This is one of the worst realty companies in Southeast Arkansas. Aside from the shady lease that had "hidden clauses" about $500 pet deposits, this company refuses to take care of their tenants. We live in a ground-floor apartment that has now flooded 3 times due to a trench that needs to be dug, of course they've made no steps towards accomplishing that. The first time it flooded, I called the office, where the receptionist first lectured me about how I should've called earlier when the maintenance men were at the complex. For the record, we've never been told any kind of schedule FOR ANY OF THE MAINTENANCE MEN, BUG EXTERMINATORS, ETC. Also, I can't help when my apartment floods. The maintenance man who finally did show up proceeded to tell us how they knew all about the circumstances THAT ONLY AFFECTS OUR APARTMENT- NONE OF THIS WAS TOLD TO US BEFORE WE MOVED IN. He mentioned a trench that they knew they needed to dig to prevent it from happening again, but I guess they were too busy with air filters to take care of that. After the second time it flooded, my husband then called demanding to talk to Landon Lively, who of course never called us back. Another maintenance man comes out and says that they're planning to dig the trench which apparently to them means just spray painting designs on the grass where the trench is supposed to be. There was later construction equipment brought out to the complexes, but of course it was never used to dig any kind of trench. Our apartment has now flooded for the third time and I seriously lack any kind of faith in this company to make it right. Additionally, it is known that this company builds their properties out of the cheapest materials possible so that it will break down quicker so they can stick tenants with extra charges when they move out. They rarely do any kind of preventative fixes to prevent this; they just wait until the property is absolutely unlivable and then they just abandon it. The lease states that you get 2 parking spaces promised to you, but they're not assigned, so most of the time you have to hope that you don't park on the curb. The complexes are also overpriced since they offer nothing else, except a shabby 2 or 1 bedroom apartment. No garbage disposals, no separate laundry room, walls and ceilings so thin that you can hear everything, cheap carpets that your vacuum will destroy, and he also charges extra for washer and dryer units if you don't already have them. Inc. is a perfect example of why landlords are just money-hungry leeches who pray on those needing housing - like college students and young people out on there own for the first time. read more

They fail in all aspects, do not give his company business. First they failed to ever mention that the Apartments in Monticello, Arkansas are unfurnished (of course this is all probably in the contract somewhere but a professional company would outright mention it at the least). They also forgot to mention that the Apartments do not include a washer or dryer and that if you'd like them installed it costs an extra $40 a month. Then with everything on top of that you must pay the electric bill separate and purchase wifi from a specific company that they allow. Whenever it is brought up that nobody even mentioned it they make you feel like you're crazy for not knowing that as if it was so obvious. Very unhelpful staff. And this apartment houses mostly college students and yet they are still extremely money hungry. read more
