I'm a current resident . At first i loved my unit after moving until i found dead roaches trailing from previous resident . I-reported prior infestation and was told by maintenance that it was my job to clean up and not theirs . Ventilation in these units are horrible mold all around windows seals as well as windows dripping in any temperature causing a nasty build up of black furry stuff and yellow water and being told i have to clean it and not maintenance. I was told these are old buildings but the amount of rent for constant maintenance calls are ridiculous with little to no resolutions . Coming home and not having in space to park due to constant parties being thrown in units and being told to not park in front of garages when i pay rent and have not one spot to park , like what is expected to park at the at at the leasing and walk all they way to my unit with my children is insane . Don't move here unless you wanna have constant breathing problems and have to walk far to get to your apartment that you pay for! I'm over it . If I could leave zero stars I would. This place has been getting more and more INFESTED with COCKROACHES the longer we have lived here. I have been here for two years now and my roommate has been here for three, in the same unit and we are killing at least 10 German COCKROACHES every day on top of that. We have had a major MOLD problem and have had our dishwasher break many times with water leaking everywhere as well as our washer machine breaking and flooding our kitchen. We also have had our water heater break and flood the apartment. Each of these issues we have reached out to MAA about and they never solve any of these problems. DO NOT move to this place!!! My fiancé and I lived at this complex for 3 years and to say it went downhill and downhill fast when MAA bought it out is an understatement. The complex was beautiful, quiet, and was kept up so well when we moved in. When we left, it was a downgraded, dog poop infested complex. In the span of time that we lived there, my dog was attacked while she was on the leash and the other dog was not, a shooting happened due to a drug deal gone bad. When we tried to move out, we gave the complex 60 days, like they require. We had our move out date set in April, even though the lease ended in June. We did everything we needed to do to move out early. We paid $3200 early termination fee, and 2 months rent up front since that's how long we were staying until, on top of any utilities we used. Okay, fine that's fair. Essentially they made us buy out our whole lease. Pr We got everything out, and paid a $149 cleaning fee so that we didn't have to clean it while moving out- an option that THEY presented us with. My fiancé went to the front office to make sure we did everything we needed to do and she said told us that we are fine as long as we got everything out. And we did. We lived there 3 years, so wear and tear on carpet is normal, but they slapped us with a $600 "carpet damage fee", a insufficient notice fee of $52 and a cleaning fee of $60 on top of the $140 we paid. In order to move out of this place, we had to pay upwards of $6500 just to leave. This place will milk you for all your worth and can't even provide a safe , clean and nice neighborhood to live in. Rent is due on the 1st, one day late even on the weekend and there is $100 fee and management will not waive for any reason. Not only do they charge you a late fee, but they have a security person show up with a late notice to intimidate you. Make sure you read your lease and know all the rules. There are so many better places to rent whose policies are reasonable. Complex was late on opening the pool. read more

Bait and switch! After looking at the property, we applied on-line that day for a specific apartment. The rate was lower than most of the apartments listed and the representative mentioned it was a good rate and not to wait too long to apply. The next day we received a call that the apartment was not available and should not have been on the site and we would have to apply for another one. Going in to see what else was available, 19 available 1-bdr apartments have all gone up in price by around $200+ per month. We opted not to apply for another one and the rep said she would talk to her manager about refunding the application fee. Just felt kinda shady! read more

If I could give less than zero I would!!! All of the negative reviews are the truth and all of the positive ones are LIES!! It's especially true about the MOLD! I had it in my window for 2 yrs and it was only cleaned with a bleach solution. I stayed sick too and didn't realize I was that sick until I moved. The apartment wreaked of Strong mold once I moved out and cleaned it! Apartments are old with dips in the floors and leaks and if you're under someone you can hear all the creaking and walking. My roommate and I just moved into our apartment at MAA Shiloh and the process has been wonderful. Kayln has been absolutely wonderful and accommodating to us and our situation. She is always checking up on us to make sure we have everything we need and answer any questions we might have. This is my first apartment and I'm so glad we had someone to help guide us through the whole process because it can be quite stressful at times. I just moved in mid end of September. Let me start by not being properly informed of all the hidden charges and rent. First , i was not told rent is due on 1 st of the month ,no grace period at all. Secondly ,I wasn't told about the water and electricity is billed on 26 of the month. Until the day I was moving in . Thirdly, i wasn't told about my service animals .i would pay 900 deposit and 20 a month. Until was getting my money order for my move-in charges. I was told on that day it had to go to legal for them to accept it and then I would get a credit and they don't know when they would approve it. I am on disability due to my crohns disease and i have anxiety attacks, finally let get to the manager, at this point i was already regretting me moving in here . So after I settled in a few days, something told me to look at the ledger on my account. I noticed and 705 balance. I called immediately and stoke to Malinda (which she is mentioned on several reviews for this community, which was a red flag already!!!! ) first I told her about the wash machine and dryer about it about removing it . Due to I have my own. I have Crohn's disease in my immune system is weak and she was like well, I couldn't do that and it's other residence here to have we immune systems as well so basically she didn't care. Secondly, this unit was not properly turned over the tubs look like they somebody stabbed and put a knife in them. They had holes in it the ceiling looked like it had a leak which is still not fixed, I sent them videos of everything. Also someone here Musta had a cat or something because every day I wake up my eyes are bloodshot red so they I asked them for somebody to come and clean the carpet. Somebody came and clean the carpet with brush I have cameras in my house and I sent them a video of showing that the carpet people that they have here use a brush instead of a a shampoo, carpet cleaner.. they did address the tubs being resurfaced. They did recently bring somebody in here to shampoo the rug, but they still have not fixed where the leak in the ceiling is you can see that they basically patched it up and I sent them a video that when I moved in here on 26 September, but back to the manager. She told me if I didn't pay that 705 , she could gladly give me my money back and I move out immediately and then, when she had me on hold, she found a mistake and did not apologize. She said oh it was a credit that wasn't given to you and that was it didn't even apologize or anything else but basically she offended me by saying if I didn't pay the 705 that I could go ahead and move out immediately because I told her is she going to pay for the people to move me because it cost me some money for people to move me in and she said no, so that's the attitude that I got from her. Which that rub me the wrong way. So after that I had to get more detail by one of the leasing agents about how does the utility thing goes because on the instructions it has to be paid on the first of the month. So really, I don't even know how to utilities run here and I did ask that question before I moved here and they said that they couldn't give me an answer for that which I don't know why they couldn't give you a ballpark answer to an estimate basically , the apartment was not ready to be moved in. They did a half job, as far as turn key. The stove was not working as well properly they addressed it immediately. I can say I do love the maintenance because they Maintenance is on point they come the same day. I do love that, but I have a big problem with not knowing how much utilities is going to be then, I like to pay my rent early or sometimes I split it and you don't have that option at all. You don't even have an option to pay extra as well so I really don't know how this is going to work out for me because I do have other bills that is due on the first of the month and with me not knowing how much my utilities are going to be and then you can't even pay extra of your rent , that kind of puzzles me a little bit because why wouldn't they allow you to pay extra on your rent when you don't even know how your utilities is going to run so now I have to call the office this morning about that . On a final note, I do love the apartment, management is not my cup of tea , but the community is very nice quiet clean maintenance is definitely on point shout out to Rick and other maintenance staff!! If u move here ask a lot of questions and they don't have valet trash either. This is probably why the breezeway look messy. They all need to be power wash and have valet trash can outside and if people make a mess they need to clean it up. read more

I've been living here since June of 2019. Here are the pros and cons... Pros - Their curb appeal is SPECTACULAR. Everyone who comes to visit are low-key intimidated that I live in such a beautiful gated community lol ... I will have to give credit to their maintenance staff who work so damn hard. I mean ... EVERY DAY... Every service request I put in for help with something... they really try so hard. I give them BIG KUDOS. The leasing office staff are really nice. I had to ask a couple of times to get help with a few things. But overall they are super nice. Surrounding locations fine, access to decent retail selections and close to the freeway. Cool. Cons - DO NOT SIGN A LEASE UNTIL YOU SEE THE ACTUAL APARTMENT YOU WANT. Do NOT just look at the model. That model ... maaaaaan... That model tour had me in deep fear of losing the chance to live here. I was sold out for IT like I am sold out for Jesus! However... When I got my ACTUAL unit... I was psst... The walk way to the apartment ... ok... honestly, people are trash... but... ALSO I need a bigger budget going to the maintenance crew to power wash the walk ways MONTHLY... hell... weekly... The bugs... the thorn in my side. The beasts of my burdens... Look... trust me on this. And before I go on - I will insert that I am frightened of bugs - I learned SWIFTLY that Georgia is on some bullshit when it comes to their bugs (I'm from California). HOWEVER.... HOW-AND-SO-EVER ... These bugs find some way to get into my apartment. And PERSONALLY... I think MAA needs to come and seal up every crack in every damn part of these buildings cause there is NO WAY they ... look... I went back to California on business for 2 months. I came back and found 6 of them palmetto son-of-a-snitches dead of heat stroke all over my apartment. How? HOW? Every window and door closed air TIGHT... and yet... AND YET... they got in and died on my good good carpet? *woo saaaaa* Who ever MAA hire to paint and clean their apartments: FIRE THEM. Fire them RIGHT NOW. Poor paint job and they did NOT clean my apartment. The maintenance crew ended up having to do 90% of the work I put on my 4 page walk through inspection papers. I would not recommend living here! Please do not be fooled by the model unit or the nice exterior. I have lived here since June of 2020. I wish I had read the reviews, bc it seems that other people have had this same issue, & that definitely would have deterred me. I have been dealing with an ongoing issue since January of 2021. We have been hearing rodents running around in our ceiling and walls since January of 2021. They run around, scratch, and squeak like they are trying to get into our apartment. I have put in several maintenance requests for them to resolve this issue, but it has persisted. They always mark my requests as WORK COMPLETED, when there has been nothing done. They have sent someone out to spray for bugs several times, but we do not have bugs!!! All of my requests explicitly state that there are rodents in the ceiling. There is clearly a point of entry along the roof as we can hear them enter and exit. I have recordings of what it sounds like. I have played them for the guy who sprays for bugs and he says it sounds like MICE for sure. I will attach pictures of my numerous maintenance requests below. I have also called SEVERAL times & even spoken with management. The leasing office is well aware of this issue and has claimed to be "working on it", but at this point, it's been almost 8 months and the MICE issue still has not been resolved. I truly do not believe that they are doing anything about it. So clearly this is not a priority. Moral of the story DON'T live here bc they have MICE and aren't doing anything about it. Very disgusting. I'm sure someone from their leasing staff will respond and tell me to contact the office. I pay around ~$1150 for my 1 bed 1 bath apartment and this is my view from every window and my balcony. When I moved in I was told up and down how much they take pride in their appearance and keeping the grounds clean. I haven't had many problems other than the filthy state the complex is in constantly other than they charge you almost $50 a month for cable that you can't opt out of, the constant gate problems and trash compactor never working. If I wanted to live in trash and dog feces in every direction I would have gone to one of the cheaper apartments in the area. Im not joking when I say there are literally bags of dog shit hanging in the trees. Can't wait for my lease to end. read more

Good morning. I wanted to write a review today because of my GOOD experience with MAA Shiloh. I've lived here for a year and a half. All maintenance requests for me have been done properly and attentively. Any issue that has come up has been met with professionalism and honesty. I live in a three bedroom apartment. It's spacious, was clean, and anything that has needed any repair at all has been done without question. I feel secure in my surroundings. My neighbors have all been great. But the best part of MAA Shiloh to me is Belinda in the office. She has made me feel like living there has been more than just a cold move-in experience. She's been someone who has cared about what I needed and has been very honest and forthright. I've lived there, paid my rent on time, and have never been bothered by anyone living there, including management. There are animals in the complex, but for the most part the owners do their part in keeping our complex clean. I've never had an issue with that. The grounds have been kept up with shrubs and flowers and straw, the way I would want it to be. They keep things clean by power-washing hallways in our buildings. My overall experience with MAA has been great. I look forward to continuing to be there. I would rate my experience with MAA Shiloh at a minimum of 4.5. Very happy! read more

I previously had a 3 star review for this place and I am removing one star because it's positively terrifying to wake up, walk to your kitchen if your boxers and find a man has let himself in when both of the lock were locked, leaves the door open allowing our cats to escape... this has happened 2x with no email saying we'll be coming today, or apology email for the inconvenience, just some emails about national cereal day. I lived there for my year without EVER being late, putting up with people that don't belong taking my parking place, trash piled up at the compactor past the door, it took a year to get my mail box lock replaced (from the tie I moved in!!) and dog poop/Cigarette butts ALL over the entrance stoop, yet they give me a bad credit rating because I left without a notice as they allowed dogs to roam free after my reporting this several times and bite people. PLEASE READ MY REVIEW BEFORE CONSIDERING THIS PLACE I only lived here for 1 month total before having to break my lease because the living conditions were horrendous and leasing office staff is a joke. On my moving day i was refused a walk thru that should've been my first sign to just leave , but unfortunately i made the mistake of signing my lease before viewing and inspecting the unit. Upon entering the apt i couldn't help but to notice it looked nothing like the model i was shown and guaranteed but i figured that was the least of my worries considering now the apartment was infested with roaches, they were nesting all in the outlet ports and in the refrigerator. I had to clean all the dead roaches and living ones in the fridge the day of move in and day i left. Mold in toilet bowls that maintenance said was pretty much inevitable to avoid hmm okay. Mold in sons bedroom that they slapped paint over and everything was literally falling apart when i moved in washing machine wasn't working , floors were dirty and lifting , screw missing from my door knob, etc the list goes on i have a whole photo album. I called corporate to express my complaints and they offered to move me to their sister community in Kennesaw but my rent would go up $200 yeah , no. Oh! also ended up speaking to a client that had the same complaint and ended up breaking her lease bc of mice... can you guess where? This place! Don't let the exterior fool you like it did me! Save your $ please! I am now having to pay $2450 just to break my lease they did not and refused to even work with me after all this is due to their negligence of not inspecting their unit before leasing it out to another tenant. I moved out after a month of living here while still paying rent for the next 60 days bc that's just how horrible the complex was. Corporate needs to do a better job with holding their employees accountable. What a shame! So please do not move here unless you love roaches , rude office staff , mice , something always breaking and no parking after 7 , gates never working , NOTHING IN THE GYM WORKS. I am now having to pay 2 rents and for 1 that i no longer reside at. Please save your time , money and the headache. What was suppose to be an exciting experience turned into a nightmare. They deserve no stars. This is the worst apt complex in Kennesaw. Where do I start: 1. When I first moved in they tried to charge me for utilities usage before I actually moved in. 2. They never clean the grounds. I mean NEVER. It looks like the ghetto outside. 3. My mail was stolen twice 4. The leasing office is ALWAYS rude and unprofessional. Btw they never answer the phone so don't even bother. Be prepared to go to the leasing office if you have a problem because you will never reach them by phone and they will never return your call 5. After only being there one year they tried to raise my rent by over 200 dollars. Yes 200... not 25 or 50...200!!!!!!! 6. The gate doesn't work half of the time 7. When I finally moved they charged me for utilities usage after I turned in my keys 8. A resident keyed the "N" word onto someone's car Do not waste your time moving in here. Colonial Grand at Shiloh and other Colonial properties have a greedy, draconian buyout policy when breaking a lease. The total fees are more than 4 months' rent, amounting to nearly $3000 for me. For them, it's irrelevant that I am moving completely out of the state because of a new job. It's also irrelevant that one of their leasing agents failed to explain the policy thoroughly prior to my signing the lease, despite my asking specifically about it. They simply kept hiding behind, "This is company policy". While, overall, it's not a terrible place to live, I wouldn't recommend Colonial Grand at Shiloh (or any Colonial property). read more

This is by far the WORST apartment complex in Kennesaw. The manager, Belinda, is extremely dishonest, rude, and sneaky. She can NOT be trusted. The gate was broken 80% of the time, if not more. The steps are about to fall off and management wouldn't do anything about it. Repairs are NEVER made. They enter your apartment without permission or a heads up. Colonial Grand is a nice place to live. The apartments are very pretty and they paint them before you move in. I even got new carpet. There are a few down sides. The location is okay, but there are warehouses behind the property so if you live in the back you will hear them. The walls are thicker than any other place I have lived before. The only real complaint I have is they kept charging me $30 account fees all the time that you have to pay. read more

We have lived here since July 2017 and plan to move into a larger apartment next week. We decided to stay with this complex because it has been a better experience for us compared to our previous apartment complex. The maintenance staff have always been prompt and pleasant when the rare maintenance was required. Especially Joe and Mike. The comments of others regarding contacting the office by phone are true. But whenever I have gone to the office in person I have not had a problem. Belinda and Abby have been pleasant to work with. We have not had a problem with rats as one reviewer commented. The only problem we've had with neighbors is the one next door who had visitors who smoked in their apartment and the fumes came through the vents to ours. They also left garbage outside their apartment which attracted ants last fall. We reported this to the office and someone cleaned up the mess. The customer service here is horrible. If you are having anything delivered there for a resident, even if it is a surprise, don't even bother. I called the Leasing Office to notify them that a surprise gift of flowers were scheduled to be delivered for my sister (who is a resident there) for Mother's Day from her small kids. The Leasing Consultant that answered the phone, LaDarius, assured me that a note would be left on my sister's door by the courier so that she would know about its arrival. Of course this is the response he provided me AFTER I asked him if he would contact her once they arrived, and he informed me that he couldn't call her because "they don't call residents when packages are delivered". You would think that he would at least confirm with the courier that a note was left on her door so that she would know about the delivery, right? Especially when its a "surprise" of fresh flowers for Mother's Day, right?! Well, not LaDarius! He didn't confirm if a note was left by the courier at all, he only signed for it, didn't bother to contact my sister to let her know they were there, he just let the flowers rot in the ProFlowers box they came in all weekend in package pick-up area! By Monday afternoon I found out that my sister never received her Mother's Day gift from her kids, and assumed that she received nothing at all on her special day. I called the Leasing Office to inquire about its arrival and of course they were still there! No one thought to say anything about the flowers to my sister or give her a courtesy call. LaDarius, of course, was very rude on the phone when I confronted him about it. He talked over me, immediately proceeded to tell me what I did and did not say on the phone that Saturday, and even sat the phone down and let me talk to myself because he didn't want to hear anything I had to say. I called from a separate phone line (while still on the other line LaDarius left me speaking to myself on) and conveniently guess who answers the phone?! No one but good ol' LaDarius! Talking about doing two things at once, eh?! I immediately requested to speak to a manager, and LaDarius puts me on the phone with someone who lied about being the assistant manager, who isn't a manager at all. This place is a joke and full of office staff that lies to get you off of the phone, and out of their hair. They don't take pride in customer service or even doing the "little things". The little things that can aid in resident retention, increase resident referrals and bring in new residents, and prevent small issues from escalating into big issues all simply implementing good customer service skills. Customer Service can help retain your current residents while and impacting your ability to lease apartments to new residents. Customer Service keeps your residents happy and renewing for many years to come, while good business practices keeps your owners happy -- a business cannot grow and be successful without both. It doesn't take business degree to know that. Poor LaDarius only knows how to show up to work for a pay check and that's about it. Sitting the phone down and walking away is a huge no-no.. and left an overall horrible taste in my mouth regarding this community and the fact that there are employees that treat people like this. read more
