I rented a place in January. I was shown the model and was very impressed. The location and the…read moremodel are very nice. I asked to see the unit that I would move into and was told that they were not permitted to show it to me. I also asked very specifically to make sure it would not smell like smoke. I was told "all of our units are non-smoking, so you don't need to worry about that." I took their word for it. 6 weeks later I had already ordered all new furniture and decor based on the floor plan. It was all arriving on the day I could move in. When I opened the door to my new place, it was a shock and very disappointing. Here are the issues I found waiting: - The unit STUNK of smoke. It smelled worse than a 70's dive bar. Smoke and tar was still visible on surfaces. Smoke stains and tar were visible on windows, screens, and everywhere. It was disgusting. - They had done a very crappy paint job. Paint was splattered on the hardwood floors, on the counter tops, and all over the place. Major gaps in the paint were visable. - Water stains were visbable on the drywall near the sink. - Shelves were missing from my cabinets. - There was no washer or dryer in my unit even though they were supposed to be included. It took weeks to get the basic issues fixed. The place still stinks like smoke and they don't seem to care. The maintenance team actually told me that they laughed about 'Dead Fred' that was the previous tenant. They called him dead Fred because they all knew he was a chain smoker and walked around with his oxygen and cigarettes all day. They obviously knew the place stunk of smoke. When I complained about how bad it was, the offered nothing in return or compensation. No consideration was given. They only offered to mask the smell with air fresheners. After I insisted more be done, they attempted to clean the old AC/heating units and ducts. It made very little difference. When I asked about getting a garage, it took weeks for them to find out if there was even one available. When you ask for help, they talk about being short staffed. The office staff is nice, but they can't get anything done in a timely fashion. All the evidence is that this place is really poorly managed. The maintenance staff is different people every time you turn around. Stay away - it's not worth the money or the aggravation. It's a shame, because the facilities could be really nice. It's a trap.

I have lived in this community for 15 months and initially had very high hopes for calling this…read moreplace home for the foreseeable future. The property is beautiful, and the apartments themselves are fantastic--I love my space and have no complaints in that regard. However, my experience with the management and operations here has been far from stellar, and tonight's dangerous situation has pushed me to speak out. Ongoing Issues: "Smart Home" Fee: Residents are charged $55 monthly for this feature, yet mine has never worked since I moved in. Despite spending hours on the phone with the hosting company and sending countless emails to management, nothing was ever resolved. I eventually gave up. Mailroom Fees: While we're charged monthly for a mailroom and locker service, my packages haven't been placed in a locker for months, leaving me to question what exactly we're paying for. Walking Path: One of the property's selling points is its walking path, which I was excited about when I moved in. Unfortunately, it was allowed to grow over and become completely unusable. Multiple emails to inquire about plans for upkeep were ignored. AC Failure: On one of the hottest days this past summer, my thermostat died, leaving me without AC. While I can tolerate some discomfort, it was unsafe for my pets. It took three follow-up emails and an in-person visit to finally get someone's attention and address the issue. While all of these things were disappointing, I was willing to overlook them--until now. Negligent and Dangerous Incidents: Locked Out While Traveling: Last summer, I was in Denver, and a friend checking on my animals accidentally locked the keys inside my unit. When the keypad also malfunctioned, she was stranded. I placed an emergency ticket but was repeatedly told no one could help her because she wasn't a resident. After multiple calls and pleading, I was told someone could get a key--but only in an hour. I eventually troubleshot the keypad myself remotely, but the situation was unnecessarily stressful and could have been avoided with proper support. Tonight's Incident: This evening, with temperatures at 20°F, I rushed out of my apartment with my hands full and accidentally locked my purse, keys, and wallet inside. I submitted an emergency ticket and received a call from the same maintenance tech who "helped" last summer. He curtly told me, "There's nothing I can do. I can't prove you're a resident." Despite reminding him of last summer's situation, he claimed he got in trouble for helping me back then and suggested I wait for someone. I live alone. I had no way to contact anyone or keep warm. The building buzzers don't work, so I couldn't even reach a neighbor. This property's policy essentially left me stranded outside in dangerous, below-freezing temperatures with no assistance. I waited over 30 minutes, freezing, and unable to feel my hands, before calling the police. Thankfully, the fire department came and let me inside. At least they care about residents' safety--something I cannot say about management. Final Thoughts: The lack of response, accountability, and concern for residents' safety is unacceptable. Tonight's incident was not only inconvenient but could have had serious health implications. This property's policies need urgent review to prevent other residents from experiencing the same negligence. Management should prioritize safety, accessibility, and communication--right now, it feels like these are afterthoughts.

To elaborate on my experience - Amenities and features- Each unit is a duplex housing 6 apartments and it forms a huge compound right off Pauly Drive and Lawson Blvd. The main office (off of Pauly drive) is right next to the outdoor pool and 2 tennis courts which also has basketball hoops. Once inside, they have an office area for tenants that has complimentary wireless internet, and a decent-sized gym with free weights and couple of treadmills and other stationary exercise equipment. All of these features are well-kept. Location- It's located right across Six Flags Great America off of Grand avenue. It's located right off I-94 which makes commuting a breeze. Also, they have Gurnee mall on the other side of the Hwy which is convenient. Even being this close to Six Flags, you don't hear anything coming from there. The layout of the individual apartments are spacious and has all the needed amenities including in unit washer and dryer. Only thing missing- microwave. Also, another negative is the loud central air for the apartment. It's loud enough to wake you up every time it starts up! There is ample parking spots for all the units, and they provide you with parking stickers to make sure only tenants are parking there. They also have garage parking but they are very limited and they have a long waitlist for them. This actually was a huge reason for me to not renew my lease. I envisioned parking outside to be an issue during winter months especially when it snows. As for the front office- the front office individuals were always professional and quick with sending help when I needed it. They are polite, and they have social events set up especially during the summer months to help tenants meet and get to know each other. And the best part for me- They returned a substantial amount of the security deposit for a 6 month stay. They mail you an itemized bill of the security deposit and how much they are taking out of it and for what. And couple of weeks after receiving that mail, I received my check. All of that happened within a month of moving out.

I called her a week prior to visiting and she went into an apartment and took photos herself to send to me, eased my mind about the safety/friendliness of the neighborhood and then sent me all of the paperwork to apply. This complex is beautiful and I love my new apartment. The office staff is so incredibly kind and professional. I put in a work order one day and the maintenance guy came within just a couple hours then took time out of his day to show me tips and tricks to my new place (how to work appliances, shut off water, etc). I would recommend these apartments 10/10 times.

There is a good walkway around for evening walks. The apartment flat is good. Maintenance is ok (Kitchen sink disposable motor had to be replaced but was not available in stock hence it took time for the maintenance to fix it). They do charge $4 additional for paper bill every month. Moreover the water charge keeps varying. For a flat rent of $982 plus $5 for thrash, my monthly bill was coming to $1020. However, I recently encountered a distressing incident that has instilled a sense of insecurity within me. On May 15th, approximately at 4:30 am, I was subjected to a near-physical assault by an individual residing in the building on my right. Although I was unfamiliar with him at the time, I have since discovered that he has been engaging in persistent harassment towards me & others. On May 18th, I was accompanied by my partner to our building entrance, and upon passing his apartment, he emerged. It was as if he had anticipated my presence. Despite contacting the police twice regarding the harassment, they have been unable to take any action due to the absence of physical altercations, arrests, or any form of communication with the individual. The building office has also been informed of the situation, but no measures have been implemented. I have come to the realization that I am not the sole tenant who has been subjected to harassment. I am aware of three other individuals who have been pursued into their ground-floor apartments. I am apprehensive about my safety and am uncertain of the appropriate legal recourse. This experience is unprecedented for me, and I am concerned that the apartment complex is not adequately safeguarding its tenants. Furthermore, I am unable to identify the individual's name, and I have repeatedly requested that the leasing office provide this information in order to obtain an order of protection. However, they have been unresponsive to my requests. The police informed me verbally twice that they should be able to provide this information, particularly since this is not the first complaint filed against this individual.

Inside, there's a great uplifting project going on. I lived in a one bedroom with a garden in the first floor exactly what I needed. It's very quiet. The apartment had just gotten a black marble tile and counters face lift in the kitchen before I moved in. Lovely and easy to clean. All modern appliances. The apartment had been well cared for and cleaned before I got there. That was the first indication that Joseph Hughes, the property owner , is fussy about the way things are done and he checks in on projects daily. He and his daughter, Sabrina are friendly and accommodating. Since I arrived, the communication to enter the building has gone high tech, but EASY TO USE. My neighbors were all nice people. The apartment was a good size and the garden was just a little oasis away from all the noise and bustle of major roads. The tenants are diverse. Young, old, and in between - polite and friendly. I highly recommend this property to anyone who wants a bit of quiet and a view of trees, shrubs and flowers. I enjoyed my time there and if I hadn't had health problems I would still be there - I want to see what the next building project will be now.
