It's genuinely a shame that you can't leave 0 stars. I have lived at Woodbridge Mews for almost 6 yrs and when I first came Desiree was the property manager. Then I could email or call and get something fixed or addressed rather quickly. Earlier this yr, we were abruptly told she no longer worked here and it's been a horrible experience since. I promise you, our townhome is falling apart and not because of typical wear and tear. They only do patch up jobs no actual repair or updates so the property is literally falling apart. Our ceiling has just begun leaking in the kitchen when someone flushes the toilet, our ceiling in the dining room where their is an electrical ceiling fan has fallen in multiple times and we've had emergent service have to come in multiple times to fix that. The sliding doors fall off the hinges, the blinds are so cheap, looking out the window cause them to break. The management began sending emails and texts alike to residents saying what we should consider an emergency vs. what is an emergency and then they stopped responding to residents, we talk, we're all complaining about repairs not happening and a lack of care to the property. Poor Tom, the singular maintenance person seemingly for multiple properties owned by liss is being broken down. During the winter he's going from property to property shoveling by himself. He can't fix all these issues. The old bathroom mirrored cabinet fell down, the came in and out one in that was almost half the size. Now there are stains from the original one that show the difference. I can't make this up. Two years ago I believe a tenant's apartment caught flea when no one was home. They had someone come and assess the apartments. Ours was one floor up and one apartment over. It smelled like smoke heavily and for months after. They said there was no damage or inhalation issues. The external company said there was and we could see waves from the floor against the wall shared by the burnt apt. So six yrs later what prompted me to write this, I bought new toilet tissue and put some under the bathroom sink for storage, the sink then randomly flooded last night and all my tissue was ruined and I was already annoyed that the ceilings still leak during storms. In addition to that, we've been waiting for someone to come fix the dishwasher for months and they sent us an email asking for a survey about the job as it was completed. It was never completed. We got an email today telling us to simply mark surveys "this wasn't completed" if this happens. No plan to fix the issue, no plan to fix the correspondence, just "ignore the inaccurate and inappropriate emails." There's no accountability here. If you have a choice or if you have a little more money, rent elsewhere, this place is horrible. read more

I if could give a - rating for Fox Chase Place: for the most part everything around this location is generally quiet/respectful. however someone moved in to A building and has been causing nothing but problems with every other tenant. we have been hearing doors slam, loud noises, 12 am to 12 am the next day screaming about people are killing him that someones hacking him (mind you most of us are trying to sleep at 1 2 3 4 am and cant because of his behavior. we are seeing a lot unfamiliar people strolling up to his side of the building and staying there for days, the entire building is starting to smell like a strong cigarette smoke (mind you during one of his 'im being hacked' meltdowns he threw a bunch of stuff in the hallway and then at one of the residence door and found out by the maintenance man that it was his smoke detector which is leaving fearing that the building is going to catch fire as hes clearly abusing some kind of substance to have these unexplainable outburst. He has even gotten physical with some residences that have been here for years. getting woken up in the middle of the night from police flashlights shining through several units windows trying to get into him at 4 am as well as the other 6 times the police have been in here in less than a week. It is unfair that us 19 or so units are having our home life ruined while paying for it and having rent go up each year just cause you guys didnt want to screen someone whos vandalizing and harassing residence under some substance. It is forcing me to look at taking legal action to break/not continue to pay rent since this is becoming uninhabitatble with all of our apartments smelling like his (since these walls are paper thin) my lease and find a new place and also to inform anyone taking tours of the building to not rent here if your office does not do anything. If you enjoy living with mice, roaches, sex offenders and ignorant neighbors then this is the place for you. The buildings are infested with mice and roaches. No matter how many times you complain to management, all they will do is send out someone to lay down a few sticky pads across your apartment. They do absolutely nothing to fix the issue. It is absolutely disgusting. Don't expect to get any sleep at night because the neighbors love to hangout outside in the driveway between buildings and drink, smoke and listen to loud music at all hours of the night. And if thats not enough, you will hear their music at all hours of the night through the paper thin walls. Apparently smoking cigarettes in your apartment is not a problem either because when i made a complaint about my neighbors always smoking cigarettes and the smoke rising up to my apartment, i was told that they cannot tell people what to do in their apartments... Finally, the sex offenders. BG's say that they do background checks prior to moving in but i guess not. if you do a quick google search you will see that list of child sex offenders in the area and one happens to live right here. Aside from that, i was recently informed that they allow all of Philadelphia's psychiatric patients to live here for a on a state funded plan. Therefore, while you pay rent in full your neighbor that keeps you up all night yelling at themselves is paying less then a 1/4 rate. Although they have many buildings in the Benton community they still choose the house everyone together. Coming to the end of my lease, obviously i will not be renewing. With that being said i was just informed that they charge anyone who is only a 1 term renter a "redec fee" which is half of your security deposit. So if this review doesn't discourage you from renting here make sure to read your lease throughly for any fee's they plan to deduct from you. Again, if i can help anyone make their decision about Benton Gardens i will strongly encourage you to look somewhere else. I have never dealt with a property group more dismissive of tenants. Their apartments at Grant Meadows don't care in the slightest bit about anything, except your money. No notices, 2 week wait for maintenance when you do get a hold of them.... I didnt feel safe here at all. One tenant left their stove on full blast on a holiday weekend and stayed out around 3 days. Their phone lines literally hung up when we selected the tenant emergency line. We called PGW and they came right away and shut off the Tenant's gas stovetop. They couldn't reach the property group either. The concentration of gas was dangerously high, so they had to keep his doors open to ventilate the place. Infestations are common, since roaches live in the walls. I wouldn't wish this kind of living on my worst enemy. Please exercise immense caution, especially if children are involved. read more

The management is rude, careless, and all around unprofessional. Nothing is repaired properly, everything is old, dirty, and cheaply made or painted over, and there are break-ins often. She was very unprofessional and very demeaning in her attitude and comportment. We are not in the habit of paying people to treat us rudely. She is the reason we decided against seeing the property and left without even seeing the outside of these Townhomes. She is the mouthpiece and front person for the Liss Property Group at this location and as such this company bares full responsibility for her actions and demeanor. A terrible company to do business with. Make sure you have an attorney review your lease BEFORE you sign, as they charge absurd fees. Want out of your lease? It'll cost you 3 months rent. At their Franklin Square Townhomes property, they rent a large number of apartments to a Mental Rehab Center, so you have gentlemen sitting outside all day & night, talking to themselves, vomitting, asking for cigarettes. NOT A FAMILY ATMOSPHERE. They advertise a "sparkling pool" that you can use- this is NOT TRUE. The pool hasn't been operational for years, due to a dispute with the neighboring condo complex- but they don't say this before you sign the lease, because, well, they want you to rent from them. Security is terrible- my apartment was robbed 3 times while I was there- and the response I got from the office was "It's not our problem". They outsource their utilities through some company out in California, that only responds to complaints sent through snail mail. So when you have a question about their excessive fees, which you will, it'll take at least a week for your complaint to get anywhere, assuming they even look at it. If you manage to survive a year, and even if you leave the place in PERFECT CONDITION, repaint the walls and everything, they will still charge you a half a month's "redecorating fee". Too many questionable fees, too many shady characters & business practices. Never again will they receive a dime from me- and hopefully not from you either. read more

One July 3rd, 2017, I spoke with a woman by the Name of "Anner." from liss property group, who set me up with Viewing of the unit posted. I specifically asked her about this listing, and had her read back to me the details of the ad to confirm we are speaking about the same unit; she reassuringly confirmed the unit is as advertised and still available. She raved how my wife is going to love the kitchen! The 4th of July was obviously not a good day to come out to see the place, so we setup for the 5th of July, 2017 11:30 AM. On the day of the viewing; we, My wife and I arrived on time after making the 1:15 minute travel to the Keystone Loft. we arrived to a Kind Maintenance Man by the name of Tyrone who took me and my wife to a 1 bedroom unit. Once he open the door I informed him that this was neither the apt, nor the price in the ad. I looked around the unit anyway because I had took off from work that morning to come, so I didn't want to waste my time, money, patience, or opportunity the build many present. I looked at two Units which were way too overpriced. They covered all the apt Beautiful hardwood Floors with Moldy Carpet that looks super dirty. Question? Why would you have a pet-friendly community, but then add carpet when you already had beautiful hardwood floors ( False Advertisement ), The Middle Counter-top for food Prep and cutting' are slabs of wood , 2X4 topped with cheap vinyl ( Not Granite ) Poorly Constructed. it is Obviously a case of companies buying up property or Managing, and renting to Low income people because they don't require accountability from the owners. finally I asked Tyrone (Good Guy) if I would be able to see the unit in the ad. He told me it it occupied by a resident and won't be ready until next week. Liss Property Group has no F#*King Idea about management. The Kind Maintenance man showed me arounf, and answered all of my question. How is "Liss Property group" managing this property, but the maintenance man is showing me around; updating me on misleading posted in the ads. She asked me to hold a second while she call to ask the maintenance man why he didn't show me the unit in the Ad, after a few sec he was back on the line informing me " It has been Leased out over the weekend (Friday June 30th - Sunday July 2nd). Well I'm just going to say this much. years ago the US Govt & some other interesting individuals started a NEW Housing Program for Low-Income Families & Individuals.( it was Actually Created for Families ) however over time single individuals got on board and the rest is History as you now see it.( Unfortunately ).anywho moving along. let me Just say. as a Vet I've always Earned My Keep and Worked very Damn Hard for every Dollar I've earned. I don't' judge or misjudge people.But as my Grandpa ( god rest is Soul ) told me. If your a Degenerate....well Then Your a Degenerate. ( Regardless of Culture,Race,Creed,Etc ). well 1 thing i had to deal with was Mice; not just 1 single mouse. to count as of date, i've had to Personally Exterminate at least 12 or more mice in or around the property. i've personally spent my own finances in extermination of the filthy vermin, that the property was USELESS to take care of like they supposed to. Terrible! They never provide snow removal. There's one old guy that that tries to shovel and toss down a few specks of salt but the conditions are of the grounds are left dangerous. On Wed. March 7th after the snowfall no one showed up to plow or shovel the walkway or clear a path to the entrances. And the parking lot is horrible. Property (Franklin Square) used to be ok until they let these PIT BULL dogs roam freely off the leash and poop everywhere! The office claims those types of dogs are not allowed here but when I informed them they are here and running of the leash nothing is done about it. I think they need to bring the dogs in the office BEFORE a lease is signed. One just barks its head off day and night every time someone walks pass the house or when these unruly, screaming kids are outside playing. I just think management needs to walk around the property more and he will witness all these things for himself. Secondly, the exterminator doesn't come every 2 weeks for these mice and creepy crawlers like he should. Some of the people that live here don't respect their neighbors and don't follow rules and that's the problem. I dont even know where to begin. Fist off I lived here for a little over a year and a half. During that time I moved to three different lofts because there were problems with everyone (apt 201, 208, 228) Jordan and Jason are --- holes who do not care what you have to say or what needs fixed. They are rude and will hang up on you or tell you to get an attorney. In 201 there were leaks everywhere. The lady upstairs sub leased her apartment for parties and porn photo shoots so there was always noise. The floors are just wood on wood so you can hear someone wisper or drop a cloth. We moved out of there because they did nothing about it. So we moved in to 208 we liked that loft despite the nails in the floor were coming up and we had to hammer them down everyday. It was large which we liked but it needed a new AC our electric bill for two months was 800. We had to fight to get a new one when we finally did summer was almost over. Then they moved another person next door who had to move because of noise complaints. His music was on all day and movies at night. After we called the cops things seemed to get better. But only because the cops came. Not because of liss property. So we moved yet again. The next place we moved to there were stains burn marks and patches in the carpet but we knew we were moving out of state soon so we delt with it. Mike the property manager said not to worry about it that we will get our deposit back because the carpets are all ready in bad shape. That was one of many lies that this joke of a property manager told me. I had to spend two days cleaning because they put tile down and got grout everywhere ( as seen in pictures). Not to mention they washed their tools in the sink and grout was clogging. So my sink was clogged for 4 days until they finally got someone out there to fix it. But they didnt fix it so they came out the next day spent two hours and got it fixed. Im so done with this place I can go on and on about problems and nothing being done about them. People had pitbulls and in the lease it says no pits. I have pictures also of giant pits. The smell and the dog poop everywhere is horrible summertime time with the heat is the worst. Im writing this because we got out deposite back it was suppose to be 1095 but since they charged me for painting and carpet cleaning it was only 497.50. Look over your lease if you live here. It will happen to you to. Page 15 at the bottom. Its states: In the event your decision is not to renew for a new one year term after the initial terms of this lease stated on page 1, you will incur a painting and redecoration charge equal to a 1/2 months rent stated on this contract. Tenant is responsible to professionally steam claen carpets upon vacating unit. So you might want to hire someone to do it because they charge you out the --- for Mike to do it himself with a old carpter washer. In the lease it states that carpet cleaning is 95 you cant tell me that the rest of that went to some homeless man in a van doing a ------ job painting.
