We had a townhome built by MSH and moved in Aug 2023. Throughout the entire build process we had to stay on top of them. The people we dealt with were great. The quality of the build is awful. An expensive home built cheap. They put these things up so quick. Buyers do yourself a favor, have a professional inspection completed at every phase of your build. You won't catch everything but you'll be somewhat ahead of the game. Final inspection, be very thorough. read more

Updated 1/19/25. After living in my house for 4 years the HVAC system has continued to be a problem. During the 1 year warranty HVAC techs from the company who installed the system came out numerous times and fixed nothing. The 2nd floor is always freezing and the HVAC tech told me to turn up the thermostat. I kicked him out & changed providers. Since moving in the house 12/2020 we have paid a ton of money on the HVAC system. Most recently it required a $2900 repair for a unit that was not yet 4 years old. In addition to the faulty HVAC system the windows are extremely low quality. They are some no name brand single hung windows that freeze me in the winter & roast me in the summer. Cold air blows through the areas around the windows and even though I've got three room darkening panels on each window the rooms are still freezing. Last month the heat pump froze up & I was told the motor in one of the outside units must be replaced. That was the final straw. I'm getting a new & much more efficient heat pump (2 units are needed) and replacing the 16 upstairs windows with double hung, triple pane energy efficient windows. You can imagine how much this costs. $$$$$ I don't think MSH is the worst builder in the area (that would be Ryan & D.R. Horton), but you really need to keep an eye on things and don't allow poor quality items to be installed in your home. MSH used to have customer reviews on Facebook but those were so bad they removed them 2 or 3 years ago. You won't easily find Google reviews for MSH either. That should tell you all you need to know. Most people can't afford a custom builder but in this day and age I think they are the only ones left with standards. On a positive note, at least I don't have yard drainage issues like so many other MSH customers. read more

If MSH promises you anything before settlement even their closing attorneys "Do Not Believe Them" hold them accountable including your realtor and dont be afraid to not close on time. You have Rights and Laws that Protect You As The Home Owner. I stress do not sign any paperwork with MSH until you see that everything they promised is fulfilled before you move in. Because I was in a crunch for a new home I went with MSH and little did I know they were the worst builders in Chesterfield and Ashland Va. substandard architectural integrity and poor customer service, I watched them build two homes across the street and never seen any MSH Employee monitor the spanish or latino workers, they just through house up and the county inspectors just signed off on everything. After witnessing the inspectors sign off on items, how can the chesterfield inspectors sign off on building trades work when they only spend 30 seconds to 1 minute in a home but after a resident moves in they you find faulty electrical work, plumbing bowing walls and floors uneven less than 90 days? During Our initial walk thru John started out pleasant and as me, my wife and realtor entered our home we noticed the entire home Blue Taped from Top to Bottom before we had a chance to start Blue Taping and his Condescending Speech, " I started Blue Taping before you guys came", which implied he saw or new that his subcontractors did a piss poor job before we came and now I understand why the previous buyer backed out of the contract to purchase the same home we purchased. John tried to sway my attention away from all the noticeable imperfections to no avail. Me, John and my Realtor started pointing out things that needed attention and here he come with "You Have To Be 6-8feet away for perfections to be addressed but little did he know that I am a Marine Corps Sniper and My Eyes Are Specially Trained To See What The Average Person Could See, SO that excuse did not fly with me because his exact words were "I Bet You Can See Anything and My Response Was Yes" and he we proceeded to Blue Taping". So here is where things turned and I would never trust that Smiling Sales Person Alden, John Or Steve because anyone that smiles all the time in my opinion is not trustworthy.... All Homeowners that have ongoing issues with MSH don't be afraid to higher an attorney, file a complaint with your State Attorney General's Office and fight back, when you don't fight back they will continue to do the same to unsuspecting homebuyers.... If they retaliate against you their are laws that protect you against and Discriminatory Acts, US Department Of Housing, Department Of Justice For Civil Rights State/Federal.... I would not recommend MSH to anyone. Problem we have had since we moved into our home is that water is collecting between our and neighbors home. We have complained about this since we moved in, sod that was placed in that spot was destroyed by the water collecting there many times. MSH placed sod once or twice and I did it myself once. Each time it rains water collects in the same area and kills the grass. MSH dragged this issue until the warranty expired and one last time send their guy, Bart Worthington who stated that sod is not growing because we are not maintaining it and not because water drainage is not correctly done. Lennar homes had the same issue in the neighborhood and they fixed it by putting new drains and placing new sod which solved the issue. MSH simply dragged out the process until we ran out of the warranty. Despicable practices for any business. Again MSH is simply worthless company that provides poor builds and anyone considering them should look elsewhere. read more

My Christmas in my new home is ruined. Brand new home that was built last year and this the outcome. The builders left a pipe lose which caused a slow leak that ruined my kitchen and living room floor. The garage has mold on the walls plus the living room and kitchen floor has to be treated and replaced. This will not be completed by Christmas. My entire 2nd floor is out of order. Buyer beware! I am a two time Main Street Home buyer (the first one in Winterfield Park four years ago and now the second one in Randolph Pond this past year). The disparity in the level of service is like night and day. In Winterfield Park the service department was great to work with. In my current home (Randolph Pond) they refuse to fix anything on my punch list outside of nail pops that break the surface of the drywall and has cracks or cracks in the drywall from the house settling. I would have previously recommended Main Street Homes, but after my latest experience I highly recommend that you either steer clear of them at all costs or catch every single item before you close as they will NOT fix it after closing. Do not base your decision off of any reviews from more than a year ago. Per the customer service department there has been a major restructuring of the department and they do not provide the level of service that I received in my previous home. read more

The building process with Main Street Homes started out well. Amanda in sales and Kelly in design were great. But as others before me are saying, as soon as you get closer to closing and you become more financially invested, everything changes and they forget that you are a part of the so-called "Main Street Family". The lot was seeded 6 weeks before closing. The landscapers did a sloppy job. Entire sections of the property got no seed at all. Straw was thrown around the property with no netting to hold it in place and in short the job that was done was a disgusting mess. After closing I addressed this with the foreman, Eric who responded "he can't predict the weather" and that Main Street would not reseed the lawn. He suggested I contact a grounds management company. I did have a private company come out and they were shocked that Main Street Homes left us with a dirt pit. I contacted the builder directly by email with photos of the yard and invited him to come see the yard for himself. He has ignored my email and invitation. I spoke with Jean, in customer care, who put in writing that she speaks for the entire company. Jean said that Main Street seeded the yard several months prior to closing "to code", and they take no responsibility for the poor quality of the lawn. This is extremely disappointing, since Main Street has the ability to make this right, but is hiding behind their subcontractors poor work. read more

Scheduled appointment to write a contract, provided all necessary paperwork then two hours before the appointment they called to inform us they would wait to see if anyone else wanted to write a contract for the lot we wanted before ratification. What?? They tried to create a non-existent bidding war? I'm sorry it doesn't work like that. Completely unethical approach. I'm guessing we dodged a bullet. If you are considering building with Main Street Homes, I highly recommend looking elsewhere for the construction of your home. In the past Main Street Homes was a professional builder, but their reputation has drastically diminished into a self-serving company with substandard architectural integrity and poor customer service. Attached are pictures of our roof that was improperly installed by Main Street Homes causing severe leaking into our master bedroom, resulting in substantial damages to our ceiling and carpet. We immediately notified Main Street Homes on October 2, 2022 with the professional report and photos indicating 150 feet of our roof was improperly installed and the resulting damages to the interior of our master bedroom. My wife and I also expressed our concerns of black mold formation in our home posing health risks to my pregnant wife. At that time, a roofer was sent out to correct the improperly installed roofing and I was promised a report of all the roofing work conducted for my records. After completing the roof work, I contacted Main Street Homes for months to fulfill their obligation to resolve the remaining interior damages resulting from the faulty roofing. I reiterated our concerns of black mold formation in our home posing health risks to my pregnant wife. I was then told by a representative that Main Street Homes does not repair damages after one year. It has been over six months of numerous calls, emails, office visits, and voicemails from the independent roofer, all to no avail. My wife and I were reassured by a second representative that we would receive an invoice of the work performed on our roof for our records; however, we have yet to receive any documentation or tracking numbers for our records. I would not wish this horrible encounter on my worst enemy. I sincerely hope this review saves others from the horrible experience my wife and I had to endure. read more

My initial interaction with Main Street Homes in early January 2021 was not an ideal experience; however, I accepted the fact that the housing market was booming and placed our trust in the integrity of Main Street Homes employees when the base price of the Trey Burn III suddenly increased (literally during active ongoing discussions with the Main Street Home Listing Agent) by $20K. Not once during our interactions with the listing agent was there a mention of potential price increases coming. Despite our efforts to negotiate with Main Street Homes, there was absolutely no propensity for Main Street Homes to have a discussion with us. The conversation ended with the Main Street Homes listing agent. Although we were put off by the lack of customer forward experience, we signed a contract with Main Street Homes on 1/13/2021. This left us with an unpleasant feeling, but we moved forward while looking for the good in the process. Price increases were taking place on the fly while I was in the design studio; yes, that's right 'real-time' price increases were happening right before our eyes! Again, we accepted the price jumps as we progressed through our six-hour design session because we understood the supply and demand situation that we were dealing with. On a positive note, the Design Consultant that worked with us during the design sessions was exceptional. Fast forward to 5/18/2021, our outside broker called to inform us that we would be receiving an email from Main Street Homes sales manager informing us that Main Street Homes will be raising the price of our home once more. We received the email from the sales manager a few hours later. The tone of the email was, at best, insensitive. It was strictly focused on the business' long-term viability. We immediately lost interest in moving forward with Main Street Homes due to their lack of trust and admiration for their customer's (the people who, in the end, keep this company afloat) as well as their lack of appreciation for the time we invested in them while planning our new home. Main Street Homes requested another $40+ K from us in order to move forward to build our dream home. Or remove the $18, 500 K screened porch and assume the "second" base house cost increase of $35, 565 K (while subtracting the value of the screened porch). The path forward was easy! Rather than waiting on another disappointment from Main Street Homes, we plan to take our business elsewhere where we will be appreciated and respected for doing business with them. I initially posted a 5 star review, but I've had so many problems with this builder I had to let the truth be known. I'll start from the beginning with the sales and design team who were excellent. The problems started to arise during the build, and from all their contractors not being on the same page with the build superintendent. I had to constantly go see the house to make sure what we designed was being done correctly. I began to notice small things such as the pesticide lines running through the walls being cut without replacement. To this day their added feature is irrelevant because the spray won't circulate through the walls correctly. I told them they were cut, to which they said it was fixed but it wasn't I have pictures to prove it. Ok, so imagine doing your framing walk-through and you give them a few grand to extend your driveway. You show up to see its beauty only to find out it's not long enough to fit your truck past the garage entrance like requested.... Well, that's what happened to me. I'm pretty sure the gas company came and placed the gas tank too close and so they couldn't extend it further. I didn't even get a call about it!! I was told the crawlspace drains were in the way, but I know they could've extended those out a few feet which was confirmed by a goochland county inspector. That became the theme, unreliable contractor communication and quality. Back then I thought okay they're going to clear some brush from around the house and trees, so I'll live. Fast forward to the final walk and we find out there's a leak in the garage. Thankfully it was raining, and I noticed a huge line of wet drywall with water dripping onto the frame sill plates. Flashing was torn at a corner on the roof, and to this day that drywall is still discolored and never replaced. So that leads me to their representative who did our final walk through (which I'll revisit later). He led me through the house making suggestions that he could seal my grout, install a water system, help with landscaping, etc. I was thinking okay, but why this is a new house right. I had 13 items on warranty post 2 days close, a hole in my master tub, glue all over some custom cabinets, a cracked window sash, a broken window with what looked like a bullet hole, the paint on our oak stairs that doesn't match our floor (still doesn't), the hvac was running without filters for weeks to name a few. First, I'll visit a major KNOWN problem with some of the Augusta floor plans. Our design puts a lot of water onto our front porch gutter area which overflows so much it would get into the soffit above the garage. I was lucky because of the initial leak I kept an eye on that area. Last week Bon Air roofing was just out still trying to fix it, haha right. That broken window I mentioned was fixed in late July (almost 4 full months later) but guess what it was installed upside down during construction which we noticed during the repair. They replaced the glass which has glue all over it, but yep, I'm still waiting on a new window to be put in. Let's revisit the guy from our final walk through. I have about 4.5ppm of iron in my water which was clogging up my cheap sediment filter in the crawl space, decreasing the pressure in the house, and was smelling ridiculously bad. I asked MSH to come check it out. The man from our walk returned and said nope we can't do anything it's on you, but I can help you install one. I gave their representative 1,100 bucks in May to help with my new home that was getting ruined by iron and a hopefully fill a tub in less than 25 minutes. Main street figured out he was doing this side work for a lot of their customers, not completing it and then let him go. Guess what, he still hasn't shown up with mine and has stopped responding to me. I talked to the VP of main street last week, and his response was it's been unfortunate, but we'll have to communicate to our lawyers, and I'll get back to you. Nothing yet. This is MSH, and yes, I'm starting to lose my mind over my brand-new home. Lawyers DM me! read more

We had heard a couple of horror stories with builders in the Chesterfield area, so we did a lot of research and spoke to a lot of builders. With most builders we talked to, we felt like we were just another number in the queue. Many of them were pushy, insisted that we use their lenders, agents, etc... Main Street Homes didn't push a single thing on us. They were only concerned about delivering the home of our dreams, from start to finish. The whole team was easy to work with, honest, and determined to deliver us our dream home. Every aspect of the process from the initial signing of a contract, to the design phase, the building, the handling of change orders, to closing went smoothly, without any issues. The craftmanship of the house is fantastic thanks to Troy H and his team. The aesthetics are beautiful thanks to Paige at the design studio. We purchased their model home because we wanted a "quick move-in" and the home had the options we wanted. This was a very big long-term mistake. The house was sold "as is" and we understood that. What we did not expect was for them to leave the house in such shabby unacceptable "as is" conditions. We have been in the house for over three months now. But every time we come in our garage, we are reminded of the shabby manner in which they turned the house to us in. We had expected for Main Street homes to return the garage back to its former conditions. They damaged the walls when taking down their signs and damaged the concrete with boreholes from removing the carpet and just said, remember it is sold "as is." Within one week we had HVAC issues and they reminded us, the house was sold "as is." There are a few other issues, but we are reminded, the house was sold "as is." For a company like Main Street Homes who we considered a reputable company, we expected better customer service and did not expect them to sell their model home in such shabby unacceptable conditions. Our recourse now is to inform the public to proceed with caution when dealing with Main Street Homes and be very careful in buying a model home from any supposedly reputable company. We would only expect this from some person trying to dump their secondhand home on us, not Main Street Homes. read more

Main Street Homes was exactly what we were looking for in a partner for building our awesome house. Our Sales Consultant was knowledgeable about the community, area, near by schools, and the building process, without being pushy or overly 'sales-ey' We also used a mortgage company recommended to us by MSH, and that was a great process as well. We were so excited to build our dream home but unfortunately Main Street Homes did not live up to our expectations. It started out great, the design process was super fun and all the options were wonderful but the fun soon ended. They lack attention to detail and take so many short cuts. We have have now been living in our house for 7 months and have issue after issue. So many things were done incorrectly. Septic leaks, gas leaks, couldn't dead bolt the front door, hot water tank broken, HVAC doesn't properly cool, broken windows, uneven floorboards, etc. Do yourself a favor and look for a different builder. read more

As we approach one week of being in the house, it further comes upon me the superior distinction of quality service that Main Street Homes puts forth for its clientele. We had been looking for quite some time for a new home in the DMV area and had spoke with multiple builders (large-scale and local) but had really never seen anything that had met our unique requirements. Feeling quite bummed and not in the market to spend a million dollars custom building a home, we extended our search horizons south towards the Richmond area. From the moment I clicked onto their website, and spoke to Kelsey, I knew that this was going to be a completely different experience than the ones we had had prior. When we finally made an appointment to visit our now new community, we were greeted with one of the most professional, well appointed and knowledgable sales agents, Erik Markowitz. Through all of the realtors and salesmen we have had experiences with in buying/building homes over the years, Erik was truly different in that he was not in any way "pushy" or "salesman" like in getting us to sign a contract or anything of the nature. Instead he very patiently and supportively walked us through the process of selecting a floorpan that would best accommodate our family's needs and giving advice on the best suited lots. He answered all of our many questions promptly and accurately and did not hesitate to find an answer if he was unsure. Fast forward a couple weeks, and we happily signed our contract on our Augusta. All the while Erik remained in contact answering questions and setting up appointments for us at the design center. When we had our first meeting at the design center, we were introduced to Paige Schultz who walked us through room by room going over structural options we had initially chosen. Here is where Main Street truly went above and beyond in making sure our needs were met by allowing us the ability to widen doorways and eliminate "barriers" in an effort to make our home as handicap accessible as possible. No other builder we had spoke with would even consider this and it was more of a "get what you get, don't throw a fit attitude". Main Street was completely different in that they were accommodating not only to clients with special circumstances, but also made the whole process as easy and streamlined as possible for us as we where living 100+ miles away at the time. When it came time for our selections appointment, we again met with Paige where she helped us choose the best finishes for our home and was considerate of our budget and in no way tried to play a "salesman" position with the upgrades. A month or so later, we had finally received our permits (covid-19 related delay) and were introduced to our construction manager, Eric Beer. In all the homes we have had built, Eric has hands down been the most attentive, reliable and professional construction manager we have had the delight to work with. Eric took it into his own hands to ensure our house was under his watchful eye at all times and ensured that construction was being carried out in accordance to our unique modifications and requests. Eric was always quick to respond to any questions or concerns that we may have had and we felt that our home was in as good of hands as our own with Eric on site. Through our walkthroughs, Eric was quick to note any imperfections or other little blemishes that are a given with any home and took care of them in a professional, attentive manner. Eric in no doubts went out of his way to ensure our house was cared for and built to standards that he would hold to his own home. As Eric had predicted, we settled on schedule with Main Streets' preferred title company Lane and Hamner. Here our attorney Bill, was very professional yet comforting in walking us through life's biggest purchase, explaining each part and answering any questions we may have had. After receiving the keys and moving in, we still cannot believe how awesome our home is, along with the great variety of new neighbors who are super friendly and inviting. Everyone at Main Street Homes from Kelsey answering my initial questions, to Erik, to Paige, to Eric, and Bill, everyone involved gets a solid ten from us because they truly went above and beyond their lines of duty to ensure that we were taken care of and satisfied along every step of the way. We are in the process of getting a home built and chose Main Street based on the research we did compared to other builders. However, it appears that as their business has grown their lack of quality has deteriorated. We have brought numerous drywall and trim work issues to their attention in an attempt to have them addressed prior to the final frame walk. There responses have been just document and take pictures. Well I have and I went so far as to create a PowerPoint presentation and emailed them, to no avail. Instead they continue to proceed to caulk and plaster over the areas which made them worse instead of just fixing it. And make the statement that we're building a big house well, if you can handle the size of the home you listed as an option ...don't offer it . The project manager only shows up to site meetings after we've contacted the sales office to arrange an appointment. I'm a firm believer that there's proof in pictures. The workmanship doesn't equate to the quality nor price point. Maybe this will help others seeking to choose them to think twice. read more

This builder, during every step of our planning, building, warranty and post-warranty experience, routinely had staff that mislead us, blamed each other for issues that arose, and provided incorrect information that would later be "clarified" by new staff. Our build was delayed for over 6 months resulting in expensive extension of our rental. We were provided a joke of a gift card for our inconvenience and asked not to share the information. The work provided by inconsistent contractors was lazy at best, things such as walls and trim, that we are still finding today, that were damaged and typically just covered with paint. A chunk had been taken out of our front door frame and patched with putty that within a couple months fell out, for example. This was fixed during warranty but took at least 5 different visits from warranty and contractors who kept blaming each other for having the wrong materials/information. Numerous other things had to be fixed during warranty, regularly with contractors that no call/no showed resulting in far too much wasted PTO. During the build a vent was put on the front of the roof, the building manager, who was later fired for incompetence, had it moved to the back. Thankfully we paid for an independent inspection who found the contractors left the hole in the roof only to be covered by shingles! These are just a couple examples in a much longer list. So many major building flaws were identified as they built new sections of our community, issues they fixed in newer builds but did not provide resolution for previous homes. In the last year, 2 of their homes being built collapsed during a mildly windy day. The constant revolving door of contractors and staff leads to sub-par work and no accountability. I have heard countless issues from throughout our development, including the ridiculous contracts they locked our HOA into, that exceed past the time of MSH contributing to the budget. Our HOA has had to develop a huge list of things to be fixed throughout the development before they are completely done building in the neighborhood, again because of lack of consistency, poor work/craftsmanship, and no accountability. I am certainly not alone in my disappointment. I will never build with them again. read more

My family built a Patterson II in 2009. This was the perfect plan for our young family. We enjoyed the high quality and numerous choices that were offered as INCLUDED features. The design studio allowed us to view all of our selections side-by-side so we could envision our home prior to building it. It was obvious that our Patterson II was built with an attention to detail - we had very few issues after closing. We loved the process and even though we have since outgrown our Patterson II, we will always remember it as the dream home we built and started a family in. read more

I would not recommend Main street. I'm in the process of building a home with Main street home and everything is one sided. You have to use there lenders and just recently went through the design process and the everything that comes with the home is all poor quality so you end up have to upgrade at there inflated prices. If you decided not to use what they offer they wont give you credit and if you want to do a upgrade on your on during construction that is not allowed. I love my new Main Street home. We moved in three weeks ago to our dream home. Main Street was wonderful to work with, everyone from the builder, sales staff and office staff. Everyone we spoke with was timely and responsive to our questions and concerns. The is my fourth new construction home during my lifetime and the only builder that I would buy from again. It's been a great customer experience! Thank you Main Street......I hope to make wonderful memories in this house. read more

Very Disappointing! The people and service was great, they really sold us on their products and kept giving us all these reasons as to why they were top of the line. Our house was literally thrown together in 3 months. We appreciated the short time line but would have appreciated quality more than time. We have been in our home for 1 year and every day we find more and more wrong. The work was cheap and the house is cheap. Floors creak, the paint is crap (rubs off if u wipe it) a million and one nail pops, cracks in all the trim because it should have been painted before it went on the wall not after it was up. The deck is cracking so whatever treatment they claim to have used must not have been very good. Hardwood floors suck! The wood splits, cracks, breaks etc. HVAC sucks, rooms are all different temps and I don't see any savings from what they call Energy Star. There are many other things that we do not approve of. Everything is just cheap and for the price, we should definitely have better quality. The only thing in my house I love is my granite counter tops. I would not recommend Main Street Homes to anyone. Sadly, we regret the buying of this house and are looking to sell. read more

I would not recommend Main Street as they find ways to get around issues by claiming its not covered in their warranty. There are many other builders I would recommend in the Midlothian area that have a much better reputation. Everything they do gets contracted out and you can tell by the quality of work that goes into the house. A few months after we moved into a previously built spec home our front walkway started cracking and scaling and was told it is not covered in our warranty. We were told this is due to fertilizers, chemicals, or de-icers, however we never used any and was basically told, well thats too bad, its still falls out of warranty. I emailed the president of main street - Vernon McClure just to let him know directly from a concerned customer about his warranty issue and should have known it was a waste of time as he did not respond back. Stay clear from Main Street and their horrible warranty, there are much better builders in the area. read more

Main Street Homes is the top builder in this area! Growing up in this area, and knowing somewhat about the new construction builders in the area, Main Street made the process of building our first single family home such an easy thing! From a clear cut process to the always accessible employees took a lot of stress off my family during the process. From the get-go, the sales agent in the model home made us feel welcome and was always eager to help in anyway. She was always there to answer any question and never made us feel like we were annoying or asking too many questions. Once moving onto the selecting of options for our home, every employee in the design studio was extremely professional and knowledgeable. Absolutely recommend Main Street to anybody interested in building a new home. Not just a new home, but a high quality, safe, and great home! read more

We are now at the one year mark after moving into our Main Street home. Here are some things to note: they don't negotiate the contracts - they don't need your business and they don't try to hide that, they told us that during the whole process but we went ahead anyway. The design people only meet during office hours - both my husband and I had to take three days of leave to pick out fixtures. Again their attitude is "we don't need your business." They closed our house 2 weeks late during which time they charged us $10,000 rent to store our stuff in the garage since we had already sold our previous place. They put that 10k back to the down payment but it was done in such a clunky way that I'm pretty sure it was illegal from the start. During closing we were screwed out of about $5000 because of loopholes. Some items on our punchlist were never finished. For instance there are piles of wood where they cut down trees that they never cleaned up. Now at the one year mark I asked them to pick them up and they refused. They also refused to fix the driveway which has significant damage after one year. I hated this experience. I don't recommend Main Street Homes. read more
