My friends, who rent out their homes in other states, compared notes with me and wish they could hire this team. They are quick to respond to me and my tenants, they're organized, caring, and do expert work. In fact, I love I can pull up any report (income statements, repair costs, etc.), including the 1099 off the owner's website they established for us. Also, they do their best to find contractors who offer reasonable prices. The few times I complained about price, they got discounts from the vendor to bring the price down. If you live in Florida, near Wesley Chapel, and need a property manager or are looking to rent, sell, or buy a home call (813) 345-8559. I highly recommend them. While we…read moreunderstood this was a bit later than the listed availability, your leasing agent explicitly told us it wouldn't be an issue if we paid the deposit. Based on that assurance, we started the application, paid the fees, and submitted the deposit. What followed was a mess. The application process was unnecessarily complicated, mostly due to the disorganized and unprofessional staff involved. The third-party background check company you use (CAPS) repeatedly asked for documents we had already sent, clearly no one was paying attention or communicating internally. After we had spent over $200 and submitted everything, we were suddenly told a July 1st move-in wasn't possible anymore. So we tried to be flexible and offered to move in on June 15th, well within the 30-day window, but instead of a straightforward answer, the leasing agent sent us a string of confusing, contradictory emails that made no sense. Then, without any real discussion or explanation, we were told the deposit would be refunded. At that point, it became clear this company and the people you work with are completely disorganized, hard to communicate with, and honestly, not worth the time or effort. Looking back, I'm glad this fell through. If this is how things are handled before a lease is even signed, I can't imagine how much worse it would have been dealing with your team and the landlord for an entire year. You seriously need to reevaluate your communication, your processes, and your partnerships.

    WARNING landlords and tenants. This property management company deserves a negative star rating…read more Our family lived through a nightmare with this company dealing with toxic mold issues in the home's air duct system. After 3 months of notifications (documented), denied contractors (documented), we were forced to hold rent which Moody Group responded in a retaliatory manor by shutting and blocking A\C systems, bedrooms rooms, and a bathroom in the name of repairs and then disappeared for weeks with no response or return. When we demanded action they hired an attorney to force us out with eviction. We then caught them hiding toxic mold reports and stating mold reports were safe. (all documented). Even the contractors hired made recorded statements that Moody group was acting in a retaliatory manor by making it difficult to communicate with our family to schedule repairs which they then used as an excuse as delay of work to force eviction. The owner, Vanessa, is an evil woman and should have her licensed pulled for her actions and charged criminally. They will dispute each aspect of these claims but photos, witnesses, audio recordings, and documented communication cannot overcome these claims. These people should be prosecuted for their actions and hiding toxic mold reports from a family is border line criminal. Do not hire or rent from this company.

If you want peace in your life don't ever call or rent from any of these disgusting ratchet broke landlords. The owner of the actual home never showed up Kitty showed face with a power of attorney never answering questions leaving the property unattended without heating or cooling. The property owner was instructed to block the tenants from the date of move-in so they cannot get in contact or communicate with each other. Multiple violations by hillsborough County code enforcement. The previous tenant got in contact with us to let us know that the company had scammed him and also stalled his deposit as well. Now they are trying to do the same we broke the lease. There was a washer and dryer in the unit they never replaced it. The keys to the amenities were not given to the tenant until six months after the lease commenced. They never cared to answer back to any of their tenants problems but when were reported to the Better Business Bureau only took six days to respond. Let's see how long it takes you to respond now.

They never come around. I called and I wrote to Ms. Wallace who is in charge of my neighborhood concerning the pound that has some kind of slime on top of it that stinks so much that I cannot seat on my patio. And a doctor told me it is very toxic and can make people sick. I already have COPD so you imagine I cannot seat outside. I wrote to that lady, called many times. Up to now she did not even pay me the courtasy to reply either by mail or by phone and yet she takes my money every year. BAD! BAD! BAD!

Our boat broke down so we had it in our driveway to fix it. We knew we were in violation but the letter said we had until 3/30/25 to move it. This is not why I am upset because I agree I deserve the letter as I was in violation of the HOA. If I'm being honest, I was also annoyed that my boat was in my driveway. As of today 3/26/25, the boat has already been removed, the violation has been fixed and all is good. Here is my issue. My neighbor who lives next door to me, received the same violation. They had the same issue, needed to fix their boat and had it in their driveway for a few days so they also received a violation letter. They called Gina regarding their violation because they had a concern about it. When they called, Gina started explaining to them that my home was also in violation, that they have sent us multiple letters trying to chase us around and that we have a few more days before it starts to get expensive for my husband and I because they will be getting lawyers involved. This information was volunteered by Gina, my neighbor did not mention me or my home when she was calling about her own violation. My neighbor told me of this incident and it really upset my husband and I, so I called Rizetta and was connected with Gina, who I then found out was our CAM. I did not know at first that it was Gina who spoke to my neighbor about my violation. When I first got connected to Gina I explained to her that I was upset and that I wanted to place a complaint against whomever volunteered my information to my neighbor. I found out within seconds that Gina was indeed the one who spoke with my neighbor. Gina stated that because it was an obvious violation that everyone could see, due to my boat being in my driveway in plain sight, that she could talk about it to my neighbor and that she never gave them my name or address. But since it was an obvious violation, she was able to reference my home to my neighbor. I told her I disagree and that she should never bring up someone else's violation to another neighbor because it does not concern them and it is none of their business. I told Gina I wanted to speak with her boss because I wanted to file a complaint. Gina then told me I'd have to speak with my HOA president and attend a board meeting because she does not have a boss or anyone that I can report my concern to. She said she'd also connect me with Tonya but that there's no one that can do anything for me. I then found out through my community Facebook page that Tonya Martinez was indeed her boss and I have a call in to her so I am waiting to hear back from Tonya. I was also informed that Gina and Tonya have a bond and not to expect much because Tonya doesn't ever do anything when Gina wrongfully does something. This was told to me by multiple neighbors but I am not going to believe that until I see it for myself. But I will keep that in the back of my head. I do not think Gina has any right to speak to any of my fellow neighbors about any violation on my home. The only person who should be spoken to about my home is myself and my husband, that is it as we are the only owners of this house. I feel like this is a violation of my privacy and I am very upset about this! The CAM should never discuss anyone else's home with another neighbor. This is completely unacceptable, unprofessional and disappointing! So beware because this is how they will treat you too!

    As a renter of one of their properties, I would say be wary of what you are getting into. The price…read morefor the property was fair, which is the main reason they even get 2 stars. However, we moved out of the property instead of renewing our lease after a year based on the landlord and management of the home. The landlord was partially to blame as I don't think she wanted to do anything for the house, so Dennis Property Management had to be the go between between a house that needed things done and a landlord that didn't want to do things. That said, the management was also a problem. When we moved in there was a punch list from the walk through of items that needed to be done, these did not get taken care of until 3-5 months later, after us asking about them several times. (One of the issues was a safety issue where one of the windows didn't lock) In other words, the punch list was made but never looked at again. When we finally scheduled things to get done, they showed up with the reliability of a cable company, that is to say, we're going to be late.. and then they would cancel, so the day was wasted. This happened quite a few times for the same repairs. At one point the doorknob broke, due to how the door was positioned in the frame and 3 weeks later, since we still hadn't heard anything, we finally went out and did it ourselves because it had become another safety issue and at that point, hurricane Irma was heading our way. As another reviewer said, they do become very responsive in the last month of your lease though, that's when they want to show your house they ask for some available times and you give them times, but if those times don't work for them (we have non traditional work schedules), they will try to bully you into showing the house at their availability. At this point, they also have the house on the market, but don't bother adding or telling people that someone is currently residing there, so people come to your house at all hours to ask about it (which is really not helpful when you work off hours.) At move out, there wasn't even a walk through, we turned over the keys and when we asked about the deposit were told that we would hear about our deposit in 15-30 days. At 21 days, I asked about it and asked if they needed anything from us, and they responded that it was not ready, OK, they had more time. Now after more than 40 days, 2 more emails and 1 call, they are magically unresponsive again and the only person you can talk to, according to my phone call, is your property manager, who of course is the one not responding to the emails. As I said, just do your own research and be thoughtful about it, I read the reviews too and I know moving is stressful, but for me, so has dealing with Dennis Property Management. It wouldn't be a bad idea to talk to the people who are living at the house before you and read between the lines of what they say, when I think back to our showing, it makes a lot of sense now.

In the rental home…read more(4712 Mapletree Loop, Wesley Chapel), we regularly faced serious issues that were ignored for months. The dishwasher and washing machine constantly broke down and, after several repairs, were replaced with used appliances. The ceiling fan and lighting in the children's room failed, and my child had to live without light in that room for two months. Electrical outlets near the leaking ceiling stopped working, but were never repaired. The biggest problem was the leaking roof. We repeatedly notified the agency in writing, but the repair was delayed for more than two months. As a result, massive black mold developed in the master bedroom, where my 5-year-old daughter slept. She began coughing at night, and the mold created a serious health hazard that forced us to leave the home urgently. Despite clear violations of Florida law on habitability (§83.51, §83.56), the agency decided to withhold our deposit, claiming that we failed to provide a 7-day written notice before moving out. Instead of accepting responsibility for uninhabitable living conditions, they are trying to hide behind a technicality. Absolutely unacceptable treatment of tenants, disregard for health and safety, and lack of accountability. I am now filing a lawsuit against this company and will update this review once the court decision is made.
