This seems to be an issue with a lot of people in the complex, but thankfully we are in a good spot with respectful neighbors who we hear rarely, it is more of the chaos outside that causes issues. One complaint - the fire alarms go off randomly at least once a month, and always late or middle of the night. Aside from these few things (minor in our eyes), the location and complex is great. They keep the amenities fairly clean and maintenance is attentive to any issues with a typically quick response. The management and leasing office has always been very nice to us and the move in process was easy. There is a good mix of young and older tenants. We will be resigning next year if all stays well!

Unit A201 - Recommendation: Do Not Rent in 2025/2026…read more After 2.5 years of on-time rent, steadfast apartment upkeep, and quiet acceptance of community dynamics, my wife and I made the difficult decision to break our lease. Beginning in late May, early June, our apartment became uninhabitable. This was not due to environmental problems, poorly maintained property, or landlord harassment. Instead this is due to the extremely loud neighbors who moved in upstairs, in unit A301, making moments of quiet enjoyment non-existent. If you enjoy waking up extremely early, hearing out of tune scringing (a cross between screaming and singing), and just generally want exactly 0 hours of quiet time in your apartment, please apply to rent this unit. It is the place for you. On the other hand, if you work from home, enjoy sleeping in (or work late-shift), or simply want a quiet place to spend your time, then I highly recommend you avoid this unit. You will not experience a moment of silence, during any reasonable time, while living here. Alone this is problematic for most people, making the apartment uninhabitable, at least for sleeping, working from home, and enjoying a quiet place to live. When this is combined with a few other community problems, you begin to wonder if the high rent is worth having signed a lease to begin with. For instance, in our 30 months, the elevators were down for almost 6 of them, making it difficult to bring anything large or heavy to the apartment. We experienced 5 months where direct access to our building was completely impossible, forcing a reroute through the other buildings to gain access to our apartment. If you own a dog that complies with the 35-lb limit, great, but around 40% of the dog population is significantly above this limit. One large white dog bit a smaller dog, unprovoked, during the community dog event this year, and yet it still lives here. In our time here, there were multiple instances of cars being broken into, in the garage. On the same topic, the security gate has been broken on at least one side for more than 12 of our 30 month stay. The list goes on and on... There are some positives to the community though. The staff is very nice. The maintenance team is absolutely top notch. They maintain the property well and the apartments. They are also very friendly and make accommodations in their work format despite their heavy workload. Judy, in the office, always gives the dogs treats and is a kind soul. She is very personable to the owners too. The amenities are adequate. The gym has decent equipment for its size. The pool is well maintained and has plenty of space to catch some rays. The dog run is easily accessible, and frequently available. The entire community is keyless. There is an Amazon locker bay on the premises. There are security cameras and an app to remotely allow visitors entry. The location is great. Winter Park Village is right next door, a 3 minute walk away, and has the many amenities you would expect near a luxury living space. The gorgeous Martin Luther King Jr. park is walking distance, and just underwent massive renovations. There is even a public library within the walk radius. Despite these good things, when you cannot sleep for months on end, and repeated complaints to the office and the tenants have no effect, you start seeing things in a new light, and realize that this place, where you've built your life, is no longer offering what you agreed to receive. It is a shame that we have been forced out of our home by new inconsiderate neighbors and inaction towards reconciling the noise. I only hope the next occupant, if there is one, can cope with these harsh living conditions. **PSA: One important thing to remember: in Florida, you must give your landlord a 7-day notice of your 60-day notice, if you value the ability to pursue legal help. Without this, no matter what your living conditions were, nor how much you complained, you are the offending party when you ultimately break the lease.** Also, I have never met a Sarah B. in relation to living here. I see she responds to every post here, but she is not part of the staff for sure. We have 3 maintenance people, all men. The office has 3 people, Judy, Jeffrey, and Meg. No Sarah. When I've been wandering around my neighborhood, I can say some look better than others. There are also kids playing around, especially the elementary schoolers who are everywhere on their scooters. I don't really feel it's that much of a problem. They know to move, and kids are occasionally playing outside, but it's not that bothersome. The people smoking outside can be a problem sometimes, but again, all the buildings are kinda different. I can say that sometimes when I come home from the bus stop, I will smell smoke from smokers. It's a decent neighborhood, but some people act kinda ghetto. The garbage situation is true; not all the time, but a noticeable amount of times, the garbage will be full. It's not so bad that you could smell it through the neighborhood, but it's not the prettiest sight. Not like every day--maybe occasionally, once a month or less, I feel. I don't go to the clubhouse often, but my mother has noted that some of the staff are rude while some are chill. About the potholes, they pulled up and redid the whole road (except for parking spots, which aren't that bad) last year (2025), and I've heard from drivers and friends that the road is noticeably better. Overall, I feel the neighborhood looks decent most of the time. Regarding the inside of the apartments, the pictures are kinda misleading. At least for my apartment, that nice white and blue modern aesthetic is not so true--my walls are a dull light beige color, and the cabinets DO NOT look like that. Mine are brown wood and kind of antique-looking--not ugly, but definitely not how the pictures look. Overall, these apartments are pretty decent! :D Around decent schools too. **Amenities:** - There's a small park near the front that I never really played at, but I see kids and parents there occasionally, and there are benches that seem popular. - Across the road next to Castle Creek, there's a big park with a large open grass area. I've been to a few parties held there; it has swings, a playground, a dog area, and tennis and basketball courts where my brother goes to play. - Inside the neighborhood at the back, there's a small area for dogs, but throughout the neighborhood, there are big yards, so it's not super useful. There are doggie poop bags everywhere, though some people still leave poo in yards, but it's not a huge problem. - For folks with kids, the big yards are where I've spent a lot of time playing with neighborhood kids. **Safety and Security:** - Even though I said some people act ghetto, it's a decently safe place in a nice area. I don't hear about thefts or break-ins or people getting jumped while walking around or anything, lol. - As a minor, I feel safe wandering or playing around, except for the occasional Karen or something yelling at kids, which is rare. - There aren't cameras in the corridors, but most people have doorbell cameras, so there's probably footage if something happens. - There are also fire alarms in all the corridors of buildings. **Local Shops and Restaurants:** - It's great because everything you need is really close--like Walmarts and Publix down the road. It's near Colonial, so there's a Wawa nearby and a little plaza with a nail shop, an Aldi, a Wendy's, and Ace. Overall, this is a highlight--lots of convenient spots around, great for life! **Community Events:** - Not a lot of community-planned events or anything, maybe something will be going on at the clubhouse occasionally, but not really. :/ **Neighborhood Improvements:** - Last year, they did a major improvement to the roads because the potholes were a BIG problem, but it's good now! :D **Suggestions for Improvement:** - The neighborhood could enforce rules about smoking--maybe specific hours for that stuff--and also update the pictures because I feel they're inaccurate. You have kids on their scooters up and down the street, cars have to dodge them so they don't hit them on their scooters. They also play dodgeball in the parking lot hitting cars with the ball. There is no parental supervision whatsoever. There is only one garbage compactor and it is always overflowed with garbage. There is constantly people hanging out in the breezeway, smoking, not only cigarettes, but also marijuana you can smell it throughout the entire building. It's disgusting! The office staff are very rude. I went in to get a filter the other day and the lady saw me and continued to walk away and not even acknowledge me. Very unprofessional. The roads are garbage, giant holes, so it can ruin your tires. There needs to be better upkeep with the amount of debris in the grass as well. Maintenance staff I have to say is quick with fixing anything that needs to be fixed. I wish the company would take more pride in its complex, considering how nice the Avalon Park area is around it. I would recommend looking elsewhere if you want a decent apartment experience.

Upside: The units are well-built and very large for an apartment (my 3/2 is about 1,770sqft with a large screened-in porch and attached store room). The management is cordial and professional. They know the contracts and bend over backward to ensure a smooth move-in. They do keep a good eye out and are on top of any complaints. The windows have plantation-style blinds. Berber carpeting is in the bedrooms, and laminated "hardwood" is in the hall, living room, dining room, kitchen, and nook. The kitchen has 3 entrances: the main entrance, the living room entrance with a pocket door, and the porch entrance. The main bedroom is huge with a French door ensuite that has a pocket door water closet, a large walk-in closet, double vanity sinks with good storage, and a large jetted soaking tub. Crown molding finishes complete the main living area. Venitian blinds over the 2-pane and 3-pane sliding doors; the 3-door widely opens making the screened-in porch part of the living room. There is a good-sized storage room in the porch area. There is an excellent cleaning service available and it's not very expensive. The team does a great job, especially for a move-out. I use them once a month. It's well worth the $120 plus a generous tip. Top-quality cleaning. As for the noise level, even living next to the main road I don't hear road noise. I barely hear the upstairs neighbors (a couple with 2 small children). If everything is shut off, you might hear the outside world. While this complex is amazingly pet-friendly (pet rent is $15/pet/mo), there is no dog park. Many owners are responsible pet owners & clean up after their pups. There is a large children's playground and 3 tented bike storage areas. The downside is, this place needs a LOT of work and has its quirks: Roaches can be frequent, especially after a hard rain. Massey pest control services prefer to use "push" pesticides instead of eradicators (pushers keep them in business) so I hired an outside pest control service. I suggest you pro-rate your move-in date by 5 days to fog the unit then do a thorough cleaning after before moving in. The bi-fold doors in the laundry room constantly fall off. Mildew is a huge problem around the en-suite jetted tub (bad caulking). The exhaust fan is located in the water closet, so the double doors need to be kept open when you're showing. Dust accumulates quickly through the entire apartment due to the trees and being next to the road. The bottom porch screens constantly need repairing. When it rains, the porch floods due to the upstairs drain pipes dumping directly into the walled barrier in front of your unit and the ground level being even with the porch floor. Poor engineering there. The hallway and entryways into the bedrooms and hall bath are very tight; the laundry is in the hall and 2 people can't pass each other when 1 person is doing laundry. The pocket doors frequently get off track; the third time it happened I shoved them into the pocket. Spectrum has an exclusive contract here and the pricing reflects it. This is NOT a barrier-free complex. The hallway and the bedroom & hall bath entrances are barely 30" wide. There are 3" lips at the front door and porch interior doors to either step up or step down from. A person in a standard wheelchair could not live here whereas someone using a cane or walker would need assistance leaving and entering the apartment. There is only 1 dumpster on the property and it's at the maintenance side of the complex. Despite the downfalls, I had no issues re-signing my lease for a third time.

I have very expensive furniture and clothing which are now riddled with mold spores. The manager has hoodwinked my insurance claims by accusing me of not keeping the AC on (in Florida in the summer! The staff is also very friendly and accommodating. Maintenance requests are worked very quickly. The grounds and common areas are well kept. All of this is nice as it should be for a place that is only a couple years old. I really hope it continues, but cracks have already started to form. The gas grills at the main pool do not work, and the hammocks are also unavailable.

I told them I was from CA, so I wanted to ask them everything since I wasn't sure how different apartment hunting would differ from apartment hunting in FL. Everything seemed fine. I asked if there were any additional fees on top of our rent I should know about. No? How much is the deposit? $499-$699 on approved credit. Ok. Everything seemed fine. Same as CA. I apply for one of the units. When I applied, the price differed $20 per month. I emailed Yesenia to inquire. She replied with "I would call you but I don't have your number." Uhm. Ok. She called me because I submitted a form through their website for apartment inquiries. I even responded to the email where she told me the unit number I was applying to. Do you take notes of the people you talk to? She also called me after I was approved that I needed to sign the lease. A portion of the lease asked about renter's insurance, but it forced you to fill in the address to either apply for renters insurance through their partner, or to opt out applying through their partner. I emailed her to ask for the address so I could get through that part of the lease. She responded back to me with "I wouldn't get the insurance until you are fully approved." Am I not approved even though you asked me to sign the lease? A few days later she emailed me & asked me if I wanted to pay the fee waiver of $499, or if I wanted to pay 1 month's rent as a deposit. I was confused, because through our initial conversation, she told me that the deposit would be $499-$699 on approved credit. She then told me that it was a $499-$699 fee waiver on approved credit. Meaning I could either choose to pay the $499 as a deposit and guarantee lose that deposit, or pay 1 month's rent as a deposit, which I would get back depending on how I left the condition of the apartment. Why wasn't this made clear when we had initially spoken over the phone? I had specifically asked about the deposit because we had 2 dogs. The dog deposits & dog rent differed from what she had initially told me as well. How does one make so many mistakes when you're giving pricing on things such as month rent, deposits, pet deposits & pet rent? The last thing that made us decide not to live here was when we got to one of the pages on the lease, there were $139 or $149 worth of additional fees that would be added to your rent. Things like trash, parcel locker deposit, & a technology package. That's all fine and dandy. But I had specifically asked if there were any additional fees added on top of the monthly rent I should know about, and I was specifically told NO. Now we realize there are all these other additional fees that weren't disclosed to us from jump. The fees itself are fine. The issue is I specifically asked so I knew, and they weren't disclosed on purpose. If we have had so many red flags before signing the lease, just imagine the issues we would have had once we moved in. On top of it, I was coming to FL to visit for work. I had called & left a message with someone in the front office to let Yesenia know that we would be going with another apartment complex to rent from, and I also emailed her letting her know I had decided to go with another apartment complex. They told me they would take down the message and be sure to give it to her. So far I have received 3 emails from her. I guess theres also poor communication with the leasing office staff.
