sand. This is my first rental and probably my last because I have stage 4 breast cancer.They could have given me our pet deposits like asked. Kristen was so unprofessional and not willing to listen .She said it was my fault because I didn't call first day. I tried to tell her it was a snow ball effect. *UPDATE and EDIT* Lila Delman has offered a partial refund, approximately 95%. I am not entirely sure why only a portion since I was in the house no more than an hour or 2. Nonetheless, I am relieved to have this resolved and will receive my refund in about 2 weeks. I rented a property from Lila Delman and upon checking in discovered the property's cleanliness to be less than satisfactory. There was blatant disregard for tidiness for the overall property. The most concerning issues were the dirty windows, crumbs in the refrigerator drawers and grime and dust on the microwave and tv. This is a clear indication that the property was not prepared in accordance with their COVID 19 cleaning protocol provided with the check in instructions. It is reasonable for me to feel the house was not thoroughly cleaned and sanitized between guests if these basic areas were not tended too appropriately. read more

Choosing our Lila Delman agent was the only big mistake in our move to Providence, but it was huge. Not only was our buyer's agent incompetent, the seller also had a Lila Delman agent, creating an unexpected but damaging conflict of interest that the two agents repeatedly worked in their favor. The seller was emotionally unstable and difficult, and was demanding through price and contract negotiations, repairs on issues uncovered in the home inspection, and additional review of the property before final purchase. The agents were helpless, and even unprofessional in serious processes, e.g. the contract came back three times for us to re-sign, because the seller was allowed to change her mind on negotiated terms each time it went back to her to countersign. Not only did her agent work her instability and at times encourage a bargaining struggle, but our own agent wouldn't push back. Every decision came to us as a fait accompli, and often without supporting documents (such as repair quote invoices and city water inspection results) until we demanded them or went to the third party ourselves to ask for them. Each time there was a denied request or a negotiation, both agents would flap their hands and babble about what a problem the seller was. In the early part of the process, they asked us to acquiesce to her demands because she was so troubled, and we did time and again. By the end of the process, they just made the decisions for us, leaving us to wonder if they were just trying to get a difficult seller and property off their desks, or if they were ensuring that the final sale price remained high--along with their commissions. In contrast, when we sold our home in NYC in September, we had an agent from Corcoran who had our best interests in mind, lead us through the process, reviewed documents to avoid setbacks, was constantly in touch with our lawyer and lender, even kept a second offer engaged, which proved beneficial when we lost our first buyer. He worked hard for us and made sure we were on schedule at every turn. Our Lila Delman agent dropped the ball several times, dropped out of communication for days or even a week, and acquiesced to the seller's agent. A prime example, two weeks before closing when we called to confirm the date so we could lock down our movers, both of the Delman agents had the wrong date in mind, and told us we were wrong until they rechecked the contract. The final straws, our agent, the Saturday morning before closing, called to tell us that the closing would have to be moved because the seller was late with paying and filing on an IRS lean. He called to tell us about this on a SATURDAY. How long had he known? Who else had known about this and how long had they known it? I couldn't get that information from either agent, but others involved in the process confirmed that the seller and her agent had known about it for some time before we were informed. At that point, I decided to stop relying on my agent and I wrote a letter to two Lila Delman senior managers Melanie Delman and John Hodnett with all my concerns about moving the closing date, but also about the two agents and Lila Delman's conflict of interest on our behalf. Both Melanie and John were on vacation, and what did they do? They sent the SELLER's agent to handle the matter with me--the seller's agent about whom we had complained in our letter, along with his conflict of interest. Finally, three days later, they sent another senior manager, who resolved two basic issues at the 11th hour, but not all, and not without my having to plead on my own behalf and work out the details myself. This took me away from my new job (the reason I've moved to Providence) and severely effected our wellbeing during the already stressful time of moving. Between the seller's intransigence and the Delman agents' incompetence, we felt abused by the situation. And I said that to our agent and to John and Melanie in my emails to them. But in the end, I never heard from Melanie or John, neither while they were away or upon their return. If I had received these kind of earnestly troubled emails from a customer while I was on my vacation, I would have at least sent a response that acknowledged the customer's concerns and ensured that I was taking the matter seriously enough to put someone responsible on it. And I would have followed up with a phone call on my return. That's the bare minimum. I probably would have taken over the whole case on my return. But I heard nothing from either of them. Just staff, some of them inappropriate, replying for them. And nothing from either of them on their returns. Having spoken to several people who know Providence real estate, I've learned that Lila Delman's reputation is good in Newport and Narraganset with the mansion and yacht set, but they have never gotten a solid hold in the Providence market because of problems like these. I wish I had known this before we engaged them for this property. read more

Here are two unique reviews packed into one page. First, Lila Delman Real Estate handles someof the nicest houses in Rhode Island. Waterfront. High end. Nice, swanky places to reside. Their staff is, for the most part, damn nice, very competent and decent people. I say for the most part as I don't know all of them. Second, the building that they are located in on Ocean Road in Narragansett has been completely rehabbed and they did an amazing job. I was there on 10/24/10 at an open-to-the-public open house. Wow, they should be commended. Oh, what's that? They were? Yeah. Seriously, this place has been redone in a tactful, delightful manner. Stop in and check it out. If this agency has ANY positive reviews, you can be sure it was written by them. I have heard from several people and establishments in the area that this agency will rip you off, not stand behind their rental properties and have made under the table deals with property owners. They could care less about renting to students and taking their money. They have poor communication skills, poor representation and take advantage of students from out-of-town. They are not looking for long-term customers. There are too many other wonderful Real Estate companies in the area to work with that DO care and stand by their customers. This agency is working with the property owners and knows that out-of-town students have no recourse if there is a problem. read more

My family and I just purchased a home in Charlestown utilizing the VA loan. We worked with Janet Kermes and couldn't have been happier. As a military family, we were struggling with time travel to RI to find a home, as well as needing to find a place within a fairly narrow window as constricted by my orders. Janet was professional and able to answer all our questions at any time, even off hours. Eventually, we were able to find a great home and complete the purchase ahead of schedule, despite several small items needing repair after inspection. Overall the process, while long with the stipulations of a VA loan, was far from arduous, as Janet facilitated everything for us. read more

I was not surprised at the negative earlier reviews. As a recent renter of a year round property in So. Kingstown, this feedback synched with our unfavorable experience. We found Delman's rental manager Kim to be generally unresponsive and unhelpful with an attitude of arrogance. Except for Heather, there was no sense of customer service, at least not exhibited to us as a renter. Multiple phone messages and emails concerning issues like broken outdoor lighting, leaking roofs and questions on payment for irrigation systems were unanswered or needed multiple attempts. When we raised issues with malfunctioning garage doors that needed repair, Kim gave a tutorial on how to program the remotes, which were dead and needed to be replaced. When we noted there was mice infestation in the garage, we were told to set traps. Fortunately, the NJ based owner was terrific and it became more effective and less frustration to deal directly with him, rather than this local rental agent. We should have known we would have issues based on our initial experience with Kim and her team. We sold our house in MA in fall 2013 and were working under a very short timeline to find a rental as we were relocating to South County. We had to chase and pester these agents for weeks to show us the property and go through the rental process. At a monthly rental rate of almost $3K during the off season for a year round rental, these agents should have been bending over backward to help us consummate the agreement, instead of our having to constantly contact them to move the process along. We got excuses the owner was unavailable, which was odd because in our subsequent dealings with him, he was always readily available to assist us. Hopefully this team provides better customer service to the owners than we experienced as a renter. Now that we own our own home in South Kingstown, if we were ever to rent our property, we would use anyone but Kim and this group. read more

My 4 girlfriends and I rented a house a couple weeks ago from Lila Delman and everything was great! The process was smooth and reasonable. Having gone to URI, we knew the area but it was nice that they included maps and things to do in the rental envelope you're given upon arrival. Had a great experience buying my first home with one of their agents Tara Demyan. Tara was wonderful. Not only was she knowledgeable about the market and Providence as a whole, but she took the time to make sure she understood what I was looking for vs. trying to corral me into a purchase that may not have been right for me or for my budget. She made it clear that she wasn't trying to sell me a house, but help me find a home, and the best value for my dollar. And I got just that. A new home at a great price, on a perfect block in the neighborhood I most wanted. Tara was a consummate professional, and never played any pressure games with me. It was all done per my wishes and her smart and gentle guidance insured I made a smart choice in the end. Would highly recommend Tara and Lila Delman to any friends who are looking for the best selection of houses shown by highly personable and knowledgeable agents. Although my family and I had a lovely experience staying at a nice property in South Kingstown, RI, we will never book with Lila Delman Real Estate again or the home we vacationed in. My family has been the owner of vacation properties. Over many years of renting, only on one occasion did we deduct money from a security deposit. Due to our rental experience, extra care was taken to follow the guidelines of the RI owners rule book. Prior to leaving, again, extra care was taken to clean up the property and double check the outdoor and indoor furnishings, etc. During our one week stay, we ate a meal on an outside picnic table twice. Extra care was taken to cover the table as it was made of teak. Imagine our surprise when we were notified weeks after our stay that we owed the owner the complete cost to cover the purchase of a new teak picnic table. Teak picnic tables are very expensive! I explained my concern to Lila Delman regarding this situation. How could this be? My husband, myself, and adult daughter, at different times, the morning of our departure, inspected the patio furniture. We had no doubt the table was not stained and in good condition prior to leaving. I had to fight for many months to get my $750 security deposit returned. They actually wanted to keep the deposit plus requested additional money to purchase a new teak picnic table. On one of my calls to Lila Delman, an agent noted to me "are you the renter that broke the chair and end table in the hot tub area? I replied no, but it certainly planted a seed in my mind that perhaps security deposits are taken on a regular basis? We eventually settled on a deduction of $180.00 to clean the table. I am still angry for this unfair, needless added expense to an already expensive vacation rental. My message to future renters, especially if you are from out of state, Lila Delman will not support your concerns. They are working for the owner of the rental property. Take pictures of every nook and cranny prior to your stay and upon your exit. Oh, and by the way, Lila Delman requests an enormous deposit several times months prior to your stay. I followed their guidelines one hundred percent in hopes of their ongoing support. Clearly, there could be a scam going on here. read more

We just stayed at one of Lila Delman's rental properties on Narragansett Beach. The property was just as promised - a nice large house (perfect for two families) with a large second floor deck looking out over the ocean. The deck alone was worth the rental cost - it is all about location, location, location. And the location of this house was great. What was particularly fantastic though was the Lila Delman staff. They were not just professional and very accommodating - they genuinely seemed to be happy doing there jobs and did it with a smile. We mainly worked with Kara but had the pleasure of speaking with two other associates as well- all of whom were just as fantastic to work with. We will definitely be renting with Lila Delman again. read more

Do not rent a summer vacation home from this company, Lila Delman. This review is based on a recent rental experience I had with them. The only reason they get "One Star" is that is the minimum rating you can give a review. We recently rented a property and we had an issue with the property not being as advertised. They also hand you a bag full of linens and towels and ask you to do the work- they don't even have beds made before you take occupancy. We paid over $6,000 to rent a home in Narragansett for a week and were only given 4 towels and 4 hand towels in a bag along with the sheets. The house was next to a very noisy highway which made sleeping almost impossible. I tried to offer them $3,000 and leave after 3 nights and they said that was against their policy. They truly only work for the owner of the house and could care less about the renters. Not a good experience, not a good company. read more

Tried to rent a house through Liz Brazil at Lila Delman and she never called me back. I called Liz twice, and then called the main office and was again sent to Liz. After multiple requests for house availability, I received one email back from her that simply said the house I wanted wasn't available. I asked if there was anything else available and haven't received a response in over a week. Clearly, they don't care about actually renting their rental properties. read more

Renting a house as a college student from Lila Delman in Narragansett has been a huge mistake and many people who have also rented from them have agreed! My roommates and I are not disrespectful college students and we have still been treated horribly. Some of the employees have been nice but others have been less then helpful, my roommates and I have been yelled at, hung up on, insulted, and ignored countless times. My friend who tried to rent from them got her house taken from her last minute and other friends have also said that they have had numerous rude encounters. I am not one to ever write reviews but I feel it's important to warn anyone, especially students to STAY AWAY! While showing the property all they talked about was the owners personal use of the space that I would be renting. The place had a bunch of farted out old furniture. I have rented houses for years in many places and NEVER been treated as disrespectfully or unprofessionally as I was when dealing with this business. It is apparent that they are not in need of business and do not seem to care about alienating potential business. After signing the rental agreement, I called to ask a simple question and was told by an individual in a rude and impatient tone that "the information was on their website" . I called on another occasion, with a question about bed linens (this place makes you bring your own and I was unsure if that meant blankets as well) and was told that : "THIS is the THIRD time you have called us".... When renting a property for a week for $3500. , I would expect that the business would be bending over with kindness to answer my question. They were hostile and accused me of not knowing how to use the internet. When arriving at our rental property we were greeted with a full trash can and full recycling bin and when I asked them what I was to do about this, I was told that it was my responsibility to drag this out to the curb so it could be collected. It was never stated in the contract that I was to be responsible for emptying the trash of the previous tenants. There is an added set of rules that is handed to you with the keys when you arrive. When I called the office to discuss this I was met with more impatience and rude tones. I have not even begun to describe the unprofessional attitudes, words and actions that I endured. I met with the sales manager and was provided little understanding for my questions and complaints... NEVER RENT FROM THESE PEOPLE. they do not care a bit about your concerns or comfort. They just want your money and they know that if you don't come back there are plenty more standing in line to take your place. Their ostentatious and cavalier business practice should be a huge warning. I ran into 3 people this week all of whom had rented from this outfit and they all had similar complaints and comments . After making it clear when I wanted the home for, after my visit I get a curt email saying the house was unavailable. The Block Island Lila Delman agency is the worst to work with. After renting my house on Block Island for seven years, the owners decided to use this agency. We contacted the agency on the 2nd of January and gave all information and waited for our contacts to be sent. After two weeks of not receiving them, we contacted them, only to find out that the house had been rented. I strongly urge you not use them, as a renter or owner. Very dissatisfied! read more
